Renter-heavy building. Of 110 deals here in the last 24 months, 81 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Arc Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Arc Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Arc is the building people point at when they drive up Bayview to Sheppard: the long, curved, ship-like one beside Bayview Village. It was finished in 2009 by Daniels, designed by Kirkor Architects, and it has one of the more complete fee packages in this part of North York. The question is whether the price per square foot still makes sense, and I will walk through it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Arc is a condominium of about 443 suites at 2885 Bayview Avenue in the Bayview Village neighbourhood of North York, at Bayview and Sheppard beside Bayview Village Shopping Centre. It was developed by The Daniels Corporation, designed by Kirkor Architects & Planners and completed in 2009. Sources disagree on the height: condos.ca lists 15 storeys, UrbanToronto 16 and Canadian Architect 12. The condominium corporation is TSCC-2031, registered on 30 September 2009, and condos.ca lists Crossbridge Condominium Services as the manager. Fees cover common elements, heat, air conditioning, building insurance, water and parking.

The ship on Bayview

Kirkor Architects wrapped Arc in curving bands of aluminium so the whole building reads as one long, streamlined form. Canadian Architect described it as a ship, and forum commenters during construction compared it to a cruise liner or a spacecraft. Whatever you call it, it is one of the few buildings in this area with a shape you remember.

The south end steps down toward the subway entrance, and the east side, which faces the mall, carries the main entrance, loading and servicing. Terraces break up the bulk, and the roof uses green-roof planting. The point is that this was designed as a landmark on a narrow site, not as another podium-and-tower.

Sources disagree on the basic numbers, so I will not pick one. Condos.ca lists 15 storeys and 443 suites, the UrbanToronto project thread says 16 storeys, and the Canadian Architect write-up says 12 storeys and 447 suites. The stepped form explains some of this, because the building is not the same height along its length.

A distinctive shape has a practical side. Curved glazing and aluminium bands are part of the building’s identity, and they are also elements that will need inspection, sealing and eventually replacement. That is not a reason to avoid Arc, but it is a reason to read the reserve fund study’s cladding and window lines carefully.

Heat, air conditioning and parking in the fee

Condos.ca lists common elements, heat, building insurance, parking, water and air conditioning as fee inclusions. That is close to a full package. In many newer North York towers, heat and cooling run through your own meter and parking is a separate charge, so the monthly fee looks lower than it really is.

Across current listings the fee averages about $0.82 per square foot. With heating and cooling covered, that is competitive, and it makes your monthly budget predictable through both a cold January and a hot July. Hydro for lights and appliances is not listed, so budget for that separately.

The catch with bundled utilities is that you share everyone’s usage. If energy costs rise, the whole building pays through the fee. Look at the utilities line in the last two budgets to see how fast it has been climbing.

A wide range of suite sizes

Suites here run from about 405 to 2,172 sq ft, which is a wider spread than most buildings of this age in the area. Current listings are mostly studios, one-bedrooms and one-plus-dens between roughly 450 and 800 sq ft, which tells you where most of the stock sits.

The large suites at the top of the range are rare and trade infrequently, so do not assume there will always be one available. A curved building also produces some unusual floor plans, with angled walls and wedge-shaped rooms on the bends. Look at where your furniture will actually go before you judge a plan by its square footage.

With roughly 443 suites, this is a busy building. Expect elevator waits at the morning rush and plenty of move-ins and move-outs, especially with the number of suites listed for lease at any time.

Ask about parking and lockers for the specific suite. Parking is listed in the fee, but that only helps if a space is actually deeded or assigned to the suite you buy, and in buildings with many small suites, some units were sold without one.

Daily life at Bayview and Sheppard

The location is the main reason buyers choose Arc. Bayview Village Shopping Centre is next door, and Canadian Architect describes the building as sitting over the Bayview subway station on the Sheppard line. Transit details are in the panel on this page, but the practical point is simple: you can run most errands on foot and get downtown without a car.

Across Bayview is Merci, another Daniels and Kirkor building from the same years, much lower and terraced. Between the two you can compare a big, busy tower with a seven-storey building on the same corner, and that is a useful exercise before you decide which way of living suits you.

Bayview and Sheppard keeps growing. Check the City of Toronto development applications map for anything planned on the surrounding blocks, especially if you are looking at a suite whose view depends on what stays low next door.

What Arc costs

Condos.ca puts the building average at about $790 per square foot. That is a premium over several older buildings on Sheppard East, and the location and the fee package are what you are paying for. Smaller suites carry the highest prices per foot, so a studio will look expensive on that measure.

When I checked, six suites were for sale and six for lease. Asking prices ran from $348,888 to $564,900. Those one-bedroom asks work out close to the building average.

Remember that heat, cooling and parking are already in the roughly $0.82 per square foot fee. Add those costs back to a cheaper-looking building before you compare. For recorded sales, use the market data on this page or ask me for the building sold report.

The amenity terrace, with its lit trellis and skyline views, is the feature that sets Arc apart; the rest is a practical package of concierge, guest suites, media, meeting and party rooms. Guest suites matter more than people expect in a building full of one-bedrooms, because visiting family has somewhere to stay.

Jatin’s honest take on Arc Condos

Who this building suits

Buyers who want to live without a car at Bayview and Sheppard, with the mall next door and the subway at hand. It also suits people who want predictable monthly costs, since heat, cooling and parking are in the fee, and first-time buyers looking at studios and one-bedrooms. Downsizers who can find one of the rare large suites get a full-service building with the mall downstairs.

What I’d want you to check

The building is about seventeen years old, so read the reserve fund study for the timing of window, cladding and mechanical work; curved aluminium facades are distinctive but not cheap to maintain. Confirm the suite count and storey count on the status certificate, check how many suites are leased, and on curved floor plans make sure the rooms work for real furniture.

The value question

At around $790 per square foot with heat, cooling and parking included, Arc is not cheap, but the location and fee package justify much of the premium. For an owner-occupier who will use the transit and the mall, I think it is a sound choice. Investors should compare it carefully with lower-priced buildings further along Sheppard, where rents are similar.

Arc Condos — frequently asked questions

Who built Arc Condos?

Arc was developed by The Daniels Corporation and designed by Kirkor Architects & Planners. Canadian Architect gives August 2009 as the completion date.

How many storeys and suites does Arc have?

Sources conflict. Condos.ca lists 15 storeys and 443 suites, UrbanToronto lists 16 storeys, and Canadian Architect lists 12 storeys and 447 suites; the stepped form explains part of the difference.

What do the maintenance fees include?

Condos.ca lists common elements, heat, air conditioning, building insurance, water and parking. Hydro is not listed.

How much are the fees per square foot?

Across current listings, about $0.82 per square foot, which is competitive given that heating, cooling and parking are included.

What makes the building’s design different?

Kirkor wrapped it in curving aluminium bands so it reads as one long, ship-like form, stepping down at the south end toward the subway entrance, with a green roof and an amenity terrace.

What amenities does Arc have?

A concierge, rooftop amenity terrace, party room, guest suites, media room, meeting room and visitor parking.

What size are the suites?

About 405 to 2,172 sq ft. Most of the stock is studios, one-bedrooms and one-plus-dens, and the largest suites rarely come up.

Who manages Arc?

Condos.ca lists Crossbridge Condominium Services. Confirm the current manager on the status certificate.

How does Arc compare with Merci across the street?

Both are Daniels buildings designed by Kirkor and finished in 2009. Arc is the larger, busier tower; Merci is a low, terraced building of 159 suites with a similar fee package.

Who does Arc suit?

Car-free buyers, commuters and first-time buyers who want the mall and subway at the door and predictable monthly costs.

How much do condos at Arc Condos sell for?

Over the last 12 months the median resale at Arc Condos was $538,880, across 13 sales. The typical unit sold in 19 days at about 96% of the asking price. That works out to roughly $740 per square foot.

How much is rent at Arc Condos?

The median lease at Arc Condos over the last 12 months was $2,375/mo, from 41 leases. Units typically leased in 26 days.

What does each unit type cost at Arc Condos?

Over the last 24 months: Studios rented for $1,940/mo; One-bedrooms sold for a median $538,880 and rented for $2,388/mo; Two-bedrooms sold for a median $552,000 and rented for $3,000/mo. Each median uses three or more deals.

What rental yield does Arc Condos offer an investor?

At a median price of $538,880 and a median rent of $2,375 a month, the gross yield is about 5.3%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Arc Condos?

Can you Airbnb a unit at Arc Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
