Renters, Airbnb and elevators at Stone Manor Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Stone Manor Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Stone Manor Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Stone Manor Townhomes is a quiet row of 20 large townhomes on Oxford Street, tucked between Milton Street and Grand Avenue, close to where the Mr. Christie site and a new GO station are reshaping the Park Lawn area. Condos.ca lists the homes at about 2,150 square feet, which is house-sized. The building is small and the data on it is thin, so this is one where you do your homework. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Stone Manor Townhomes is a low-rise condominium townhouse complex of 20 units at 527-565 Oxford Street, between Milton Street and Grand Avenue in the Mimico-Queensway area, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 2002 by Stone Manor Developments (Manitoba), and the condominium corporation, MTCC-1420, was registered on 18 January 2002. Condos.ca lists Canlight Management as manager and a unit size of about 2,150 sq ft. The fee includes common elements, building insurance and parking.
Stone Manor Townhomes at a glance
Twenty homes, one size
Stone Manor is a small complex: 20 townhomes on a residential stretch of Oxford Street, registered as MTCC-1420 in January 2002. Condos.ca names the builder as Stone Manor Developments (Manitoba) and the manager as Canlight Management.
The only size condos.ca reports is about 2,150 square feet. That suggests the homes were built to one plan or a few very similar ones, which is helpful when you price a unit: the comparables within the complex are close to like for like. It also means these are big homes, more than most semis in the area.
I could not find a published source for the architect, the number of floors per unit, ceiling heights or the garage arrangement. Ask for the floor plan and the parking schedule, and check how many cars the unit can actually hold.
Small complexes like this one rarely show up in the market reports that cover the big towers, and that cuts both ways. Fewer buyers know the building, so a well-kept unit can be a quiet find. It also means fewer recent sales to guide a price, which is why I lean on comparisons with similar homes nearby.
What 2,150 square feet means here
A townhome of this size is usually spread over three or more levels, often with a garage at grade. I cannot confirm the exact layout from public sources, but the size alone puts Stone Manor in a different category from the one- and two-bedroom suites that make up most of the condo stock near Park Lawn and The Queensway.
That makes it a real option for a family that wants three bedrooms or a home office without leaving the area. The trade-off is the stairs. If anyone in the household has mobility concerns, see the unit in person and count the flights before you go further.
Large townhomes also carry their own systems. In most townhouse condos, the furnace, air conditioner, water heater and windows inside a unit are the owner’s to maintain, even when the roof is shared. The declaration sets out exactly who pays for what.

A small corporation’s fee
Condos.ca lists the fee as covering common elements, building insurance and parking. Utilities are not listed, so expect to pay heat, hydro and water yourself. That keeps the shared budget small, which suits a 20-unit corporation.
The flip side of a small corporation is concentration. Roofs, driveways, retaining walls and waterproofing are big projects, and with 20 owners each one is a large share. This complex is now more than 20 years old, which is when those projects start to arrive. The reserve fund study is the document I would read first.
Condos.ca lists only BBQ permission and visitor parking as features, and I could not confirm the pet rules. Read the declaration and rules in the status certificate before you count on either.
Living near Park Lawn as it changes
Oxford Street is a residential side street in the Mimico-Queensway area, inland from the lake and close to The Queensway’s shops. Most of the change around it is happening to the east, near Park Lawn Road and Lake Shore.
The biggest project is the redevelopment of the former Mr. Christie cookie factory site at 2150 Lake Shore Boulevard West. First Capital and Pemberton Group are planning a master-planned community there of about 36 new buildings, built alongside a planned Park Lawn GO station on the Lakeshore West line. A planning application for the station was filed in 2022.
For an owner at Stone Manor, that is mostly good news: better regional transit and more shops and services over time, at the cost of years of construction nearby. Check the latest timing before you factor the station into your plans. The data panel shows current transit and schools.
Pricing a rare kind of home
Condos.ca does not publish an average price per square foot for Stone Manor, and with only 20 homes, sales are infrequent. There were no units listed for sale or rent when I checked, so I cannot give you an asking range either.
In practice, I price a Stone Manor unit against two groups: other condo townhomes in Mimico and New Toronto, such as Parkside Townhomes at about $603 per square foot and the Royalton at about $633, and freehold semis and towns nearby. The condo fee is the difference between those groups, so I always set the fee against what a freehold owner would put aside for a roof and driveway.
For the recorded sales in the complex, see the data panel on this page or ask me for a building sold report.
Before you make an offer, add up the full monthly cost: the fee, property tax and your own utilities. Then compare it with the mortgage and carrying costs of a similar-sized freehold. That total, not the list price, is the honest comparison.

Amenities at Stone Manor Townhomes
There are no shared amenities beyond visitor parking, so the fee goes to the grounds, insurance and reserve rather than staff or equipment. The amenities that matter here are the size of the home and the shops on The Queensway.
Jatin’s honest take on Stone Manor Townhomes
Who this building suits
Families who want a house-sized home of about 2,150 square feet in the Mimico-Queensway area and are fine with stairs. It also suits buyers who like a small complex on a side street and want to be close to the Park Lawn changes without living in a tower.
What I’d want you to check
Read the reserve fund study first, since a 20-unit corporation from 2002 is entering the window for roofs, driveways and waterproofing. Read the declaration to see which repairs are the owner’s and which are the corporation’s. Confirm the unit’s parking and garage, the pet rules and the current manager. Ask about construction timing for the Christie site and Park Lawn GO, since noise and traffic will come before the benefits.
The value question
Without a published price per square foot, value here comes down to comparison. If a Stone Manor home is priced below a similar-sized freehold nearby and the reserve fund is healthy, I think it is a good way to buy space in a changing area. If the price is close to freehold and the fund is thin, buy the freehold instead. The neighbourhood is improving either way; the question is only which form of ownership gives you more for your money.
