Renters, Airbnb and elevators at 6157 Kingston Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 6157 Kingston Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 6157 Kingston Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

6157 Kingston Road is the kind of complex most buyers drive past without noticing: 32 townhouses from 1992 on the Kingston Road edge of Centennial Scarborough. Small complexes like this can be the best value in the east end or a reserve-fund problem waiting to happen, and the difference is almost entirely in the paperwork. Here is how I would approach it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
6157 Kingston Townhomes is a 32-home, low-rise townhouse condominium at 6157 Kingston Road in Centennial Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 1992 and registered on 23 December 1992 as MTCC-1042. Condos.ca lists Streetcar Developments as the developer and Newton-Trelawney Property Management as the manager. Maintenance fees include common elements, building insurance and parking. Listed amenities are visitor parking and permission to barbecue.
6157 Kingston Townhomes at a glance
Thirty-two owners share every bill
The single most important fact about this complex is its size. With 32 homes in one corporation, every roof cycle, every paving job and every insurance renewal is split 32 ways. A $200,000 project costs each owner about $6,250 on average, before unit-factor weighting, so the reserve fund has to be planned carefully.
Small corporations also run on a small number of volunteers. Five or fewer owners may sit on the board, and the quality of decisions depends on who is willing to serve. That is not a criticism of this complex in particular. It is the reason I read the board minutes for the past two years before I let a client firm up on any small townhouse condo.
The upside is real. A small community tends to know its neighbours, rules are easier to change, and there is usually less turnover than in a large high-rise. Buyers who like a quiet, settled street feel often do well in complexes of this size.
What the fee covers, and what the declaration decides
Condos.ca lists common elements, building insurance and parking as the fee inclusions. Water, heat and hydro are not on that list, so in a townhouse complex of this era you should expect to pay those yourself. Confirm it on the status certificate rather than assuming.
In a townhouse condo, the more useful question is who repairs what. Some declarations make the corporation responsible for roofs, windows, doors and driveways; others push windows and doors onto the owner, or treat front and back yards as exclusive-use areas you maintain. That split changes your real monthly cost far more than a $30 difference in fees.
Ask for the declaration, the current budget and the most recent reserve fund study together. If the study shows roof or window replacement in the next five years, check whether the reserve fund is funded for it or whether the plan relies on fee increases.

Kingston Road at the east end of Scarborough
This stretch of Kingston Road sits on the edge of Centennial Scarborough, an area of mostly detached homes built from the 1940s through the 1970s, with a newer pocket in the northeast. Kingston Road here is a commercial strip rather than a main street, so most daily errands are a short drive rather than a stroll.
The neighbourhood’s best feature is green space. Colonel Danforth Park runs along the western edge as a wooded ravine, with an access point off Old Kingston Road west of Meadowvale Road, and Adams Park on Lawson Road has sports fields and a playground. For groceries and services, the plazas at Lawson Road and at Port Union and Lawrence cover the basics, and Highway 401 is reached from Port Union Road.
Position inside the complex matters. Homes nearest Kingston Road take more traffic noise and headlight glare, while those set further back are quieter and usually have more privacy at the rear. When two homes here are listed at once, I would expect that difference to show up in price, and I would visit both at rush hour before choosing.
A short walk west along Kingston Road is Three 7 Condos and Lofts, a 30-suite low-rise from 2015. It is the obvious comparison: newer construction with water in the fee, against an older complex where you are buying a townhouse format at an older-building price.
A 1992 complex: what 34 years means
At 34 years old, this complex has almost certainly been through one full roof cycle, and the original windows, patio doors and garage doors are at or past the end of their expected life. The question is whether those were replaced by the corporation, by individual owners, or not at all.
Condos.ca names Streetcar Developments as the builder. I could not find an independent record of the original developer, so treat the attribution with caution. It matters less than the corporation’s own maintenance history, which you can read in the reserve fund study and the board minutes.
Walk the complex before you book a showing. Look at the condition of the shared paving, the fencing, the drainage around foundations and the visitor parking. In a complex this size, what you see outside is a fair preview of how the board manages money.
Pricing in a 32-home complex
There were no active listings here when I reviewed the building, and with 32 homes, sales are infrequent. Some years there may be only one or two. That makes this complex hard to price from its own history, and any single sale can move the median a long way.
The data panel on this page shows what has traded. Beyond that, I price homes here against other townhouse condos of similar age in Centennial, West Hill and Highland Creek, adjusted for size, basement finish, parking and condition. The age-adjusted comparison with Three 7 Condos and Lofts nearby is also useful for buyers deciding between a townhouse and a newer low-rise suite.
Because parking and building insurance are bundled and utilities are not, compare fees on a total-cost basis. Add your own water, heat and hydro to the fee before you weigh it against a building where some of those are included.

Amenities at 6157 Kingston Townhomes
There is no amenity building to fund, which keeps the budget simple. What you get is visitor parking and permission to barbecue, so your outdoor space and the nearby ravine parks are the real amenities here.
Jatin’s honest take on 6157 Kingston Townhomes
Who this building suits
Buyers who want a townhouse with a condo fee rather than a detached house, and who value a quiet, small community over amenities. It also suits first-time buyers moving from a high-rise who want more space and a door at ground level, and who are comfortable driving for most errands.
What I’d want you to check
Read the reserve fund study, the last two years of board minutes and the declaration’s maintenance schedule before you firm up. In a 1992 complex, find out when the roofs, windows and paving were last done and whether the next round is funded. Confirm what the fee leaves out, and ask whether any special assessments are planned; I have no record either way.
The value question
The value case for a small, older townhouse complex is space for the money. The risk is a thin market and a small reserve base. If the reserve fund study is healthy and the major components have been renewed, this can be a sensible purchase for an owner who plans to stay; if not, the price should reflect the work ahead.

6157 Kingston Townhomes — frequently asked questions
How many homes are at 6157 Kingston Road?
The corporation has 32 townhouse homes, according to condos.ca.
When was 6157 Kingston Townhomes built?
It was built in 1992 and registered as MTCC-1042 on 23 December 1992.
Who manages 6157 Kingston Townhomes?
Condos.ca lists Newton-Trelawney Property Management. Confirm the current manager on the status certificate.
What do the maintenance fees include?
Common elements, building insurance and parking. Utilities are not listed as included, so budget for them separately.
Who built the complex?
Condos.ca lists Streetcar Developments. I could not confirm this from another source.
Are there amenities?
There is no amenity building. Listed amenities are visitor parking and barbecues.
Who is responsible for roofs and windows?
That is set by the corporation’s declaration. Ask for it with the status certificate, because it varies between townhouse complexes.
How does it compare with Three 7 Condos and Lofts?
Three 7, a short walk west, is a 2015 low-rise with water in the fee. 6157 Kingston is an older townhouse format, so you trade newer construction for more of a house-like layout.
Why are there so few sales?
With only 32 homes, turnover is naturally low. That makes each sale a weak guide on its own, so I price against similar complexes nearby too.
Can you Airbnb a unit at 6157 Kingston Townhomes?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has 6157 Kingston Townhomes had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is 6157 Kingston Townhomes zoned for?
