Renters, Airbnb and elevators at Mulock Hills
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Mulock Hills?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Mulock Hills
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mulock Hills is one of the smallest condominium corporations near Yonge and Sheppard: 15 townhomes on a private lane east of Yonge, each a little over 2,100 square feet. Homes here rarely come up for sale, and when one does, it is competing with houses rather than with condo suites. The small size is the attraction and the risk at once. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Mulock Hills is a 15-home condominium townhouse community on William Poole Way in East Willowdale, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. Condos.ca groups it under 1 to 16 William Poole Way. It was built in 2002 by Mulock Hills Ltd., and its condominium corporation is TSCC-1422, registered on 1 February 2002. Condos.ca lists Taft Forward Property Management as the manager and lists common elements, building insurance, parking and water as included in the maintenance fee.
Mulock Hills at a glance
Fifteen homes, one small corporation
Mulock Hills is a low-rise townhouse group rather than a building. Condos.ca records 15 homes, all between about 2,135 and 2,170 square feet, so the plans are close to identical. They sit on William Poole Way, a short private street east of Yonge in the Yonge and Sheppard corridor.
The street is shared with other corporations. Oxford Hills, TSCC-1425, has 26 townhomes on Jonathan Dunn Way and part of William Poole Way, registered five days after Mulock Hills and managed by the same company. A third group, the 57 William Poole Way townhouses, is listed separately. When you see a William Poole Way listing, confirm which corporation it belongs to, because the fees, rules and reserve funds differ.
Condos.ca names Mulock Hills Ltd. as the builder. I could not find a reliable published source for the architect or the builder’s other projects, so I have left those out.
House-sized homes, with condo-sized decisions
At a little over 2,100 square feet, these homes are about the size of a modest detached house. I could not find a published floor plan for Mulock Hills, and there were no listings at the time of writing. The neighbouring Oxford Hills homes, which are similar in size and age, are described as three floors plus a basement with a garage, and I would expect something comparable here, but confirm the layout and the number of levels for the specific home.
Condos.ca lists a parking garage, BBQs permitted and a security system with an enterphone. Ask whether the garage is a private garage for each home or a shared structure, how many cars it holds, and where visitors park, because that varies a lot between townhouse communities.
With all 15 homes built to near-identical sizes, the differences in value come from position on the lane, exposure, condition and updates. A home with a renovated kitchen and bathrooms and newer mechanical equipment will be worth noticeably more than one with original 2002 finishes.

What the fee covers, and what it might not
Condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not on the list, so expect to pay those as you would in a house. Ask how the home is heated and cooled, and how old the furnace, air conditioner and water heater are.
The declaration matters more than the fee. In a townhouse corporation it sets out who pays for roofs, windows, doors, driveways, decks and fences, and who handles snow clearing and landscaping. If the corporation looks after the exteriors from its reserve fund, a moderate fee can be good value. If owners carry most of that work themselves, the fee looks low only because the costs sit with you.
In a 15-home corporation, the arithmetic is unforgiving. A roof replacement program or a resurfacing of the lane is shared by 15 owners, not 300. Read the reserve fund study and check the balance per home before you look at anything else.
Ask about insurance too. Building insurance is in the fee, but in a small corporation the policy deductible can be large relative to the budget, and owners are often responsible for damage that starts in their home up to that amount. Make sure your own policy covers it.
Living near Yonge and Sheppard, off the main road
The lane is set back from Yonge, which gives these homes a residential setting while keeping the Yonge and Sheppard shops and the subway within reach. The data panel on this page has the transit, school and park details.
Groceries are close. A No Frills opened in September 2026 in the former Whole Foods space at Hullmark Centre on the southeast corner of Yonge and Sheppard, and a Food Basics is across Yonge south of Sheppard.
Change is coming to the main street. The City is advancing road work east of Yonge, including the Doris Avenue extension, ahead of a larger rebuild of Yonge between Sheppard and Finch. The 2020 Transform Yonge design is being reassessed, with findings expected in early 2027.
Pricing a home in a 15-home corporation
There were no homes for sale or for rent at the time of writing, and condos.ca does not publish a building average per square foot. With 15 homes, there may be years with one sale or none, so the building alone will not give you a reliable price.
When I price a home here, I start with sales inside Mulock Hills over several years, then look at Oxford Hills next door, which has similar sizes and the same manager, and then at freehold townhomes and semis nearby. A condo townhouse should trade at a discount to a comparable freehold, because you pay a monthly fee and share decisions with a board. The discount narrows when the corporation covers exteriors from a healthy reserve fund.
For the sale data on this community, see the panel on this page or ask for my building sold report.

Amenities at Mulock Hills
There is no amenity package in the tower sense: no concierge, gym or party room. What you get is a house-sized home with its own front door, outdoor space where barbecues are permitted, a security system and parking, with a small corporation looking after the shared lane and common elements.
Jatin’s honest take on Mulock Hills
Who this building suits
Mulock Hills suits families who need a house-sized home near Yonge and Sheppard but do not want to pay for a detached, and downsizers who want to keep a house layout and outdoor space without the full upkeep of a freehold. It suits owner-occupiers who plan to stay, more than investors, because thin resale data makes an exit harder to time.
What I’d want you to check
Read the declaration to see exactly what the corporation maintains, then the reserve fund study for roofs, windows, the lane and any shared garage, all of which are at or near replacement age in a 2002 community. In a 15-home corporation, ask whether any special assessment has been levied or discussed, and how often the board has changed. Confirm the parking arrangement, the age of the home’s furnace, air conditioning and water heater, and the rules on pets, rentals and exterior changes.
The value question
For a buyer who needs about 2,100 square feet near Yonge and Sheppard, I think Mulock Hills is a sensible alternative to a freehold if the reserve fund is sound. Homes come up rarely, so be ready when one does. But in a corporation this small, the status certificate is the whole story, and I would walk away from a thin reserve fund no matter how good the home looks.
