Living here
Renters, Airbnb and elevators at Trinity Park Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 25 deals here in the last 24 months, 16 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Trinity Park Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Trinity Park Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Trinity Park Lofts sells one thing better than almost any building in the city: it sits right across Queen Street from Trinity Bellwoods Park. It looks like a converted warehouse but was built new in 2003, wrapped around one of the oldest houses on Queen West. You pay for that location, and I will tell you where the money is and is not worth it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Trinity Park Lofts is a loft-style condominium at 901 Queen Street West, Toronto, directly across from Trinity Bellwoods Park in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Canadian Equity and Development and completed in 2003. Condos.ca lists 98 suites; its listing gives four storeys in one place and seven in another. The condominium corporation is TSCC-1497, registered on 17 February 2003, and Goldview Property Management is listed as manager. Suites run from about 401 to 1,560 sq ft. The fee covers common elements, heat, building insurance, water and parking.
Trinity Park Lofts at a glance
A new building dressed as a warehouse, around an 1847 house
The building was designed to read as an early 20th-century warehouse: brick, big windows and a plain industrial rhythm. It is not a conversion. It was built from the ground up in 2003, and it is L-shaped so that it sits beside and behind the Farr House on Queen Street.
The Farr House dates from 1847 and belonged to John Farr, who ran a brewery on the banks of Garrison Creek where the creek crossed Queen Street. He sold the brewery in 1858 and kept the house, and his family lived there until 1905. The Georgian house has been preserved, and north-facing suites look over it.
That pairing is the building’s character. You get a loft look and a piece of Queen West history in your view, with the services of a 2003 building rather than a 1910 one.
For an owner, that matters more than it sounds. You get an elevator, an underground garage and a building built to modern code, without the uneven floors, old wiring and single-pane windows that come with some real warehouse conversions. It is a loft look with fewer loft headaches.
Layouts, heights and the record’s loose ends
Suites come in single-floor and two-floor plans, with roughly nine-foot ceilings and private balconies on most units. Condos.ca records sizes from about 401 to 1,560 square feet, so the building runs from compact studios to large two-level homes.
The public figures do not line up neatly. Condos.ca lists 98 suites and four storeys, while its own overview calls it a seven-storey building, and a loft-specialist site lists 102 lofts from about 590 to 1,585 square feet. Confirm the suite count in the status certificate.
Many owners have renovated, and the range of condition is wide. An original suite from 2003 will show its age in the kitchen and bathrooms, which is worth pricing into an offer.
The two-floor plans are the ones I would look at first. Putting the bedroom on a separate level gives you separation that a one-level open loft cannot, and it makes the larger suites work well for a couple where one person works from home. Check where the stairs land, because a poorly placed staircase can eat a surprising share of the floor area.

Parking in the fee, and what that means
The fee covers common elements, heat, insurance, water and parking. Parking in the fee is uncommon on Queen West and valuable in a neighbourhood where street parking is scarce. Hydro is on you.
Because heat and parking are bundled, compare your total monthly cost rather than the fee alone. A newer building with a lower fee per square foot, plus a parking charge and a heating bill, often costs more to carry. Confirm that the suite you want has its own space, since inclusion in the fee does not always mean every suite has one.
Scale matters too. With roughly 100 suites, each owner carries a larger share of any big repair than in a large tower. A 20-year-old building of this size should have a well-planned reserve fund, and the reserve fund study and recent board minutes will tell you whether it does.
Living across from Trinity Bellwoods
The daily reality is the park. Trinity Bellwoods is one of the busiest and best-loved parks in Toronto, and you are across the street from it. Morning runs, dog walks and summer evenings are steps away, and Queen West’s shops and restaurants start at the front door.
Busy cuts both ways. On warm weekends the park and Queen Street are crowded and loud late into the evening, and suites facing Queen hear the streetcar. If you are sensitive to noise, look at suites facing the courtyard, and visit on a Saturday night before you commit.
The building’s own garden courtyard is a quieter counterweight, with barbecues permitted, and it is one of the reasons owners tend to stay.
What Trinity Park Lofts costs
Condos.ca puts the building average at about $943 per square foot. That is a clear premium over the King West loft buildings a few blocks south, which sit in the mid-$800s, and the premium is the park and Queen West address.
At the time of writing there was one suite listed for sale, a two-bedroom of 900 to 999 square feet, and two for rent. One listing is not a market, so I will not quote its asking price or fee as a benchmark. Use the sold aggregates in the data panel, which reflect actual transactions.
Within the building, I would expect park-facing suites with parking and updated finishes to command the top of the range, and small or original interior suites to trade well below it. Size, view and condition matter more here than the building average.
If you are serious about a suite here, I can pull what comparable suites have actually sold for through my building sold report. In a building where only one or two suites are on the market at once, that history is the best defence against overpaying.

Amenities at Trinity Park Lofts
Inside, the package is modest: a gym, a party room, a meeting room and a recreation room, plus a landscaped courtyard where barbecues are allowed. The real amenity is across the street, and the building does not try to compete with it.
Jatin’s honest take on Trinity Park Lofts
Who this building suits
Buyers for whom Trinity Bellwoods is the point: runners, dog owners, and anyone who wants Queen West at the front door and a park as their back yard. The two-level suites suit couples and downsizers who want loft height without a hard-loft building’s quirks. It is less suited to anyone who wants a quiet street, a pool or a large amenity floor.
What I’d want you to check
Confirm the suite count, parking and locker details in the status certificate, since public figures conflict. This is a 2003 building, so read the reserve fund study for windows, roofs, balconies and the garage. Condos.ca lists pets as allowed, but read the rules for limits. Visit on a busy weekend evening to judge noise for the exposure you are considering.
The value question
At about $943 per square foot with heat and parking included, you pay more than at the King West loft buildings nearby, and for the park-facing suites I think that premium is justified. For an interior suite without a view, I would push harder on price. The location will not change; the condition of a suite can.
