Living here
Renters, Airbnb and elevators at Prego Townhomes II
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Prego Townhomes II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Prego Townhomes II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Prego Townhomes II is the kind of complex I suggest to a family that has outgrown a condo but is not ready for a full house and everything that comes with it. There are only 18 homes, behind a gate, on a short crescent just off College Street, built by Prego Builders in 2003. Parking and water are in the fee. The questions are about a small corporation’s finances, not about the street. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Prego Townhomes II is a gated, low-rise condominium townhouse community of 18 homes at 2–32 and 36 Rusholme Park Crescent, Toronto, just off College Street in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area, on the Little Portugal side. It was built by Prego Builders and completed in 2003. The condominium corporation is TSCC-1573, registered on 22 December 2003, and Icon Property Management is listed as manager. The fee covers building insurance, parking and water.
Prego Townhomes II at a glance
Eighteen red-brick homes behind a gate
Rusholme Park Crescent is a short street just off College, and Prego Townhomes II takes up a gated pocket of it. Condos.ca describes the homes as Victorian-styled red-brick townhouses, which is a sensible choice on a block of older brick houses: the complex reads as part of the street rather than a new insertion.
This is the second Prego project in the area. Condos.ca also lists Prego Townhomes I at 995 and 1021 College Street, so the builder knew this stretch of the west end well.
The two complexes are worth comparing. Condos.ca lists Prego Townhomes I as 21 homes on College itself, of roughly 1,437 to 1,697 square feet, with a fee covering common elements, insurance and water but not parking. Prego II trades a College Street address for a gated crescent and puts parking in the fee. If both have a home for sale, see them on the same day.
A gate is a real feature for families with young children and for owners who travel, but it is also a piece of equipment the corporation has to maintain and eventually replace. Ask how it has been serviced and who pays when it breaks.
Gated also means quiet. With no through traffic and only 18 households, the crescent behaves more like a private courtyard than a city street, which is exactly what many families moving from a condo are looking for.
Two storeys, a roof deck and your own front door
Condos.ca lists the homes as two storeys, with rooftop decks and barbecues permitted. That combination is the appeal: you get a front door, a private outdoor space you can actually use and a layout that feels like a house, without a tower’s elevators and hallways.
No floor plans or square footages were published for the complex when I checked, so confirm the size and the number of levels for the specific home with the floor plan and the seller’s measurements. Do not rely on a listing description alone.
Roof decks are where townhouse complexes of this age most often need money. The deck surface, the membrane under it and the flashing at the doors all wear out. Ask whether any have been redone and whether the declaration makes the deck the owner’s or the corporation’s responsibility.

What a fee with parking and water really covers
The fee includes building insurance, parking and water. Parking in the fee is valuable here, because street parking near College is limited and permits are not guaranteed. Water being included suggests shared metering, so you will likely be paying for some of your neighbours’ use and they for yours.
Heat, hydro and anything inside your own home are on you. That is normal for townhouses and is part of why the fee is usually lower than in an apartment building, but it means you should budget for your own heating system and its eventual replacement.
College Street, west end
The crescent sits on the quieter side of College, close to the restaurants and cafés of the Little Italy and Little Portugal stretch and within walking distance of Dufferin Grove. The College streetcar is at the corner, and the automatic panel on this page covers transit and walkability in detail.
The street is changing slowly. College Street west of here is seeing mid-rise proposals, such as an eight-storey mass timber rental proposed in 2026 at College and Lansdowne on the site of a former car wash. A gated townhouse pocket like this one is unlikely to change, but the main street around it will keep densifying, which tends to bring more shops and more people.
How to think about price here
There were no homes listed for sale in the complex when I checked, and with only 18 homes, sales are infrequent. That makes pricing harder than in a large building. The useful comparisons are recent sales within the complex, other condominium townhouses along College and Dundas, and freehold row houses on the nearby residential streets.
Against a freehold house, you are trading land and full control for a fee, shared upkeep of the exterior and included parking. Against a two-bedroom condo apartment, you are paying more for a front door, a roof deck and more privacy. Which side of that trade you are on decides whether the price makes sense.
Because sales are rare, a well-kept home here can attract more than one buyer when one comes up. If you want to be told when that happens, or want a read on what similar townhomes have actually sold for, my building sold report is the place to start.

Amenities at Prego Townhomes II
There is no gym, pool or party room, and you should not want one in an 18-home complex: those costs would land on very few owners. What you get is the gate, a security system and your own roof deck with a barbecue, which is the amenity most townhouse buyers actually use.
Jatin’s honest take on Prego Townhomes II
Who this building suits
Young families and couples moving up from a condo apartment who want a front door and outdoor space, buyers who want to live on the College strip without managing a whole house, and owners with a car who want parking included. Condos.ca lists pets as permitted; confirm any limits in the rules.
What I’d want you to check
With 18 homes, each owner carries about a one-eighteenth share of any major repair, so the reserve fund study, the insurance and the board minutes matter. The complex is now more than 20 years old: ask about the roofs and roof decks, windows, brickwork, the gate and the underground or surface parking. Confirm the parking space, how water is metered and billed, and what the declaration makes the owner responsible for. Get a home inspection as well as a status certificate, and have the inspector go up onto the roof deck rather than looking at it from the door.
The value question
A gated townhouse off College with parking in the fee is a rare product, and that scarcity supports value. The risk is the small-corporation one: a single large repair can mean a special assessment. If the reserve fund is healthy, I think this is a strong middle path between a condo and a freehold house. If it is thin, price the risk in or wait for the next one. Homes here come up rarely, so it pays to know what you would offer before one does.
