Living here
Renters, Airbnb and elevators at The Prince Edward
Do mostly owners or renters live here?
Renter-heavy building. Of 7 deals here in the last 24 months, 6 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Prince Edward?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Prince Edward
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Prince Edward is one of the smallest staffed buildings on this stretch of Dundas. It is a six-storey, 74-suite Dali Homes mid-rise from 2007, with a concierge, mostly compact suites and a fee that covers heat, cooling and parking. For a first condo near the Humber, it is worth a look, as long as you read the numbers carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Prince Edward is a six-storey, 74-suite condominium at 4196 Dundas Street West, at Prince Edward Drive in Etobicoke. Condos.ca lists it in Edenbridge-Humber Valley; it is grouped here with Humber Bay Shores, Mimico, the Queensway and central Etobicoke. It was built in 2007 by Dali Homes. The condominium corporation is TSCC-1833, registered on 13 February 2007, and Condos.ca lists General Property Management as manager. Suites run about 525 to 1,399 sq ft. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.
The Prince Edward at a glance
Small enough to know your neighbours, big enough for a concierge
At 74 suites, The Prince Edward sits in a useful middle ground. It is small enough that the lobby and elevators never feel crowded, and large enough to support a concierge and a fee package that includes the main utilities. Many smaller buildings on Dundas give up one or the other.
Dali Homes built it in 2007, the same year The Essence registered around the corner on Earlington Avenue. Condos.ca groups the two buildings into different neighbourhoods, Edenbridge-Humber Valley here and Kingsway South for The Essence, but they share the same intersection, the same era and the same listed manager.
A small corporation has a quieter board and lower turnover, but it also means fewer owners to share big repair bills. That is why the reserve fund study matters more here than in a large tower.
Ask the manager how long the concierge is staffed each day. In a building this size, the hours are a budget decision, and they affect deliveries, security and how the lobby feels in the evening. It is also worth asking whether the board has reviewed the staffing contract recently, because it is one of the largest lines in a small building’s budget.
Compact plans, mostly one and two bedrooms
Suites run from about 525 sq ft to about 1,399 sq ft. The lower end of that range is one-bedroom and one-plus-den territory, with two-bedrooms and a few larger suites toward the top. The one active listing today is a one-bedroom in the 500 sq ft band.
That mix makes the building a natural first purchase, and it also makes it a common choice for parents buying a suite for a student or a young professional. With compact plans, layout matters more than size. Look at how much of the floor area is hallway, whether the den has a door or a window, and where the closet space is.
Listings mention indoor parking and lockers, often tied to specific suites. Parking is included in the fee, but not every suite will have a space. Confirm parking and locker ownership in the status certificate.
At the top of the range, the few suites near 1,400 sq ft are rare in a building of this size, and they tend to attract downsizers from the surrounding streets. If you are after one of those, be ready to wait for the right listing, and look at The Essence at the same time so you have a second option.

An intersection that has grown up
When this building went up, Dundas and Prince Edward was a low-rise corner. Since then, Dunpar has taken a long-stalled condo site at 571 Prince Edward Drive, on the southeast corner, and developed it as an eight-storey rental of 115 suites. The site went through several owners and names, including The Strand, Kingsway Terrace and The Epicurean, before Dunpar started building in 2017.
A block east, Dunpar’s Kingsway Village Square at 26 Earlington Avenue is planned as a 10-storey condominium of 141 suites with a separate three-storey townhouse block, designed by Turner Fleischer. UrbanToronto lists it as under construction; check where it stands now.
For owners here, that means more rental and condo supply competing for the same buyers and tenants, and more shops and services over time. It also means a busier corner. If a suite faces Dundas or Prince Edward, visit at rush hour and listen.
Between the Kingsway and the river
The practical appeal of this corner is what is around it. The Humber River valley and its trails are a short walk east, the shops of Dundas and the Kingsway are close, and the Gardiner is a quick drive south.
It is a residential, established part of Etobicoke, with houses on the side streets and only a handful of mid-rises on Dundas. The data panel covers transit, schools and walkability, which are the questions most buyers ask next.
If you are moving from downtown, expect a slower pace. Evenings here are quiet, most errands are a short drive or a walk along Dundas, and weekends revolve around the river, the parks and the Kingsway shops rather than nightlife.
Price per square foot and what the fee covers
Condos.ca puts the building average at about $685 per square foot, a little below The Essence on Earlington at about $725. The gap is roughly what I would expect: The Essence has larger suites and a rooftop deck, while The Prince Edward is smaller and simpler.
The fee includes heat, air conditioning, parking and water as well as common elements and insurance. For a compact one-bedroom, that inclusive fee can be one of the easier monthly budgets in the area, since your main extra is hydro. Compare it with newer buildings that bill heat, cooling and parking separately.
With 74 suites, sales come in small numbers, so a single unusual sale can push the average up or down. Before you offer, compare the last year of sales here with The Essence and with other Dundas mid-rises of the same age, adjusting for size, floor and parking.
Only one suite is listed for sale right now, so I will not quote its price or fee. My building sold report will show you what has actually closed here over the last year.

Amenities at The Prince Edward
This is a simple package: a staffed lobby, a party room and a meeting room. There is no pool or large gym listed, which keeps the fee focused on utilities and staff, and suits buyers who use the river trails rather than an amenity floor.
Jatin’s honest take on The Prince Edward
Who this building suits
First-time buyers, singles and parents buying for an adult child who want a quiet, staffed building near the Humber and the Kingsway. It also suits small-space downsizers who want a concierge but not a big tower.
What I’d want you to check
This is a 2007 building of 74 suites, so read the reserve fund study for the roof, the garage membrane, windows and the heating and cooling systems, and check whether any special levy has been discussed in recent minutes. Read the pet restriction Condos.ca flags, ask how many suites are rented, and confirm parking and locker ownership for the suite you want.
The value question
At about $685 per square foot with utilities and parking included, The Prince Edward is one of the more affordable ways into this part of Etobicoke with a concierge. New rental and condo supply nearby will keep pressure on prices and rents, so I would buy here to live in, rather than as a short-term investment.
