Do mostly owners or renters live here?

Leases 90%Sales 10%

Renter-heavy building. Of 21 deals here in the last 24 months, 19 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Residences of the Artisan?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Residences of the Artisan

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Residences of the Artisan is the building I point to when someone wants to live a block from the Art Gallery of Ontario and is tired of touring 480-square-foot one-bedrooms. It is a 1998 condominium at Dundas and St Patrick with 135 suites, a fee that bundles most of your utilities, and floor plans from a time when developers still built two-bedroom-plus-den suites over 1,000 square feet. The trade-off is a monthly fee that looks high until you read what is in it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Residences of the Artisan is a 135-suite condominium at 152 St Patrick Street, at the corner of Dundas Street West, in the Grange Park pocket of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of downtown Toronto. It was built in 1998 and registered as MTCC-1183 on 10 February 1998. No developer is listed on condos.ca, and Del Property Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water. Suites range from about 563 to 1,761 square feet.

A 1998 building with 2026 neighbours

The Artisan went up in the late 1990s, when this stretch of Dundas between University Avenue and Spadina was a mix of low-rise commercial buildings, the Village by the Grange complex and the AGO. It predates almost every tower you can now see from its windows, and that shows in its proportions. This is a mid-sized concrete residential building, not a slim glass tower.

One data point needs correcting before you go further. Condos.ca lists the building as a single storey, which is clearly a data error: suites in the building are numbered into the 1100s, and a current listing describes the 11th floor as a distinct level of the building. Treat the height as roughly 11 floors and confirm it on the status certificate if it matters to you.

The name is a nod to the arts district around it. OCAD University, the AGO and Grange Park are all within the immediate few blocks, and Chinatown on Spadina is a short walk west. That is the real reason people buy here: daily life is on foot.

Bigger suites, and one floor that is different

The size range here, about 563 to 1,761 square feet, is the thing that separates the Artisan from most of what has been built downtown since 2010. You will find conventional one-bedrooms in the 500s, but also two-bedroom-plus-den plans over 1,000 square feet, and listings describe split-bedroom layouts where the den is large enough to work as a third bedroom.

Ceiling height is worth asking about floor by floor. A current listing states that the 11th floor is the only level in the building with nine-foot ceilings. If that is accurate, suites on the other floors have lower ceilings than many buyers now expect, and you should measure rather than assume. It also means 11th-floor suites deserve a premium in your comparison, not the same per-square-foot figure.

Lockers vary too. The same listing describes a climate-controlled locker room on the fifth floor with solid-door lockers, which it contrasts with standard wire-mesh cages elsewhere. If storage matters to you, find out which kind comes with the suite, and whether it is owned or assigned.

What the fee actually covers

This is a building where you have to read the inclusions line by line. Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water. One current listing goes further and lists hydro and cable as included as well. Those two descriptions do not match, and the difference matters, because hydro is one of the larger monthly bills in a suite this size.

My advice is simple. Ask for the most recent budget and the status certificate, and confirm whether hydro is bulk-metered and included, or individually metered. Then compare the Artisan against a newer building on an all-in basis. A newer tower quoting a lower fee per square foot will usually bill heat, cooling and hydro separately and charge for parking on top.

Parking is in the fee according to condos.ca, which is uncommon downtown. That only helps you if the suite you are buying actually comes with a space, so confirm it on the listing and in the status certificate.

Living at Dundas and St Patrick

The daily reality here is a busy downtown corner. Dundas Street West carries streetcars and steady traffic, and the AGO, OCAD and the hospitals on University Avenue bring foot traffic at all hours. Suites facing Dundas will hear it. Suites facing away from the street, or higher up, are quieter, so exposure matters more here than in a building on a side street.

In return you get Grange Park, which was rebuilt and reopened in 2017 and is one of the better small parks downtown, plus Chinatown’s grocers and restaurants, Queen West to the south and the University of Toronto to the north. The automatic panel on this page lists transit and nearby food and parks if you want the specifics.

Pricing: what the Artisan is asking right now

As of October 2026 there were two suites listed for sale. Their asking prices ranged from about $439,000 to $690,000, from a one-bedroom in the 500-square-foot band to a two-bedroom-plus-den over 1,000 square feet. On a per-square-foot basis that works out to roughly $630 to $800 asking, with the larger suite at the lower end, which is the usual pattern.

Monthly fees on those two listings ran from about $705 to $1,338. That is roughly $1.20 to $1.30 per square foot, which is high on paper. It becomes more reasonable once you remember that heat, cooling, water and, according to condos.ca, parking are in it, and possibly hydro as well. For an apples-to-apples comparison, add your expected utility and parking costs to any newer building’s fee before you decide the Artisan is expensive.

Two listings is a thin sample, so I would not treat either end of that range as the building’s value. The sold-data panel on this page and a proper comparative analysis are where the real number comes from. If you want that analysis on a specific suite, book a call.

Amenities at Residences of the Artisan

ConciergeSecurity guardSecurity systemGymRecreation roomRooftop deckParking garage

The package is practical rather than showy: a concierge desk, a gym, a recreation room and a rooftop terrace that listings describe as landscaped with barbecues. For a building of this age and size, a staffed front desk is the amenity most owners actually value, because it handles parcels and visitors on a busy downtown corner.

Jatin’s honest take on Residences of the Artisan

Who this building suits

Buyers who want space downtown without paying new-construction prices for it: couples who need a real second bedroom, people working at the hospitals on University Avenue or at OCAD and the AGO, and downsizers who want a full-size suite within walking distance of everything. It also suits anyone who prefers one predictable monthly cost over separate utility bills.

What I’d want you to check

This building is 28 years old, so the reserve fund study is the most important document you will read. Look at the timing of window and balcony door replacement, elevator modernization, the garage membrane and the heating and cooling plant, since a fee that includes heat and air conditioning usually means central equipment the corporation must eventually replace. Confirm exactly what the fee includes, including hydro, ask about ceiling height on the floor you are considering, and read the pet section of the declaration, because condos.ca lists a pet restriction without detail.

The value question

At roughly $630 to $800 per square foot asking, the Artisan sits below what most newer buildings near Grange Park ask, and you get larger rooms and parking in the fee. You give up modern finishes and possibly some ceiling height. For an owner-occupier who values size and location over a new lobby, I think it is a sensible buy, provided the reserve fund is healthy and the fee inclusions check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
