Renters, Airbnb and elevators at 3430 Kingston Rd Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 3430 Kingston Rd Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3430 Kingston Rd Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3430 Kingston Rd Townhouses is the kind of complex most buyers drive past without noticing. It is 31 townhouses from 1978 on Kingston Road near Markham Road, and homes here rarely come up for sale. When one does, the buyer who has done the homework on a small, older corporation is the one who does well. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3430 Kingston Rd Townhouses is a condominium townhouse complex of 31 homes at 3420 and 3430 Kingston Road in Scarborough Village, Toronto, near Kingston Road and Markham Road. It was built in 1978, and its condominium corporation, YCC-371, was registered on 16 January 1978. Glendale Properties Inc. manages it. Condos.ca lists a parking garage, visitor parking and permission for barbecues. Condos.ca does not list what the maintenance fee includes, and I could not find the original developer.

Small corporation, big responsibility

With 31 homes, this is one of the smaller condominium corporations you will find in Scarborough. That cuts both ways. A small community can run well, with owners who know each other and a board that answers its phone. But every roof, window and paving job is shared among only 31 owners, so each big project lands harder on each household than it would in a 200-unit complex.

The YCC prefix tells you how old the corporation is. York Condominium Corporation numbers were used for condos registered in Metropolitan Toronto before the MTCC series, so YCC-371 dates to the first generation of Toronto condominium townhouses. It was registered in January 1978 and has been operating for nearly 50 years.

Glendale Properties Inc. is listed as the property manager. In a complex this size, the quality of the manager and the board matters more than any amenity. I would read at least two years of board minutes and the most recent reserve fund study before making an offer.

What a 1978 townhouse complex needs

Townhouse complexes from the late 1970s are now on their second or third cycle of major replacements. Roofs, windows, exterior doors, fences, decks, driveways and private roads, and any underground or shared garage all wear out on long schedules. The question is not whether this work comes due, but whether the corporation has planned and saved for it.

Condos.ca lists a parking garage here. In this era that can mean an attached garage on each home or a shared underground structure, and the two carry very different costs. If there is a shared garage, ask about its membrane and concrete repair history, because that is often the single largest expense in an older townhouse corporation.

Also find out where the line sits between what the corporation maintains and what you maintain. In many older townhouse condos, the owner looks after the furnace, water heater, interior plumbing and sometimes windows, while the corporation handles roofs and exteriors. The declaration and by-laws set this out, and they differ from one complex to the next.

Kingston Road is changing around it

Kingston Road through this part of Scarborough is starting to change. UrbanToronto has described a run of mid-rise projects in planning, approval and construction along Kingston Road, including an 11-storey, 323-unit condo planned at 3310 Kingston Road, between McCowan and Markham Roads.

Transit planning matters here too. The City and the TTC are planning Scarborough East Rapid Transit, the future Line 7, an 18.6-kilometre route from Kennedy Station to Malvern Town Centre by way of the University of Toronto Scarborough. Its proposed route runs along Eglinton Avenue and then Kingston Road east of the Eglinton junction. It is still in planning and not yet funded, so I would not pay a premium today for a line that may be years away.

For day-to-day life, the panel on this page lists the nearest transit, schools, parks and shops. Kingston Road traffic is heavy, so ask which homes back onto the road and which sit deeper in the site.

How I would inspect a home here

In an older townhouse condo, I want two inspections: the home inspector’s look at the unit, and my own read of the corporation’s documents. They answer different questions. The inspector tells you about the furnace, the electrical panel, the basement and any signs of water. The documents tell you whether the roof over your head is due next year or in ten.

Inside the home, ask the age of the furnace, air conditioner and water heater, and whether the water heater is owned or rented. Look for past water in the basement, check the attic insulation if you can reach it, and ask whether the electrical system has been updated since 1978. Renovated kitchens and floors are nice, but they do not tell you about any of this.

Outside, walk the whole complex, not just the home you are looking at. Look at the condition of the roofs, siding, fences and paving across the site. A complex where everything looks tired is often one where the board has been holding fees down, and that bill eventually comes to the owners.

Pricing when listings are rare

There were no active listings here when I checked, and with only 31 homes, sales are infrequent. That makes pricing harder than in a large complex. One sale every year or two is not a market; it is a data point, and its condition and renovations can swing it a long way.

The better approach is to price against similar 1970s condominium townhouses nearby, adjusted for size, basement finish, parking and condition, and then adjust for this corporation’s fee and reserve position. A home with a lower price and a weak reserve fund can cost you more over five years than a pricier one in a well-funded complex.

Condos.ca does not show a current fee or what it includes. Before comparing, confirm whether water, building insurance, exterior maintenance and parking are covered. If you want me to pull the recorded sales here and in nearby complexes, I can do that through my building sold report.

Amenities at 3430 Kingston Rd Townhouses

Parking garageVisitor parkingBBQ permitted

There is no gym, pool or party room here, and that is part of the appeal. With no shared recreation facilities to staff or repair, more of your fee can go toward roofs, roads and the reserve fund, and permission to barbecue matters if you want to use your own outdoor space.

Jatin’s honest take on 3430 Kingston Rd Townhouses

Who this building suits

Buyers who want a townhouse rather than an apartment at a price below a freehold home, and who value a small, quiet community over amenities. It suits owner-occupiers who plan to stay, because the low turnover means you will not be competing with many identical homes when you sell.

What I’d want you to check

Read the reserve fund study, the most recent budget and two years of board minutes. Confirm what type of parking garage there is and its repair history, what the fee covers, and which parts of the home are your responsibility under the declaration. With 31 owners, ask whether any large projects are planned and how they will be paid for.

The value question

Value here depends almost entirely on the corporation’s health, because the homes themselves are of a similar age and type to many others nearby. If the reserve fund is strong and the big replacements are already done, a home here can be good value. If they are still ahead, factor that into your offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
