Living here
Renters, Airbnb and elevators at 3420 St Clair Ave East Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 3420 St Clair Ave East Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 3420 St Clair Ave East Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3420 St Clair Ave East Townhouses is about as small as a condominium townhouse complex gets in Scarborough: 21 homes, built in 1977, on the north side of St Clair near Birchmount. Small can be wonderful when the owners are organised, and expensive when they are not. My job here is to show you how to tell which one you are buying into. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
3420 St Clair Ave East Townhouses is a 21-unit condominium townhouse complex at 3420 St Clair Avenue East in Scarborough, near St Clair Avenue East and Birchmount Road in the Clairlea-Birchmount neighbourhood. It was built in 1977. The condominium corporation is YCC-303, registered on 5 January 1977, and RealWorld Property Management Corp. is listed as the property manager. No developer is named in the records I could find, and condos.ca publishes no amenities or fee inclusions for the complex.
3420 St Clair Ave East Townhouses at a glance
Twenty-one owners, one budget
Every shared cost in this complex is divided by 21. If the corporation needs a $300,000 roof and window program, that is roughly $14,000 per home before the reserve fund contributes anything. The reserve fund is what stands between owners and that bill.
That is why I read a small corporation’s documents differently from a tower’s. I want to see a recent reserve fund study, a funding plan the board is actually following, audited statements without surprises, and minutes that show problems being dealt with rather than deferred.
The upside of 21 owners is real too. Decisions can be made quickly, there are no amenities to fund, and owners tend to notice when something needs attention. A well-run small complex is often a pleasant, quiet place to live.
Insurance deserves a question of its own. A small corporation buys its building insurance without economies of scale, so ask what the premium and deductible are, and which damage below the deductible the owner pays for under the bylaws.
The complex across the road
3420 has a sibling. 3409 St Clair Avenue East, directly opposite, was registered as YCC-302 on the same day, 5 January 1977. The consecutive numbers suggest the same builder developed both, although I could not find a record naming it.
Today they are entirely separate. 3409 has 31 units and is managed by Sterling Condominium Services; 3420 has 21 and is managed by RealWorld Property Management. Their fees, reserve funds and repair histories have had five decades to drift apart.
If you like the location, look at both. Request both status certificates, compare the reserve fund balance per unit, and ask each seller when the roofs and windows were last done. The cheaper house is not always the better buy.
Different managers can also mean different habits: how often the reserve fund study is updated, how quickly repairs are made, how clearly owners are told about them. The minutes of each corporation are the best window into that.

Living in a 1977 townhouse
This complex dates from the first decade of condominium ownership in Ontario, which began with provincial legislation in 1967. The YCC prefix comes from the old York registry used at the time.
Condos.ca records a single storey, no suite sizes and no amenities. I would treat all three as gaps in the record rather than facts about the homes. Walk the unit, count the levels, measure the rooms and ask how parking works, because no parking is recorded either.
Inside, the systems that matter at this age are the electrical panel and wiring, the furnace and air conditioner, the water heater and any original plumbing. Find out from the declaration which of these are yours to maintain and which belong to the corporation, and ask the seller for receipts for anything replaced.
Outside, ask about roofs, windows, doors, siding or brick, fences and paving. Each should have a date in the reserve fund study. If several are listed as original, they are coming due together.
If a previous owner renovated, ask for permits and for any written approval from the board for work that touched the exterior, such as windows, doors or a deck. In a small complex, approvals are sometimes informal, and you inherit whatever was agreed.
The St Clair and Birchmount area
Clairlea-Birchmount is a settled residential part of southwest Scarborough, with Birchmount Road and St Clair Avenue East as the main local streets. The panel on this page covers schools, parks, shops and transit in detail, so I will focus on what is changing.
Kennedy Station is the main transit hub for southwest Scarborough. It is the southern end of the new Scarborough Busway on the old RT route, scheduled to open on 30 September 2026, and the starting point of the Scarborough Subway Extension to Sheppard and McCowan, expected around 2030.
Neither project changes this street directly, but both make southwest Scarborough better connected over the next few years, which supports long-term demand for family housing near Kennedy.
If you drive, try the rush-hour route to your work before you commit. If you rely on transit, use the routes in the panel and make the trip at the time of day you would actually travel.
How I would price a home here
There were no listings here when I checked, and condos.ca publishes no suite sizes, price per square foot or fee figures for the complex. I am not going to guess.
What I can tell you is how to approach it. Start from what the complex can and cannot offer: house-style space and no amenities, in exchange for a small owner base that carries every repair.
With only 21 homes, sales are rare, so the best comparables are 3409 St Clair across the road and other 1970s townhouse complexes in Clairlea-Birchmount. Adjust for size, renovation, parking and each corporation’s financial position.
In a complex this small, the reserve fund per unit is part of the price. A home in a well-funded corporation is worth more than an identical one facing a large unfunded repair. For the recorded sales at this address, I can pull them through my building sold report.

Jatin’s honest take on 3420 St Clair Ave East Townhouses
Who this building suits
Owner-occupiers who want a townhouse in southwest Scarborough, value a quiet small complex, and are prepared to read the corporation’s documents closely. It suits buyers planning a long stay more than investors who need predictable costs.
What I’d want you to check
The reserve fund study and funding plan, audited statements, two years of board minutes and any special assessment history. Confirm parking, which is not recorded. Find out which exterior and mechanical items are the owner’s responsibility and their ages. If 3409 across the road is also an option, compare the two corporations before you choose a house.
The value question
A small complex like this can be good value when the corporation is well funded and the big repairs are behind it. When it is not, 21 owners carry the full cost, and the low price can be an illusion. I would make my decision on the documents first and the kitchen second, and I would not let a fresh renovation distract from a corporation that is behind on its roofs or windows.
