Living here
Renters, Airbnb and elevators at Peninsula Place
Do mostly owners or renters live here?
Renter-heavy building. Of 54 deals here in the last 24 months, 39 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Peninsula Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Peninsula Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Peninsula Place at 233 Beecroft Road is one of the simplest ownership propositions in North York Centre. It is a 2001 tower one street back from Yonge, and the fee covers hydro, heat, air conditioning, water and parking, so your monthly cost is close to one number. What you are really buying is a 25-year-old corporation and its reserve fund. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Peninsula Place is an 18-storey, 331-suite condominium at 233 Beecroft Road in Willowdale West, North York, Toronto, in the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre part of the city. It was developed by Gibson Residential Developments and completed in 2001. The condominium corporation is MTCC-1382, registered on 6 July 2001, and condos.ca lists Del Property Management as manager. The fee includes air conditioning, common elements, heat, hydro, building insurance, parking and water.
Peninsula Place at a glance
One street back from Yonge
Beecroft Road runs behind the west side of Yonge Street through North York Centre. Peninsula Place sits on it between Sheppard and Finch, close to the civic core around Mel Lastman Square and the Gibson House Museum at 5172 Yonge Street.
That position is the building’s daily advantage. You are a short walk from the Yonge strip’s shops, restaurants and offices, but your suite faces a secondary road rather than the main street. The panel on this page has the exact stations, schools, parks and restaurants nearby.
The Gibson House is worth knowing about if you live here. The City runs it as a museum in the red-brick Georgian Revival farmhouse of David Gibson, a surveyor and politician who took part in the 1837 Rebellion, and general admission is free. The family’s first farmhouse was burned after the rebellion, and the house that stands today was built when they came back. For a neighbourhood now defined by towers, it is a useful reminder that this stretch of Yonge was farmland not so long ago, and it gives you a free, quiet place to take visiting family.
A 2001 tower from Gibson Residential Developments
Condos.ca lists Gibson Residential Developments as the developer and builder, with completion and registration in 2001 as MTCC-1382. At 18 storeys and 331 suites, it is a full-size tower, and a corporation that size spreads the cost of major repairs across many owners.
I could not find a reliable record of the architect or of other projects by the same developer, so I will not speculate about either. For a building this age, the corporation’s track record since 2001 matters far more than the developer’s name.
Condos.ca does not publish a suite-size range for the building. The three suites for sale when I checked were all in the 500 to 699 square foot bands, including a one-plus-den, which suggests a building weighted toward one-bedrooms. Ask for the floor plan of any suite you consider and measure it against the listing, because older listings often round generously.
I could not confirm ceiling heights, balcony sizes or locker arrangements from a reliable source. Check them on the tour.

A fee that covers almost everything
Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water in the fee. Hydro is the unusual item. Most newer towers in North York Centre meter electricity to each suite, so the fee here replaces a bill you would pay separately almost anywhere else nearby.
That is why the fee per square foot here looks high next to a newer building. Before you compare, add the newer building’s hydro, water and parking costs back onto its fee. The gap often shrinks or disappears.
Bulk hydro has a cost. Light users pay the same share as heavy users, and the corporation carries energy price increases until they reach the fee. Ask how utility costs have moved in recent budgets and whether the board has ever looked at suite metering, which would be a capital project with its own price.
What is changing on Beecroft
This street is part of the City’s plan for North York Centre. The Transform Yonge project, which would rebuild Yonge between Sheppard and Finch with wider sidewalks, cycle tracks and new crossings, depends on extensions to Beecroft Road and Doris Avenue being built first, and the City is advancing those now.
The 2020 Transform Yonge design is being reassessed, with findings expected in early 2027, and no construction dates are set for Yonge itself. For owners at Peninsula Place, that means road work on Beecroft or nearby is a realistic prospect over the next several years.
In the long run, a rebuilt Yonge and a more complete Beecroft should make the area easier to walk and drive. In the short run, expect detours and noise, and favour suites facing away from the street if quiet matters to you.
What Peninsula Place costs
Condos.ca puts the building average at about $701 per square foot. That is in line with a 2001 tower in North York Centre and below the roughly $800 per foot at the 2010 Spring at Minto Gardens near Yonge and Sheppard, where hydro and water are billed to the suite.
Three suites were for sale when I checked, asking between $459,900 and $540,000, and one was for rent. Fees on those listings ran from about $605 to $656 a month, roughly $1.10 per square foot on condos.ca’s calculation, with hydro, heat, water and parking included.
Compared with a newer building near $1.06 per foot that bills hydro and water separately, that inclusive fee is likely the better deal month to month. Use the recent sales in the data panel above as the real benchmark for value.

Amenities at Peninsula Place

Jatin’s honest take on Peninsula Place
Who this building suits
First-time buyers, commuters and investors who want North York Centre’s shops and services nearby and a monthly cost that is close to one predictable number. It suits anyone who would rather not deal with separate hydro and water bills, and people who like being one street back from Yonge rather than on it.
What I’d want you to check
At 25 years, the building is in the window where windows, balcony membranes, the garage, the elevators and the heating and cooling equipment come due. Read the reserve fund study, the last two budgets and the board minutes to see what has been done and what is still ahead, and ask whether a special assessment or a large fee increase has been discussed. Condos.ca flags a pet restriction, so read the rules before you buy. Confirm that the suite comes with the parking and locker you expect, and ask about any planned road work on Beecroft.
The value question
At about $701 per square foot with almost every utility in the fee, Peninsula Place is a fair-value way into North York Centre. It will not compete with newer towers on finishes or amenities, but its total monthly cost often beats them. If the reserve fund is healthy, I think this is a solid owner-occupier or starter purchase. If the documents show big repairs coming without the money set aside, the low per-foot price has a reason.
