Do mostly owners or renters live here?

Leases 8%Sales 92%

Mostly owner-occupied. Of 12 deals here in the last 24 months, 1 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 121 Centennial Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 121 Centennial Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

121 Centennial Road is a small, quiet townhouse complex in a corner of Scarborough that feels more like a lakeside suburb than the city. It has 37 homes, it dates from 1971, and recent listings show something rare for a condo: a private backyard. The waterfront trail and Rouge National Urban Park are the neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

121 Centennial Road Townhouses is a 37-home condominium townhouse complex at 121 Centennial Road in the Centennial Scarborough neighbourhood of Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Port Union Road and Lawrence Avenue East. It was built in 1971, and the condominium corporation is YCC-55, registered on 29 October 1971. Affordable Property Management is listed as the property manager. Condos.ca does not publish a fee-inclusion list; a recent listing reported that the fee covers cable, parking and water.

YCC-55

A 37-home corporation from Ontario’s first condo decade

YCC-55 was registered in October 1971, only a few years after Ontario’s first condominium legislation. That makes this one of the oldest condominium corporations in Scarborough, and one of the smallest I cover, at 37 homes.

Small and old is a particular combination. A board of a handful of owners can make decisions quickly and keep overheads down, but every big repair is shared among few people. After more than fifty years, the roofs, windows, fences, paving and underground services have all had at least one replacement cycle or are about due for one.

Ask for the reserve fund study and recent board minutes before you fall in love with a home here. They will tell you what has been done, what is coming, and how the corporation plans to pay for it.

Older corporations also tend to have older governing documents. Read the declaration and by-laws as well as the status certificate, because rules written in the early 1970s can differ from what buyers expect today on things like exterior alterations, fences and parking.

Backyards and finished basements

A recent listing here described a two-storey home of about 1,000 to 1,199 square feet with three bedrooms upstairs, living and dining on the main floor and a finished basement suited to a family room, office or gym. Condos.ca records the complex as one storey, so judge each home by its listing and a visit rather than by the database.

The standout was a private backyard, which most condo townhouses don’t give you. For a family with young children or a dog, that is the difference between a condo and something that feels like a house.

That home had forced-air heating, two parking spaces and no locker, and the listing recorded no in-suite laundry, so ask where laundry sits in the plan you are viewing. Condos.ca lists a parking garage, visitor parking and permission for barbecues.

Because these homes predate modern energy standards, ask about windows, insulation and the age of the furnace and any air conditioning. Upgrades that an owner has already paid for are worth real money to you as the next buyer, and missing ones are a cost to plan for.

What the fee is likely to cover

Condos.ca does not publish an inclusion list here. A recent listing reported that the fee covers cable, parking and water. Heat and hydro were not included, which is typical for townhouses where each home has its own meters and furnace.

With no homes for sale when I checked, I can’t give a current fee range from active listings. Ask for the corporation’s budget and the fee history over the past five years, and check whether there have been special assessments.

Check, too, how the declaration splits responsibility for things like backyards, fences, decks and exterior doors. In older townhouse corporations those rules vary widely, and they decide whether a repair is your bill or the corporation’s.

If the corporation’s insurance covers only what the declaration defines as common elements, you will need your own unit-owner policy for the rest, including any improvements a previous owner made. Ask your insurance broker to read the declaration with you and to check the deductible owners are responsible for.

Port Union, the lake and the Rouge

This is the far east end of Toronto, near Lawrence Avenue East and Port Union Road. Port Union Waterfront Park runs about 3.8 kilometres along Lake Ontario from Highland Creek to the Rouge River, with a multi-use trail and ten cobblestone beaches, and it has a pedestrian access point at the foot of Port Union Road.

Rouge National Urban Park, Canada’s first national urban park, lies just east, with trails, day use areas and working farmland that stretch into Markham and Pickering. Few parts of Toronto have this much nature this close to a front door.

Daily needs are close by. Listings mention coffee shops and the Port Union Bakery within walking distance, Kingston Road and Highway 401 a few minutes’ drive away, and GO Transit for commuters. The data panel on this page shows the exact transit options and distances.

The trade-off is that this corner of the city is car-dependent for most errands. If you plan to live here without a car, map your commute and your grocery run before you buy.

Pricing a home that rarely comes up

There were no homes for sale or for rent here when I checked, which is normal for a 37-home complex where owners stay put. That means I can’t give a current asking range, and the sold data in the panel above may be thin. Read it with care, because one renovated home can move a small sample a long way.

The better comparison is with freehold townhouses and semis in the Port Union and Centennial area. A condo townhouse here should trade at a discount to freehold, reflecting the monthly fee and the board’s say over the exterior. If the gap is small, a freehold may be the better buy.

Condition and the backyard are the two biggest price drivers. If you want me to pull the aggregates for this address and the nearby alternatives, my building sold report does exactly that.

Small complexes like this also tend to sell by word of mouth and to buyers who already live nearby. If you want to live here, it is worth telling an agent early so you hear when a home is about to come up.

There are no shared amenities beyond parking and barbecue permission, and that is fine here. Your amenities are a backyard, the waterfront trail and Rouge National Urban Park.

Jatin’s honest take on 121 Centennial Road Townhouses

Who this building suits

Families and nature lovers who want a backyard and the lake within reach, and buyers priced out of freehold homes in Port Union and West Rouge. It also suits commuters who drive or use GO Transit and want a quieter street.

What I’d want you to check

At over fifty years old, read the reserve fund study for roofs, windows, fences, paving and any underground services, and look for special assessments in recent years. Confirm the fee inclusions and the declaration’s rules on backyards, fences and exterior changes. Ask where laundry is located and what parking is assigned to the home.

The value question

For the space, the backyard and the setting, this can be very good value in east Toronto. You give up amenities and accept an older corporation in which every owner carries a bigger share of each repair. If the reserve fund is healthy and the price sits sensibly below nearby freeholds, I would be happy to see a family buy here.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
