Living here
Renters, Airbnb and elevators at Aristo at Avonshire
Do mostly owners or renters live here?
Renter-heavy building. Of 175 deals here in the last 24 months, 143 were leases and 32 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Aristo at Avonshire?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Aristo at Avonshire
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Aristo is the 21-storey tower in Tridel’s Avonshire community, the cluster of buildings and townhouses wrapped around a private park just north of the 401 off Yonge. It is a Tridel product at a lower entry price than most of its neighbours, because the suites are small. The fee is the part I want every buyer to read twice, because it covers far less than the towers next door. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Aristo at Avonshire is a 21-storey, 472-suite condominium at 120 and 130 Harrison Garden Boulevard in Avondale, North York, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Tridel, designed by Kirkor Architects and completed in 2014. The condominium corporation is TSCC-2396, registered on 8 August 2014, and condos.ca lists Del Property Management. Condos.ca lists water as the only utility included in the maintenance fee.
Aristo at Avonshire at a glance
One tower in a park-centred community
Avonshire is Tridel’s master-planned community on Harrison Garden Boulevard. The project’s UrbanToronto and SkyriseCities thread describes four condominium towers, one rental tower and about 100 townhomes, with buildings of 14, 21 and 22 storeys, all designed by Kirkor Architects and Planners. Aristo is the 21-storey building.
The centre of the community is the park. NAK Design Group’s landscape architect Sibylle Von Knobloch designed a central courtyard with dry fountains that fire timed water columns, walking promenades, pergolas and pavilions, open lawns and playgrounds for younger and older children. Very few tower clusters in North York give you that much landscaped open space at your door.
UrbanToronto’s 2011 construction report called Aristo the next building after the twin 22-storey towers at 100 Harrison Garden. Its address covers both 120 and 130 Harrison Garden, which is worth knowing when you search listings or order documents.
Built Green, and why your fee is lower on paper
Avonshire was built under Tridel’s Built Green program, with LEED certification pursued. The published features included energy-recovery ventilators, individually controlled high-efficiency heating and cooling in each suite, energy-efficient windows, Energy Star appliances, low-VOC finishes and water-saving fixtures.
That suite-by-suite heating and cooling explains the fee. Condos.ca lists only water as included. Unlike the older Tridel towers further along the street at Skymark, where heat and cooling are in the fee, at Aristo you should expect to pay for your own heating and cooling energy, and probably hydro, separately.
Parking is also not listed as included. Ask whether the suite you are looking at comes with a parking space and a locker, whether they are owned or exclusive-use, and whether there is a separate monthly charge. The status certificate will confirm it.

Small suites, investor-friendly sizes
Condos.ca gives a suite range of about 400 to 967 square feet. That is a compact building, made up mostly of studios, one-bedrooms, one-plus-dens and smaller two-bedrooms, and it is part of why Aristo has a lower entry price than the bigger-suite towers on this street.
All five suites listed for sale when I checked were between 600 and 799 square feet. If you need a real three-bedroom or a large two-bedroom for a family, this is not the building; the older Skymark towers on the same street have suites of up to about 3,245 square feet.
I could not find published ceiling heights. Ask for the floor plan, and check whether a two-bedroom has a second bedroom with a window and a closet, because at the smaller end of the range some layouts are tight.
Small suites also change how a building lives. With 472 suites in 21 storeys, there are many suites per floor, so elevator traffic at rush hour and the number of people sharing the gym are worth asking about. Visit at 8 a.m. on a weekday if you can, and see how long the wait for an elevator is.
Daily life at Yonge and the 401
Harrison Garden Boulevard runs behind Yonge Street, so the community feels set back from the traffic. The highway is the trade-off. You are right by the 401, which is excellent for drivers heading to the airport or across the city, and noisier for suites on the south side.
The Yonge Street shops, groceries and restaurants are on the other side of the block, and the Yonge and Sheppard tower cluster is a little further north. The transit, parks, schools and food listed in the data panel on this page give the detail.
Avonshire also includes a purpose-built rental tower and townhouses alongside the condos. That gives the community a mix of housing types around one park, and it means not every building you see from your balcony is part of your corporation. Ask which costs, if any, Aristo shares with the rental and townhouse parts of the site.
Price per square foot, and the fee to model
Condos.ca puts the building average at about $811 per square foot, which is higher than several older towers on Harrison Garden. That is mostly a size effect: small suites always cost more per foot, and Aristo is a building of small suites.
There were five suites listed for sale when I checked, asking between $479,000 and $599,000. That narrow range reflects how similar the suites here are in size.
Those listings work out to about $0.92 per square foot in maintenance fees. That number looks like the towers nearby, but it is not comparable, because condos.ca lists only water as included. Add your own heating and cooling energy, hydro and any parking charge, and Aristo’s monthly cost per square foot is meaningfully higher than the headline fee.
For an investor, that matters less if the tenant pays the utilities. For an owner-occupier, get the actual utility bills for the suite from the seller before you compare it with a building where heat is included.
The upside of individual metering is control. Owners who keep the heat low, travel often or live alone may pay less overall than they would in a building that bundles energy into everyone’s fee. It suits people who want to pay for what they use.

Amenities at Aristo at Avonshire
Inside, condos.ca lists a concierge, gym, party room, sauna and visitor parking, which is a modest package. The real amenity is outside: the Avonshire park, with its fountains, lawns and playgrounds, gives you landscaped space that most towers this close to Yonge cannot offer.
Jatin’s honest take on Aristo at Avonshire
Who this building suits
First-time buyers who want a Tridel building at a lower entry price, investors who want compact suites near Yonge and the 401, and single professionals or couples who will use the park. It is less suited to families who need space inside the suite.
What I’d want you to check
Get the utility bills for heating, cooling and hydro, because they are not in the fee. Confirm whether parking and a locker come with the suite and whether either carries a separate charge. Ten years in, read the reserve fund study and ask how the costs of the shared park and community facilities are split among the Avonshire buildings.
The value question
Aristo is a Tridel building at a sub-$600,000 asking range, which is its appeal. But the $811 average per square foot plus separate utilities means you are paying a premium for small, efficient space. For investors, that can work. For owner-occupiers, compare it against the bigger-suite, all-inclusive towers on the same street. If you want that comparison done, book a call.
