Living here
Renters, Airbnb and elevators at 250 Orton Park Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 250 Orton Park Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 250 Orton Park Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

250 Orton Park Road is a 36-home townhouse complex a short distance from Centenary Hospital, and it raises a question I want answered before any client buys here: who actually runs it? Condos.ca lists the corporation itself where a management company would normally appear. That can be perfectly fine, but it changes what you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
250 Orton Park Townhouses is a condominium townhouse complex of 36 homes at 250 Orton Park Road in the Morningside area of Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, near Ellesmere Road and Neilson Road. It was built in 1975, and the condominium corporation, YCC-233, was registered on 3 November 1975. Condos.ca lists the corporation itself in place of a property management company. It does not name the builder or publish a fee-inclusion list, so confirm what the fee covers in the status certificate. Condos.ca lists a parking garage and visitor parking.
250 Orton Park Townhouses at a glance
Self-managed, or just unlisted?
Where most buildings show a management company, condos.ca shows York Condominium Corporation for 250 Orton Park Road. That could mean the board manages the complex itself, or it could simply mean the listing has not been updated. I could not confirm which, so I am telling you the gap rather than filling it.
Self-management is not unusual in small townhouse complexes, and it can work well. Fees can be lower, and decisions are made by owners who live on site. The risk is that everything depends on a few volunteers: collecting fees, keeping records, hiring contractors, running the reserve fund study on time and producing a status certificate when you need one.
So before you firm up, find out who signs the status certificate, who keeps the books, whether the financial statements are audited, and whether the reserve fund study is current. If a licensed manager is in place, ask who it is. Ontario requires condominium managers and management firms to be licensed, so that is an easy thing to check.
The twin next door
250 Orton Park Road is YCC-233. Its neighbour at 400 Orton Park Road is YCC-234, with 31 homes, and the two were registered on the same day, 3 November 1975. Consecutive numbers and the same date usually mean one project divided into separate corporations, though no builder is named for either.
They are still separate corporations, with their own boards, reserves and rules, and condos.ca lists a management company for 400 but not for 250. There is also a separate complex at 371 Orton Park Road. Make sure the corporation number on the listing and status certificate is YCC-233.
If you are open to both, they make a useful comparison: the same age and likely the same construction, but fifty years of different decisions about maintenance and money.

What the homes and the corporation need at 51
With 36 homes, every major repair is shared among relatively few owners. A large roofing, window or paving project that would barely register in a high-rise can land as a real cost here, which is why the reserve fund study and the board minutes matter more than the paint colour.
Look for the plan for roofs, windows and doors, paving and walkways, and whatever shared parking structure the complex has. Condos.ca lists a parking garage and visitor parking, so confirm exactly what comes with the home you are viewing and how it is held. The declaration will also tell you who maintains windows, doors and fences.
Inside, a 1975 townhouse is only as current as its last renovation. Ask about the furnace, air conditioner, water heater and electrical panel, and check for permits on any basement or kitchen work. Condos.ca does not publish sizes for this complex, so measure rather than rely on a listing description.
Insurance is the other line to understand. The corporation’s policy covers the buildings, and you will need your own policy for contents, improvements and liability. Ask what deductible the corporation carries and whether the by-laws pass it on to an owner when a claim starts in their home, because in a small complex that deductible can be a meaningful number. Your insurer will want to know before you close.
Daily life near Ellesmere and Neilson
The complex sits just north of Ellesmere Road, with Centenary Hospital, part of Scarborough Health Network, close by at 2867 Ellesmere Road. For hospital staff and for families who want emergency care close to home, that is a real advantage.
To the east is Morningside Park, the largest municipal park in Toronto, which follows the deep valley of Highland Creek between Ellesmere Road, Morningside Avenue and Lawrence Avenue East, with paths that link to the Waterfront Trail.
The proposed Scarborough East Rapid Transit line would run north on Morningside Avenue, with an Ellesmere stop connecting to the proposed Durham–Scarborough bus rapid transit, then through the University of Toronto Scarborough campus. It is still in planning, and Scarborough transit plans have changed course before, so I treat it as a long-term bonus rather than a reason to buy. The panel on this page shows today’s transit, schools and shops.
What 250 Orton Park Road costs
There was nothing for sale or for lease at 250 Orton Park Road when I checked, and condos.ca does not publish sizes or an average price per square foot. In a 36-home complex, sales are infrequent, so any single year can give a misleading picture.
The best comparables are next door at 400 Orton Park Road and in other 1970s townhouse complexes nearby in Morningside and West Hill. Within the complex, updated kitchens and bathrooms, newer mechanical systems and a finished lower level, where there is one, will separate prices more than size.
Fees deserve their own comparison. If 250 is self-managed, its fee may be lower than its neighbour’s, but a lower fee is only good news if the reserve contributions match the reserve fund study. Ask for both the budget and the study and compare them line by line.
For recent sold figures, use the panel on this page, or ask me for a building sold report.

Amenities at 250 Orton Park Townhouses
The amenity list is short: parking and visitor parking, and nothing else listed. That is normal for a 1975 townhouse complex, and it keeps the operating budget focused on the buildings and grounds rather than shared facilities.
Jatin’s honest take on 250 Orton Park Townhouses
Who this building suits
Families and first-time buyers looking for an entry-priced Toronto townhouse, Centenary Hospital and University of Toronto Scarborough staff, and buyers who like a small community where owners run their own affairs.
What I’d want you to check
Who manages the complex and who signs the status certificate. Whether the financial statements are audited and the reserve fund study is current. Whether any special assessment or major project has been discussed in the board minutes. That the corporation number is YCC-233, not 400 Orton Park’s YCC-234. And what the fee covers, what parking you get, and what an inspector finds inside the home.
The value question
A well-run small complex like this can be one of the best-value ways to own a townhouse in the city, especially with the hospital and the park nearby and transit plans in the background. The value depends almost entirely on governance and reserves, though. If the paperwork is in order, I would be comfortable here. If nobody can produce it, I would walk away.
