Renters, Airbnb and elevators at Royal York Place

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Royal York Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Royal York Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Royal York Place is a 43-home townhouse complex from 1975 on Royal York Road, a short walk south of Eglinton, with something almost no townhouse complex in Etobicoke still has: its own outdoor pool. It is also about to sit next to a new underground station on the Eglinton line extension. Those two facts frame everything here, along with the honest caveat that this is a 50-year-old corporation. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Royal York Place is a condominium townhouse complex of 43 units at 1387-1399 Royal York Road in Etobicoke, near Eglinton Avenue West, in the Edenbridge-Humber Valley area, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 1975, and the condominium corporation, YCC-193, was registered on 18 February 1975. Condos.ca lists Orion Management as manager and an outdoor pool, garage parking, visitor parking and BBQ permission among its features. I could not confirm what the monthly fee includes.

A 1975 complex with its own pool

Royal York Place was registered as York Condominium Corporation 193 in February 1975, which makes it one of the older condominium corporations in Etobicoke. The “York” prefix tells you it was created before the Metro Toronto and Toronto prefixes came into use. Forty-three homes sit across the Royal York Road addresses from 1387 to 1399.

Condos.ca lists four features: an outdoor pool, a parking garage, visitor parking and permission to barbecue. The pool is the standout. Most townhouse corporations of this era either never had one or filled theirs in to save on operating and insurance costs. A complex that still runs one is choosing to spend money on it every year, and you will be paying your share.

I could not find a published source naming the original builder or architect, and the developer field on the main listing sites is blank. That is common for complexes of this age, and it is not a red flag by itself.

What you are buying in a 1970s townhouse

I could not confirm the floor plans, the number of levels per home, bedroom counts or square footage from public sources. Condos.ca shows no size range for the complex. Ask for the floor plan and measure the unit yourself, because 1970s townhouse sizes are often quoted loosely.

The garage matters. A shared parking garage in a townhouse complex usually means an underground or semi-underground structure, and those come with a waterproofing membrane, drainage and a concrete deck that the corporation must maintain. Find out how your parking space is assigned, whether it is owned or exclusive-use, and whether there is a storage locker.

Inside the unit, the usual rule in Ontario townhouse condos is that the owner looks after the furnace, air conditioning, water heater and interior finishes, while the corporation handles the roof, exterior and common grounds. Windows and doors vary from one declaration to the next. The status certificate and declaration will tell you exactly where the line sits here.

A quiet street that is getting a subway stop

This stretch of Royal York Road sits at the northern edge of Humber Valley Village, a leafy, mostly low-density part of Etobicoke known for its large detached homes, St. George’s Golf and Country Club and James Gardens. A condo townhouse here is one of the few ways into the area below detached-house prices.

The big change is underground. Metrolinx is building Royal York station on the north-west corner of Royal York Road and Eglinton Avenue West as part of the Eglinton Crosstown West Extension, the extension of Line 5. Site clearing began in March 2025, and Metrolinx notices describe station box works running from July 2025 into spring 2028. Metrolinx does not publish an opening date for the extension on the station page.

For an owner here, that means two things. In the near term, expect construction traffic, utility work and some noise at the intersection. In the longer term, a rapid transit station within walking distance is the kind of change that tends to widen the pool of buyers for a home like this one. I would not pay a premium today for a station that is not open, but I would factor it into how long you plan to hold.

The fee at a 50-year-old corporation

I could not confirm what the monthly fee includes, and there were no active listings to check against when I looked. Ask the listing agent for the current fee and what it covers. In older townhouse complexes, the common pattern is that the fee covers common elements, building insurance and parking, while owners pay their own heat and hydro, but you should not assume that here.

What I can tell you is what drives the fee at a complex like this. A pool, a parking garage, roofs and exterior walls are the big-ticket items. At 50 years old, many of those have probably been replaced at least once, which is good, but some may be due again. The reserve fund study will show which projects are scheduled and whether the fund can pay for them without a special assessment.

How I would price a home here

Condos.ca does not publish an average price per square foot for Royal York Place, and there were no homes listed for sale or rent when I checked, so I cannot give you an asking range. With 43 homes, sales are infrequent.

I price a unit here against three groups: recent sales in this complex, which you can see in the data panel or in a building sold report; other condo townhomes in central Etobicoke; and the newer condo apartments along Royal York Road, such as The James Club further south. The townhouse gives you more space and your own front door. The apartment gives you newer systems and usually a lower fee.

Before you make an offer, add up the full monthly cost: fee, property tax and utilities. Then set that against a freehold townhouse or semi in the area. The fee is the price of not doing your own roof and garage repairs, so judge it against what those would cost you.

Amenities at Royal York Place

The amenity list is short, but an outdoor pool is rare for a townhouse complex and is worth a lot on a summer weekend if you have children. The cost of keeping it open shows up in the budget, so check what the pool costs the corporation each year.

Jatin’s honest take on Royal York Place

Who this building suits

Families and downsizers who want a townhouse in the Humber Valley area without paying detached-house prices, and who value a pool more than a party room. It also suits a buyer with a long horizon who wants to be near the new Royal York station when the Eglinton extension eventually opens.

What I’d want you to check

This is a 1975 corporation, so the status certificate and reserve fund study matter more than the paint. I would look at the condition of the parking garage and its waterproofing, the roofs, the pool equipment and any planned exterior work. Confirm how your parking is assigned, what the fee includes, the pet and rental rules, and whether any special assessment is planned. Read the last two years of board minutes.

The value question

With so few sales and no published size range, value here is a comparison exercise. If the corporation is well funded, a townhouse with a pool and garage parking a short walk from a future subway station is an unusual mix, and the construction years may be the time when it is least crowded. If the reserve fund is thin, the age of the complex will show up in your costs, and I would walk away rather than stretch.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
