Living here
Renters, Airbnb and elevators at Sonata Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 112 deals here in the last 24 months, 88 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Sonata Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Sonata Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sonata is the building I show buyers who want Yonge and Finch without living on Yonge itself. It is a 26-storey Ghods Builders tower from 2003 on Lorraine Drive, a short side street west of Yonge, with heat and cooling in the fee and suites from compact one-bedrooms to three-bedroom-plus-dens. It is also about to sit near one of the biggest transit projects in North York. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Sonata Condos is a 26-storey, 303-suite condominium at 7 Lorraine Drive in Willowdale West, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built by Ghods Builders and completed in 2003. The condominium corporation is TSCC-1575, registered on 24 December 2003. Condos.ca lists air conditioning, common elements, heat, building insurance and water as included in the maintenance fee.
Sonata Condos at a glance
A Ghods tower on a side street
Sonata was built by Ghods Builders and completed in 2003. It has 303 suites over 26 storeys and registered as TSCC-1575 on Christmas Eve that year, which makes it one of the more established towers within walking distance of Yonge and Finch.
The address is the appeal. Lorraine Drive is a short residential street west of Yonge, so you get Yonge and Finch for shopping and transit without a front door on one of the busiest corners in North York. Suites on the Yonge side will still see the street, but the building itself is set back from it.
At 26 storeys, the upper floors look over the low-rise streets west of Yonge, which are mostly houses. That gives many suites more open views than you would expect this close to the subway, although new development along Yonge can change that over time, so ask what is planned before paying extra for a view.
The data panel on this page shows the transit options, schools and nearby food. For most buyers here, the short walk to Yonge is the whole point.
Who manages it: the sources differ
Condos.ca lists Andrejs Management as the property manager. A building page on the Dash Property Management website lists Sonata, with the corporation number and the building’s phone number, which suggests Dash has managed it at some point.
I could not confirm which company manages the building today. It matters more than buyers think, because the manager runs the budget, the repairs and the reserve fund planning. Ask the listing agent, confirm on the status certificate, and ask how long the current manager has been in place.

Suites from 453 to 1,518 square feet
Condos.ca gives a range of about 453 to 1,518 square feet. That is unusually wide for one building. The four suites for sale when I checked covered a one-bedroom-plus-den in the 500s, a two-bedroom in the 700s, a two-bedroom-plus-den in the 800s and a three-bedroom-plus-den.
That mix means Sonata works for first-time buyers, investors and families at the same time. The three-bedroom plans are the scarce product: new towers near Yonge and Finch build very few of them, and they suit families who want to stay near Yonge without buying a house.
The wide range also helps on resale. With 303 suites and plans at every size, there are usually comparable sales for whatever you buy, so you are less exposed to one odd sale setting the price. That is a quiet advantage over smaller buildings nearby, where a single sale can move the numbers.
I could not find the architect or ceiling heights in any source I checked. As with any building of this age, check whether the kitchen, bathrooms and flooring are original and price the suite accordingly.
The subway extension next door
Finch is the current end of Line 1, and the Yonge North Subway Extension will push the line about eight kilometres north into York Region, with five new stations. The City of Toronto’s project page says the tunnelling contract from Finch Station was awarded in August 2025, upgrades at Finch Station are complete and utility relocations are under way.
For an owner at Sonata, that means years of construction activity around Yonge and Finch, followed by a better-connected Line 1 once it opens. The City does not give an opening date, so I would not pay a premium today for a benefit with no firm timeline. I would also check what construction work is planned on the blocks around Lorraine Drive.
What Sonata costs, and what the fee leaves out
Condos.ca puts the building average at about $695 per square foot. That is in line with other 2003 towers in this part of North York, and well below new construction around Yonge and Finch. You are buying an established building at resale prices, close to the subway.
The fees on active listings worked out to about $0.86 per square foot, which is reasonable given that air conditioning, heat, building insurance, water and common elements are included, according to condos.ca. Parking is not listed among the inclusions, and the Dash page says hydro is extra. Ask whether the suite comes with parking, and whether parking carries its own fee.
If parking turns out to be separate, add its monthly cost to the fee before comparing Sonata with buildings where parking is included. Even so, a fee that covers heat and cooling is a meaningful saving through a Toronto winter and summer.
Four suites were for sale when I checked, asking between $399,900 and $820,000, with fees between $536 and $1,011 a month. For recent sale and lease figures, use the data panel on this page or my building sold report.

Amenities at Sonata Condos
Condos.ca lists concierge, a security guard, a party room, a meeting room and a sauna, and the Dash building page adds a gym and a pool. That is a full package for a 303-suite building, and the pool is the item to check most carefully, both for its condition and for what the reserve fund expects to spend on it.
Jatin’s honest take on Sonata Condos
Who this building suits
First-time buyers and investors in the smaller suites, and families who want a three-bedroom near the subway without a house price. It suits people who want to walk to Yonge and Finch every day but prefer a quieter side street. If you want new finishes and a building with no ageing systems, look at newer towers, and expect to pay much more per square foot.
What I’d want you to check
Confirm who manages the building today, since sources disagree. At 20-plus years, read the reserve fund study for windows, elevators, the garage membrane, the pool and mechanical systems. Check whether parking is included with the suite and whether it carries an extra fee. Condos.ca notes a pet restriction, so read the declaration and rules before you bring a pet. And ask about planned subway construction near Lorraine Drive.
The value question
At about $695 per square foot, with heat and cooling in a fee of about $0.86 per square foot, Sonata is fair value for its location. The subway extension is a long-term plus I would not pay extra for yet. If management and the reserve fund check out, I think it is a solid end-user purchase, especially in the larger suites.
