Living here

Renters, Airbnb and elevators at 21 Rockwood Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 21 Rockwood Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 21 Rockwood Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

21 Rockwood Drive is one of the smallest condominium corporations you will find in Cliffcrest: 24 townhouses from 1976, just north of Kingston Road between McCowan and Bellamy. It sits in a neighbourhood of detached houses a short drive from the Scarborough Bluffs, and right now an unusual share of it is on the market at once. That gives you comparables most small complexes never offer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

21 Rockwood Drive Townhouses is a 24-home condominium townhouse complex at 21 Rockwood Drive in the Cliffcrest neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Bellamy Road South. It was built in 1976, and the condominium corporation, YCC-257, was registered on 12 May 1976. Condos.ca does not list a developer, a property manager or a fee-inclusion list; MLS listing records show building insurance in the fee.

A small corporation in a neighbourhood of houses

Cliffcrest runs from Midland Avenue east to Bellamy Road and from the CN rail line south to the lake, and it is overwhelmingly a neighbourhood of detached homes with a high rate of ownership. A 24-home townhouse corporation is the exception here, which is exactly why it appeals: it is a way into this neighbourhood at a townhouse price.

YCC-257 was registered in May 1976. At 24 homes it is tiny by condominium standards, and that cuts both ways. Decisions can be made quickly and owners tend to know each other, but every major repair is shared among very few households, so the reserve fund has to be in good shape for the fee to stay where it is.

Condos.ca does not name a property manager. Before you offer, find out who runs the complex day to day, whether that is a management company or a self-managed board, and how quickly maintenance requests get answered. In a corporation this small, the answer makes a real difference.

Plans: a high living room and a built-in garage

Recent listings put the homes in the 1,000 to 1,199 sq ft bracket, with three bedrooms and two bathrooms. The feature listings keep returning to is the living room: it has a high ceiling and is overlooked by the dining room, a split-level arrangement that makes a modest footprint feel larger than the numbers suggest.

Each home I reviewed had a built-in garage and a driveway space, which listing records count as two parking spaces. Basements vary, with one recorded as finished and another as partial, and laundry sits on the lower level or within the unit depending on the home.

The homes recorded gas forced-air heating with central air and brick exteriors. Brick is a good material to inherit in a 1976 complex, because it ages better than the siding many townhouse complexes of that era used, though windows, doors and roofs still have their own cycles.

The fee, the furnace and the roof

All three homes for sale when I checked carried the same fee, about $470 a month. Identical fees across different homes suggest the corporation sets fees by unit share and the shares here are close to equal, which makes budgeting simple. MLS listing records show building insurance in the fee; condos.ca lists no other inclusions, so confirm the full list in the status certificate.

One listing said its furnace and water heater were owned and had been replaced recently. That raises the question for every other home: in Ontario many furnaces and water heaters are rented, and the rental contract usually passes to the buyer. Ask, and get the contract if there is one.

The same listing mentioned a roof replaced in 2023. In a condominium townhouse the roof is often a common element, so find out whether that was a corporation project across the complex or work on one home. The answer changes what the reserve fund still has to pay for.

Listing records say pets are allowed with restrictions. Read the rules for the detail before you bring a large dog.

Kingston Road, the Bluffs and what is changing

One listing gives the cross streets as Kingston Road and McCowan Road, north of Kingston and east of McCowan, while condos.ca places the complex near Kingston Road and Bellamy Road South. Either way, Kingston Road is your shopping street, and the side streets around it are quiet and residential.

The real draw of Cliffcrest is the waterfront. Parts of Bluffer’s Park, including Bluffer’s Beach and the Bluffer’s Park Yacht Club, fall within the neighbourhood along with Cudia Park and McCowan District Park. The panel on this page shows the nearest parks, transit and shops with distances.

Kingston Road itself is starting to change. West of here, at Kingston Road and St Quentin Avenue two blocks east of Brimley, a nine-storey building with 88 homes and shops at grade has been proposed on the site of a vacant plaza. More mid-rise proposals like it would bring more shops and services to the street over time, along with more construction.

What 21 Rockwood Drive asks

Three homes were for sale when I checked, asking $599,900 to $679,000. Against the 1,000 to 1,199 sq ft bracket the listings give, that is roughly $500 to $680 per square foot of above-grade space, before any finished basement.

A fee of about $470 a month on homes of that size works out to around $0.39 to $0.47 per square foot. That is modest, but remember what it does not cover: with gas furnaces in each home, you should expect to pay your own heat and hydro unless the status certificate says otherwise.

Three listings in a 24-home complex is a lot at once, and it gives you leverage and real comparables. It is also worth asking, politely, whether any corporation project is coming that might explain it; the status certificate and the board minutes will show any planned work. For recent sale figures, use the panel on this page or ask me for a building sold report.

Amenities at 21 Rockwood Drive Townhouses

Built-in garagesVisitor parking (per listing)BBQ permitted (per listing)

Condos.ca lists no amenities, and there is no shared facility to maintain beyond the grounds. Your amenities are your own garage and driveway, and the Bluffs parks and waterfront a short drive south. In a corporation this small, that is the right trade: fewer shared facilities means fewer shared bills.

Jatin’s honest take on 21 Rockwood Drive Townhouses

Who this building suits

Families and couples who want three bedrooms and a garage in Cliffcrest without paying for a detached house, and buyers who like a split-level plan with a high living room. It also suits anyone who wants the Bluffs parks and waterfront within easy reach.

What I’d want you to check

In a 24-home corporation, read the reserve fund study and the latest budget closely: roofs, windows, doors, paving and underground services in a 1976 complex all fall on very few owners. Find out who manages the complex, since condos.ca lists no manager. Confirm the fee inclusions, whether the furnace and water heater are owned or rented, and whether the 2023 roof work one listing mentions was a corporation project.

The value question

At roughly $500 to $680 per square foot with a modest fee, this is a reasonable way into a neighbourhood of houses, and the brick construction is a plus. The small size of the corporation is the risk to weigh. With a healthy reserve fund I would be comfortable here; with a thin one, I would choose a larger complex instead.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
