Can you Airbnb a unit at Bohemian Embassy?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bohemian Embassy

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bohemian Embassy is the building people in West Queen West still argue about, fifteen years after it went up. It takes up most of a block across from the Gladstone Hotel, and it was the project that showed what this stretch of Queen would become. Set the debate aside and what you get is a 2011 building with an unusually generous fee structure and a location most buyers cannot get anywhere else at this price. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bohemian Embassy is a 364-suite condominium at 1169-1171 Queen Street West, Toronto, listed by condos.ca in Little Portugal and grouped here with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It is made up of a mid-rise building fronting Queen Street and a 19-storey tower set behind it. The project was launched by Baywood Homes in 2005 and completed by Pemberton Group, with occupancy in 2011. The condominium corporation is TSCC-2210, registered on 23 December 2011, and Icon Property Management is listed as manager. Suites run roughly 474 to 1,638 sq ft. Maintenance fees include heat, air conditioning, water, common elements and building insurance.

The project that remade this end of Queen

Bohemian Embassy was launched in 2005 by Baywood Homes, a year after the Drake Hotel reopened and turned this end of Queen Street into a destination. The plan was two buildings: a mid-rise on Queen itself and a 19-storey tower behind it, looking south over the rail corridor. It was one of the first big pieces of what planners called the Queen West Triangle, the former industrial land between Queen, Dovercourt and the railway.

It was controversial from day one. The name borrowed from a 1960s Toronto literary reading series, and its founder objected publicly. Local artists and community groups pushed back on the scale of the whole precinct, and a deal with the City eventually set the heights and added contributions toward community and arts space. Excavation started in 2008.

Construction stalled in early 2009, and later that year the site passed to Pemberton Group, which finished it. That history matters less today than it did, but it is useful context: the building you buy into is a Pemberton-completed project, registered at the end of 2011, and it has now operated for well over a decade.

Two buildings, two different ways to live

Sources disagree on the height of the Queen Street building. Early planning material described it as eight storeys, while a 2010 blogTO piece called it nine. Either way, it is the lower block with the street presence, and it includes a tower element and an archway that leads through to the mews behind. The 19-storey tower sits back from Queen, toward the tracks.

In practice, the two buildings suit different buyers. Suites in the Queen Street block face the street and the Victorian commercial buildings across from it, with the Gladstone right there. That is a real view of old Toronto, but it comes with street noise from one of the city’s busiest nightlife strips. The tower suites are quieter and higher, and the upper floors look east to the downtown skyline.

UrbanToronto’s project thread lists Page + Steele and IBI Group as architects, and the interiors were by II BY IV Design. Suites range from about 474 sq ft to roughly 1,638 sq ft, so there is a real spread here, from compact one-bedrooms to large corner and penthouse plans. The building was marketed as flats and lofts, and some suites have the exposed concrete and taller ceilings of a soft loft. Confirm the ceiling height of the specific suite you are looking at, because it varies.

Why the fee looks better than it first appears

The fee here covers heat, air conditioning, water, common elements and building insurance. That is a more complete list than many newer buildings nearby, where heating and cooling are on your own meter. When you compare monthly costs, add a realistic heating and cooling bill to the cheaper-looking building before you decide.

Active listings work out to roughly $0.89 per square foot in fees. That sits in a sensible range for a 2011 building of this size with a concierge and a rooftop, and with climate control included it is competitive. Parking and lockers are not on the inclusion list condos.ca shows, so ask how each is held and whether either carries its own monthly charge.

Living across from the Gladstone

This is the core of the West Queen West strip. The Gladstone Hotel is across the road, the Drake is a few minutes east, and the galleries, bars, restaurants and design shops that gave the area its name are all walkable. Trinity Bellwoods Park is a straightforward walk east along Queen.

The neighbourhood has kept changing around it. Westside Gallery Lofts, The Curve and Epic on Triangle Park filled in the land behind the building over the following years, along with a new park, so the area is denser and more finished than it was in 2011. The automatic panel on this page covers transit, walkability and nearby parks.

The trade-off is noise and activity. If you work early and sleep lightly, look at the tower, or at suites facing away from Queen. If you want to be in the middle of things, the Queen Street block is the point.

What Bohemian Embassy costs today

Condos.ca puts the building average at about $915 per square foot. That is on the higher end for a 2011 building in this part of the city, and it reflects the location. You are paying for Queen Street, not for new finishes.

Four suites were listed for sale when I checked. One-bedrooms in the 500 to 699 sq ft range were asking between about $529,000 and $549,000, and the full range across all four listings ran up to about $765,000. Monthly fees across those listings ran from roughly $469 to $772.

With 364 suites and a steady trickle of resales, there are usually comparables here. That helps both sides: as a buyer you can anchor your offer to recent trades, and as a seller you are rarely the only data point. If you want to see what has actually traded, my building sold report shows the aggregate figures.

Amenities at Bohemian Embassy

ConciergeRooftop deckParty roomBBQ areaGuest suitesBike storageVisitor parking

The rooftop deck with barbecues is the amenity owners talk about, because the views over Queen West and east to the skyline are hard to match at this height. The rest is a practical package: a concierge, a party room, guest suites and bike storage, rather than a pool or a big fitness complex.

Jatin’s honest take on Bohemian Embassy

Who this building suits

Buyers who want to live on West Queen West itself, not near it, and who value having heat and air conditioning bundled into one predictable monthly fee. The compact one-bedrooms suit first-time buyers and investors, and the larger corner and penthouse plans suit people who want real square footage without leaving Queen Street.

What I’d want you to check

This building is now well into its second decade, which is when garage membranes, roofing, windows and mechanical systems start to show up in the reserve fund study. Read the latest study and the board minutes, and ask whether any major projects are planned. Confirm which building the suite is in, what the ceiling height is, and how parking and lockers are held. If the suite faces Queen, visit at night on a weekend before you commit.

The value question

At around $915 per square foot, this is not the cheapest way into the west end. What you get for the premium is a location that cannot be replicated, a fee that covers more than most, and a deep pool of comparables. For an owner who wants this street and plans to hold for five years or more, I think it is fairly priced. If you just want a downtown condo and do not care about Queen West, you can get more space for the money elsewhere.

Bohemian Embassy — frequently asked questions

Who built Bohemian Embassy?

The project was launched by Baywood Homes in 2005. After construction paused in 2009, Pemberton Group took over the site and completed it, with registration in December 2011.

How many buildings and suites are there?

There are two buildings, a mid-rise fronting Queen Street West and a 19-storey tower behind it, with 364 suites in total under TSCC-2210.

What do the maintenance fees include?

Heat, air conditioning, water, common elements and building insurance. Hydro and internet are separate, so confirm the details in the status certificate.

Where does the name come from?

It borrows the name of a 1960s Toronto literary reading series. The founder of that series objected to the use of the name when the condo launched.

Who manages the building?

Condos.ca lists Icon Property Management. Confirm the current manager in the status certificate, since management contracts change.

Who designed Bohemian Embassy?

UrbanToronto lists Page + Steele and IBI Group as the architects, with interiors by II BY IV Design.

How big are the suites?

Suites range from roughly 474 sq ft to about 1,638 sq ft, from compact one-bedrooms to large corner and penthouse plans.

What amenities does it have?

A concierge, a rooftop deck with barbecues, a party room, guest suites, bike storage and visitor parking.

Is it noisy?

Suites facing Queen Street look onto one of the city’s busiest nightlife strips, so expect street noise. The tower behind is quieter.

How does it compare with Epic on Triangle Park nearby?

Epic, completed in 2017 just south, is newer with smaller average suites, and its fee does not include heat. Bohemian Embassy is older but bundles heat and air conditioning and sits directly on Queen.

How much do condos at Bohemian Embassy sell for?

Over the last 12 months the median resale at Bohemian Embassy was $685,000, across 5 sales. The typical unit sold in 18 days at about 98% of the asking price. That works out to roughly $913 per square foot.

How much is rent at Bohemian Embassy?

The median lease at Bohemian Embassy over the last 12 months was $2,600/mo, from 29 leases. Units typically leased in 10 days.

What does each unit type cost at Bohemian Embassy?

Over the last 24 months: One-bedrooms rented for $2,550/mo; Two-bedrooms sold for a median $699,900 and rented for $3,600/mo. Each median uses three or more deals.

Are prices at Bohemian Embassy up or down since 2022?

Down about 15%. The median sold price per square foot was $1,074 in 2022 and $913 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Bohemian Embassy offer an investor?

At a median price of $685,000 and a median rent of $2,600 a month, the gross yield is about 4.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Bohemian Embassy?

Mostly renters. Of the deals here in the last 24 months, 77% were leases and 23% were sales.

Can you Airbnb a unit at Bohemian Embassy?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Bohemian Embassy had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Bohemian Embassy zoned for?

For TDSB public schools, the address is zoned for Alexander Muir/Gladstone Ave Junior and Senior Public School (Elementary, JK–8), Parkdale Collegiate Institute (High school, Gr 9–12). That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
