Living here

Renters, Airbnb and elevators at 3100 Kingston Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 3100 Kingston Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3100 Kingston Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3100 Kingston Road is a small 1978 townhouse complex in Cliffcrest, on the stretch of Kingston Road that runs above the Scarborough Bluffs. It has 42 homes, a professional manager and a parking garage, which is less common in a townhouse complex than people expect. That garage is the first thing I would ask about. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3100 Kingston Road Townhouses is a low-rise condominium townhouse complex of 42 homes at 3100 Kingston Road in the Cliffcrest neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and McCowan Road. It was built in 1978. The condominium corporation, YCC-392, was registered on 15 June 1978, and condos.ca lists Prohouse Management as the manager and a parking garage among its features. Condos.ca does not name a builder or list what the fee includes.

A small complex with a parking garage

At 42 homes, this is a small corporation, and that cuts both ways. Owners tend to know each other and the board, and decisions can move quickly. But every large repair is shared among fewer households, so the reserve fund has to work harder than it would in a complex of 150.

Condos.ca lists a parking garage here, but it does not say whether that is a shared structure or a garage built into each home. Find out which, because the answer changes your risk. A shared garage is one of the most expensive things a corporation can own, with waterproofing, concrete repair, drainage and lighting all coming due on a cycle.

If it is shared, the reserve fund study should have its own line for it, with dates and costs. Ask when it was last inspected and repaired, and whether the plan expects major work in the next ten years. If the garages are built into each home, read the declaration to see who looks after the doors, the floors and the driveways.

Forty-eight years of maintenance to review

A 1978 complex has already replaced its first roofs and probably its first windows. What you want to know is whether the next round is planned and funded, and how the corporation has paid for big work in the past.

Prohouse Management is the manager listed on condos.ca. With a professional manager in place, there should be a tidy package of budgets, reserve fund studies and minutes to review, so ask for them early and read them before your conditional period runs out.

Inside the home, assume the owner looks after the furnace, air conditioner, water heater, plumbing and electrical unless the declaration says otherwise. In a house this age, ask about the electrical panel and wiring, and book a home inspection even though you are buying a condominium.

Look at the minutes for how the board handles the common areas between homes: walkways, fences, landscaping and snow clearing. In a small complex, those everyday decisions shape how the place looks and feels more than any single capital project.

The fee: what to confirm

Condos.ca does not publish an inclusion list for YCC-392, so I will not tell you what the fee covers. The budget and status certificate will. Look in particular at whether water is included and how the cost of running the garage is shared.

The fee in an older townhouse complex mostly pays for three things: insurance on the buildings, the grounds and snow clearing, and contributions to the reserve fund. When you compare fees between complexes, a low fee sitting on a thin reserve fund is not a bargain.

Your own insurance still matters. The corporation insures the structure, and you cover contents, improvements and liability. Ask about the corporation’s deductible, because owners are often charged it when a claim starts in their unit.

Finally, ask the seller for a year of heating and hydro bills. A 1978 townhouse can vary a lot depending on whether windows, insulation and the furnace have been updated, and those bills tell you more about the home’s real running cost than the fee alone.

Kingston Road at McCowan

Cliffcrest is one of the Bluffs neighbourhoods. Kingston Road through here is a mix of low-rise homes, older strip plazas and newer infill, with residential streets running south toward the bluffs and the lake. The data panel on this page lists the nearest transit, schools, shops and parks.

The corridor is getting new housing. BlogTO reported in 2021 on a revised proposal at 3310 Kingston Road, an 11-storey terraced building of 323 suites by the Morrison Group that replaced an earlier townhouse plan, and KAD Development Group has marketed a condo and townhouse project at 3355 Kingston Road. Neither is next door, but together they show where Kingston Road is heading: more mid-rise housing on a street that used to be mostly low-rise.

Living here means a car-friendly corridor with lakeside parks within reach, rather than a walk to the subway. The Line 2 East Extension, now under construction, will add stations along McCowan Road further north, at Lawrence Avenue, Scarborough Centre and Sheppard Avenue. Weigh how often you would actually use them before you pay for proximity.

What 3100 Kingston Road costs

When I checked, one home was listed for sale and none for lease. I do not quote a single listing’s price or fee, so there is no range to give you, and condos.ca does not publish a price per square foot for this complex.

With only 42 homes, sales are infrequent, and one sale can move the averages a long way. Use the aggregate figures in the panel on this page, and ask me for a building sold report before you make an offer.

Condition and parking will separate one home from the next. A renovated kitchen, updated bathrooms, a newer furnace and a finished lower level matter more here than the floor plan, because complexes like this usually repeat a small number of plans.

Compare it with other condominium townhouses in Cliffcrest and along Kingston Road, and with the newer stacked townhouses coming to the corridor. Newer product brings newer systems and a younger reserve fund, but it often comes with smaller rooms and a higher price per square foot.

Amenities at 3100 Kingston Road Townhouses

Parking garage

The amenity list is short: condos.ca records a parking garage and nothing else. In a 42-home complex that is a sensible package, because there is no gym or party room to fund, but it makes the garage the one shared facility whose condition you need to understand.

Jatin’s honest take on 3100 Kingston Road Townhouses

Who this building suits

Buyers who want a townhouse near the Bluffs and Kingston Road without paying for a detached house, and downsizers from nearby houses who want to stay in Cliffcrest. The small size suits people who like a quieter complex where the board is easy to reach.

What I’d want you to check

Ask whether the parking garage is a shared structure and, if it is, for its repair history and the reserve fund plan for it. Read the reserve fund study for roofs, windows and paving, the declaration for what owners maintain, and the budget for what the fee includes. Get a home inspection for the furnace, electrical and plumbing.

The value question

I cannot give you a defensible price per square foot from the data I have, so judge value by condition and by the documents. A well-kept 1978 complex with a funded reserve is a sensible way into the Bluffs area. If the garage or exteriors have been put off, price that in, because only 42 owners will share the bill.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one. Nothing here is an appraisal, a valuation, or a substitute for a status certificate reviewed by your lawyer. Verify all figures independently before making a decision.
