Living here
Renters, Airbnb and elevators at The College Condominium
Do mostly owners or renters live here?
Renter-heavy building. Of 114 deals here in the last 24 months, 103 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The College Condominium?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The College Condominium
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The College is the building I suggest to buyers who want the University of Toronto, Kensington Market and Little Italy within the same short walk. Tribute Communities finished it in 2016 on the south side of College just west of Spadina, and its west face, with a grid of coloured glass balconies, is one of the more cheerful elevations downtown. Fees are reasonable for the location. The decisions here are about which suite and which side. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The College Condominium at Spadina is a 15-storey, 226-suite condominium at 297 College Street, Toronto, on the south side of College just west of Spadina Avenue, in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Tribute Communities with Greybrook Realty Partners, designed by Core Architects, and completed in 2016. The condominium corporation is TSCC-2551, registered on 2 November 2016, and Duka Property Management is listed as manager. Suites run from about 452 to 1,035 sq ft. The fee covers common elements, heat, air conditioning, building insurance and water.
The College Condominium at a glance
The coloured balconies, and the plain front
Core Architects designed The College for Tribute Communities and Greybrook Realty Partners. The College Street face is restrained, finished in glass and dark cladding, and the top floors step back in white so that from the sidewalk you barely see them.
The memorable side is the west elevation. It faces a laneway and carries a grid of small balconies with brightly coloured glass. Christopher Hume, reviewing it for Storeys in 2019, gave the building a B+ and called that west side one of the more playful exteriors in the city, while finding the whole composition a little all over the place. I think that is fair, and I think the colour has aged better than many of the grey towers built at the same time.
UrbanToronto lists the building at 15 storeys and about 53 metres, which keeps it in scale with the mid-rise College Street that the city wants along this stretch.
Inside, the launch package was built around a student and young-professional buyer: compact kitchens with 24-inch appliances, and suites designed to work at modest square footage. That is not a criticism. It is the reason the building rents easily, and the reason it is the wrong choice if you entertain large dinners at home.
Layouts: mostly one-bedrooms, with some true three-bedroom plans
At launch in 2013, blogTO reported plans from one-bedroom through three-bedroom, sized from about 477 to 1,026 square feet, with ceilings up to nine feet. Condos.ca now records about 452 to 1,035 square feet. The unit count also moved, from 234 at launch to 226 at registration, which usually means some suites were combined during design.
Most of what trades is one-bedroom and one-plus-den plans between about 450 and 700 square feet. The building also has three-bedroom plans in the 800s. A three-bedroom at that size is efficient rather than generous, but in this location it opens the door to families and to students sharing, which matters for resale.
Check whether a den is a usable room or an alcove, and which way the suite faces. North suites look over College; west suites get the coloured balconies and the laneway; east suites look toward Spadina and the downtown skyline.

College and Spadina, day to day
This is one of the most walkable corners in the city. The University of Toronto campus is to the east, Kensington Market is just south, and Little Italy’s restaurants start a few blocks west. Hume pointed out that this stretch of College is not elegant, and that is true: it is busy, practical and full of students.
Two streetcar lines cross at the corner. The automatic panel on this page covers transit and walkability in detail. What I would add is that many owners here do not keep a car, and at launch parking was sold separately and only to select suites, so do not assume a space comes with the suite.
Noise is the honest trade-off. College Street is loud late on weekend nights, and the university calendar changes the rhythm of the block. Visit in the evening and ask which exposure the seller’s suite has.
The upside of that energy is resale depth. Every September brings a new wave of renters and buyers who want to be within walking distance of campus, and a building of this age and size on this corner rarely struggles to find either. For an owner who plans to rent the suite out later, that is worth paying something for.
A sensible fee for a 2016 building
Current listings average about $1.00 per square foot in fees, covering common elements, heat, air conditioning, building insurance and water. Hydro is separate. At launch the fee was projected well below that, so the building has risen like most of its generation.
At 226 suites, the cost of the concierge and amenity package is spread over enough owners to stay reasonable. The corporation was registered in late 2016, so there is now close to a decade of budgets and reserve fund history to review.
Compared with older buildings nearby that include hydro or cable, the number can look higher or lower depending on what you add back. Compare like with like: add your own hydro bill to the fee here before comparing it with a building that bundles utilities, and remember that a 2016 building should have years before its largest repairs come due.
What The College is asking now
Condos.ca puts the building average at about $948 per square foot. That is a premium over mid-rises a few blocks further from the university and reflects both the newer construction and the location between the campus and Kensington.
Nine suites were listed for sale when I checked. One-bedroom and one-plus-den suites from under 500 to the high 700s in square feet were asking between $498,000 and $749,999, and three-bedroom plans in the 800 to 899 square foot band were asking between $699,900 and $780,000.
Monthly fees across those listings ranged from about $431 to $890. For an investor, the three-bedroom plans are the ones to study, because they rent to students and young professionals in groups. For a precise read on what has actually closed here, see my building sold report.

Amenities at The College Condominium
The package is practical rather than resort-style: a gym, a party room, a media room, a games room and guest suites. Guest suites are the sleeper feature in a building full of one-bedrooms, because visiting family has somewhere to stay.
Jatin’s honest take on The College Condominium
Who this building suits
University of Toronto staff and graduate students, first-time buyers who want a newer building between Kensington and Little Italy, and investors who want a suite that will rent quickly. The three-bedroom plans suit parents buying for students and small families who prioritise location over square footage.
What I’d want you to check
Confirm whether the suite has parking or a locker, since parking was not standard. Read the reserve fund study and the fee history, and ask about any work planned for the balconies and the glass. Check the exposure for noise, and look at the den before calling it a second bedroom.
The value question
At around $948 per square foot, The College is not cheap, but the fee is sensible and the location will always have buyers and tenants. I think it is a sound owner-occupier purchase and a solid rental. If you need parking or a quiet street, choose carefully or look a few blocks further west.
