Renter-heavy building. Of 53 deals here in the last 24 months, 38 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Mansions of Avondale?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Mansions of Avondale

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Mansions of Avondale is the building I point to when a buyer near Yonge and Sheppard wants a predictable monthly cost. The fee covers heat, hydro, air conditioning, water and parking, which very few towers in this pocket offer. It is a 2003 building at mid-rise height, and its value depends on how well that all-in fee has been managed. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Mansions of Avondale is a 14-storey, 255-suite condominium at 51 and 55 Harrison Garden Boulevard in Willowdale East (the Avondale pocket), part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. Condos.ca lists Baghai Development as the builder and 2003 as the year built. The condominium corporation is TSCC-1495, registered on 11 February 2003, and Maple Ridge Community Management is listed as the manager. Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water as included in the maintenance fee.

Two addresses, one corporation on paper

The Mansions of Avondale carries two street numbers, 51 and 55 Harrison Garden Boulevard. Some listing sites label 55 as Mansions of Avondale II, which suggests the project was built or marketed in two phases. Condos.ca groups both addresses under a single corporation, TSCC-1495, with 255 suites over 14 storeys.

I could not confirm from a published source exactly how the suites divide between the two addresses, or whether they share one set of amenities. That matters for budgeting and for how the building is run. Before you buy, check the status certificate for the legal description, the unit count and which facilities belong to the corporation.

The builder, Baghai Development, is a smaller name than the Menkes and Tridel towers around it on Harrison Garden. I could not find a reliable source for the architect, so I have left that out of the specifications.

The fee that covers almost everything

This is the feature that sets the building apart. Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water as included in the fee. In practical terms, apart from cable, internet and your contents insurance, most of your monthly housing cost is in one payment.

That changes how you compare fees. Spectrum South Tower across the street does not list heat or hydro, and most newer towers at Yonge and Sheppard put hydro, heating and cooling on your own meter and charge parking separately. Once you add those back, a fee here that looks high on paper can be the cheaper option overall.

The trade-off is that the corporation carries the energy risk. When utility rates rise, the budget rises, and that flows into the fee for everyone. Ask for three years of budgets to see how the fee has moved, and ask whether the board has looked at suite metering or energy upgrades. Also ask how heating and cooling are delivered; in a building of this age, that equipment is a major line in the reserve fund study.

Mid-sized suites at 14 storeys

Condos.ca records suite sizes of about 595 to 1,105 square feet. That is a tighter range than many towers, and it tells you the building is mostly one-bedroom-plus-dens and two-bedrooms rather than compact studios or very large family suites. Penthouse-level suites appear in the listing history as well.

At 14 storeys, this is short for Yonge and Sheppard, where newer towers reach into the 30s and 40s. The benefit is a smaller population sharing the elevators and amenity spaces than in the larger towers. The cost is fewer high-floor views, so if you are paying for a view, check exactly what the suite faces and what is planned nearby.

I could not verify ceiling heights. For a 2003 building, expect standard heights, and confirm on the viewing.

Living behind Yonge and Sheppard

Harrison Garden is a short street of towers east of Yonge and south of Sheppard, set back from the main road. You are within walking distance of the Sheppard-Yonge subway interchange and the shops at the corner; the data panel on this page has the transit details.

The grocery picture has just changed. The Whole Foods in Hullmark Centre at the southeast corner of Yonge and Sheppard closed in 2025, and a No Frills opened in the same space in September 2026. There is also a Food Basics across Yonge, south of Sheppard. For daily errands, that is a useful pair within walking distance.

Further out, the City is reconsidering how Yonge Street between Sheppard and Finch should be rebuilt. The Transform Yonge design approved in 2020 is being reassessed in a feasibility study, with findings expected in early 2027, and related road extensions are being advanced first. Expect construction on Yonge north of Sheppard in the years ahead.

Pricing: older-building discount, with the fee to account for

Condos.ca puts the building average at about $721 per square foot. That is close to Spectrum South Tower across the street at about $704, and below the newer towers at the corner of Yonge and Sheppard. You are paying for a 2003 building, and the discount reflects that.

At the time of writing there was only one suite for sale and one for rent. A single listing is not a range, so I am not quoting its price or fee. Applied to the recorded suite sizes, the building average points to roughly the low $400,000s for the smallest suites and the high $700,000s for the largest, before adjusting for floor, view, condition and parking.

The fee needs to be compared on a total-cost basis. Because heat, hydro, air conditioning and parking are included, compare the fee here against a newer building’s fee plus its hydro bill, its heating and cooling costs and its parking charge. On that basis, I think the Mansions often comes out ahead.

With few listings at any one time, use the sale data on this page or ask for my building sold report before you set an offer price.

Amenities at The Mansions of Avondale

ConciergeParty roomMeeting roomGuest suitesSaunaParking garage

Condos.ca lists a concierge, party room, meeting room, guest suites, a sauna and an underground garage. That is a modest but practical package; the guest suites are the feature families tend to use most. Condos.ca also tags the building with a pet restriction, so read the rules before you buy if you have a pet.

Jatin’s honest take on The Mansions of Avondale

Who this building suits

The Mansions of Avondale suits owner-occupiers who want a predictable all-in monthly cost close to the Sheppard-Yonge interchange: downsizers, couples and first-time buyers stepping up to a one-plus-den or two-bedroom. It suits people who prefer a shorter building with a smaller population over a 40-storey tower, and who would rather have utilities in the fee than amenities they will not use.

What I’d want you to check

Confirm how the two addresses relate within TSCC-1495 and which facilities are shared. Read the reserve fund study and recent board minutes, with attention to heating and cooling equipment, elevators, windows and balcony doors, the roof and the garage, which are all at or near replacement age in a 2003 building. Ask how fast the fee has risen with utility costs and whether any special assessment has been levied or discussed. Confirm the parking space and locker for the suite, and read the pet rules.

The value question

At about $721 per square foot with heat, hydro, air conditioning and parking included, I think this is one of the better total-cost propositions in the Avondale pocket. You give up new-build finishes and height, and you take on a corporation that carries the utility risk. If the reserve fund is sound and the fee history is steady, it is good value for an owner-occupier planning to stay.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition.
