Living here
Renters, Airbnb and elevators at Westside Gallery Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 108 deals here in the last 24 months, 78 were leases and 30 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Westside Gallery Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Westside Gallery Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Westside Gallery Lofts is a practical building, not a precious one. It is a 2012 soft-loft block of compact suites, almost all under 1,000 sq ft, a short walk from the Gladstone Hotel, and its fee includes heat, air conditioning and parking. The finishes and some floor plans are where you need to be careful. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Westside Gallery Lofts is a high-rise soft-loft condominium at 150 Sudbury Street, Toronto M6J 3S8, just south of Queen Street West near Gladstone Avenue. Condos.ca lists it in Little Portugal; it is grouped here with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Urbancorp (one source also names Landmark Building Group) and completed in 2012. Condos.ca lists 20 storeys and 369 suites. The condominium, TSCC-2249, was registered on 16 July 2012, and FirstService Residential is listed as manager. Suites run about 329 to 979 sq ft. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.
Westside Gallery Lofts at a glance
Part of the Queen West Triangle
150 Sudbury was one of the buildings that turned the old industrial pocket between Queen West and the rail corridor, known as the Queen West Triangle, into a residential neighbourhood in the late 2000s. Before construction it was an empty lot.
The approval came with a detailed agreement. Spacing reported in 2007 that the deal between Urbancorp and the City secured land for the Sudbury and Abell street extensions, a shared courtyard with 48 Abell, and a contribution toward converting the Carnegie library on Queen into an arts hub.
That agreement shaped the building you see today. The plan at the time described a seven-storey western block and an 18-storey eastern block. Condos.ca now lists 20 storeys, likely counting differently, so confirm the floor count for the suite you are considering.
The Triangle filled in quickly around it. Spacing’s 2007 piece listed a cluster of projects in the same pocket, including the Bohemian Embassy at 1171 Queen West, 48 Abell and 2 Gladstone. The result is a dense block of mid-2000s and early-2010s condos with new street connections, which is very different from the low warehouses that stood here before.
Artscape studios inside the building
The most unusual thing about this building is who shares it. As part of the same 2007 agreement, Urbancorp agreed to sell about 56,000 sq ft to Artscape at construction cost, creating more than 52 affordable live/work studios for artists. Those Artscape units occupy part of the building and are rented or sold only to artists who meet Artscape’s criteria.
For a condo owner, that means a mixed building with a genuine arts presence, which is part of why the name says Gallery. It also means part of the building operates under a different ownership arrangement. Ask how shared costs between the condo and the Artscape component are divided, and read the shared facilities agreement in the status certificate.

Soft lofts, compact plans
This is not a conversion. It is new construction with a loft look: exposed concrete ceilings and exposed ductwork, rather than brick and beams. Suites are compact, about 329 to 979 sq ft, and there are no multi-level units.
One local loft guide describes the building as relatively no-frills and calls some floor plans odd or dark. I would take that seriously. In a building with this many small suites, layout is everything, and two suites of the same square footage can feel completely different.
When you tour, check the depth of the suite from the window wall, whether the bedroom has a real window or a sliding panel, and where the ductwork runs. Exposed ducts look good in photos, but they lower the usable height in places.
Storage is the other issue in compact suites. With most plans in the 500 to 700 sq ft range, a locker matters more than usual, and so does whether the suite has a proper closet in the bedroom. If a listing does not mention a locker, ask before you book the showing.
Daily life between Queen West and the tracks
The building sits between Queen West and the rail corridor, a short walk from the Gladstone Hotel, the Drake and the galleries and restaurants of West Queen West. Liberty Village and the shops along Dufferin are reachable on foot to the south and west.
Being on Sudbury rather than on Queen means a quieter front door, but it also means rail noise on the south side. If you are buying a south-facing suite, visit at different times of day. The automatic panel covers transit and walkability.
The upside of the south side can be the outlook. Upper floors facing the rail corridor look over lower buildings toward Liberty Village, and a rail corridor itself cannot be built on. Lots on either side of it can, though, so before you pay extra for a view, check the City’s development applications map for anything proposed nearby and ask me what I know about the pipeline.
What Westside Gallery Lofts costs to buy and own
Condos.ca puts the building average around $799 per square foot. For West Queen West, that is on the more affordable side, and it reflects the building’s age, compact suites and plainer finishes.
Two suites were listed for sale when I reviewed the building, both in the 600 to 699 sq ft band asking roughly $520,000 to $529,000. Their fees ran about $517 to $542 a month, which works out to about $0.81 per square foot.
That fee is the real story. It covers heat, air conditioning, parking, water, building insurance and common elements. Many newer buildings nearby bill heating and cooling to your own meter and charge separately for parking, so compare total monthly cost, not just the fee line. Add a monthly parking charge and a year of heating and cooling bills to a newer building’s lower fee, and the gap often closes. If you want the recent trades here, book a call.

Jatin’s honest take on Westside Gallery Lofts
Who this building suits
First-time buyers and investors who want West Queen West at a lower entry price, and anyone who values a predictable all-in monthly cost. It suits people who want the Gladstone and Drake on their doorstep and do not need a large suite.
What I’d want you to check
Look hard at the floor plan, light and bedroom configuration, since this is where suites here differ most. Read the reserve fund study for a building now more than a decade old, with attention to the garage, windows and mechanical systems that produce the heat and cooling included in your fee. Review the shared facilities arrangements with the Artscape component and neighbouring buildings. Condos.ca lists a pet restriction, so get the rule in writing. Confirm whether the suite comes with parking and a locker.
The value question
At about $799 per square foot with heat, cooling and parking in the fee, this is one of the better-value ways into West Queen West. You give up premium finishes and some layout quality. If you choose the suite carefully, I think the numbers work well for both owner-occupiers and investors. Choose badly, with a dark or awkward plan, and you will feel it again when you sell.
