Renters, Airbnb and elevators at 2061 Bridletowne Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2061 Bridletowne Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2061 Bridletowne Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 2051–2061 Bridletowne Circle and 91 L’Amoreaux Drive are among the older homes on the Bridletowne loop around Finch and Warden: 115 homes registered in February 1974, with an outdoor pool of their own. For families, the pool and the mall up the road are the draw. The pool is also the reason I read this corporation’s reserve fund twice. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2061 Bridletowne Circle Townhouses (listed on condos.ca as 2061 Bridltowne Circle Townhouses) is a 115-unit condominium townhouse complex at 2051–2061 Bridletowne Circle and 91 L’Amoreaux Drive in the L’Amoreaux area of Scarborough, Toronto, near Finch Avenue East and Warden Avenue. It dates to 1974, and its condominium corporation is YCC-129, registered on 27 February 1974. Condos.ca lists AA Property Management as the manager and does not name a builder. Amenities include an outdoor pool and visitor parking. Fee inclusions are not published; confirm them on the status certificate.

One of the first Bridletowne corporations

Bridletowne Circle loops around the Finch and Warden intersection, and it is lined with towers and townhouse complexes from the 1970s. This complex was registered in February 1974, and its low corporation number, YCC-129, puts it among the earlier condominiums registered in this part of Scarborough. Registered that early, the corporation has had five decades to show how it handles ageing buildings, and its records will tell you a lot about the board.

It has 115 homes spread over two Bridletowne Circle addresses and one on L’Amoreaux Drive. Condos.ca spells the complex name ‘Bridltowne’, which is a typo, but it is worth knowing if you are searching listings. The street itself is Bridletowne Circle.

Condos.ca lists AA Property Management as the manager and does not record a builder. At 50 years old, the builder matters much less than how the board has looked after the place since.

An outdoor pool in a townhouse complex

The outdoor pool is what sets this complex apart from many of its neighbours. For a family with children, a pool you can walk to in July without a membership is a real part of summer. It also gives the complex a social centre that most townhouse corporations lack.

The other side is cost. A pool needs lifeguarding or supervision rules, insurance, chemicals, an annual opening and closing, and eventually a rebuild of the shell, deck and equipment. In a 115-home corporation, each owner carries a meaningful share of that. Ask when the pool was last renovated, what the reserve fund study says about it, and whether the board has ever discussed closing it.

Barbecues are permitted, according to condos.ca, and there is visitor parking. Condos.ca also lists a parking garage; ask on your tour whether that means a garage in each home or a shared garage, and how many spaces come with the home you are considering.

Living at Finch and Warden

The practical centre of the area is Bridlewood Mall, at the heart of the Bridletowne loop. UrbanToronto has described it as an important local shopping centre with two large grocery stores, more than 60 other shops, medical clinics and a public library, despite losing its department-store anchors over the years.

That is the daily appeal: groceries, prescriptions, a doctor and the library are close by. Finch and Warden are both busy arterial roads with major bus routes, and the area is mostly older towers along the main streets with low-rise homes behind them.

Change has been discussed for a long time. A 12-storey residential building with 242 units was proposed in 2016 for 3268 Finch Avenue East, at the southwest corner of the mall property, and an earlier condo plan at the north end of the site was shelved. As far as I can tell, neither has been built. If one moves forward, expect construction close to the mall rather than inside the complex. The data panel on this page covers transit and schools.

What 1974 means for the buildings

Condos.ca records the complex as one floor, which reflects the record rather than the homes. The one home listed when I checked was advertised with three bedrooms plus an extra room, which is a typical family plan for the era. Ask for measurements, because condos.ca does not record sizes for this complex.

A 1974 complex has been through at least one full cycle of roofs and probably windows, and may be into its second. Brick, balconies or decks, private roads, walkways and underground services all age at the same time. In a corporation where all of this belongs to the common elements, the reserve fund study is the most important document you will read.

Inside the homes, expect a wide range: some fully renovated, some original. Look at the electrical panel, the heating system and the plumbing in the home you are considering, and ask the seller what has been replaced and when.

Also ask whether the corporation has a renovation approval process. In older townhouse complexes, exterior changes such as new windows, doors, fences or decks often need board approval and may have to match a standard, and buyers who skip that step can be asked to undo the work.

Pricing with a single listing

One home was listed for sale when I checked, with none for rent. I don’t quote a single listing’s price or fee, and one listing is not enough to read a market.

Condos.ca does not publish an average price per square foot or home sizes for this complex. To price a home here, I compare first with recent sales inside YCC-129, then with other 1970s townhouse corporations on Bridletowne Circle and around Finch and Warden. The pool should support value against complexes without one, but only if the reserve fund can carry it.

Remember to compare fees on what they include. A higher fee that covers water, insurance, the pool and exterior work can be better value than a lower one that leaves owners exposed. My building sold report shows what has actually traded here.

The outdoor pool is the one shared amenity, and in a townhouse complex it is a genuine summer asset for families. It is also the single facility most likely to drive a fee increase as it ages, so treat it as both a perk and a line item.

Jatin’s honest take on 2061 Bridletowne Circle Townhouses

Who this building suits

Families who want a townhouse with room for children, a pool close to the front door and a full shopping centre nearby, at a price below a freehold home around Finch and Warden. It also suits buyers who are comfortable taking on a renovation.

What I’d want you to check

Read the reserve fund study with three questions in mind: what the pool will cost over the next ten years, when roofs and windows were last done, and what shape the private roads, walkways and any shared garage are in. Ask for the last three budgets and any special assessment history. Confirm which repairs belong to owners and which to the corporation, and get pet and rental rules from the status certificate. Look at the board minutes for recurring water, drainage or pool issues.

The value question

A well-run 1974 complex with a pool and a mall nearby is a sensible family purchase in L’Amoreaux,. The value hinges on the corporation. If the reserve fund is healthy and the pool is in good order, I like it. If major work has been deferred, the pool becomes an expensive problem shared by 115 owners. Go in with the documents read, not just the listing photos.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
