Do mostly owners or renters live here?

Leases 17%Sales 83%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 1 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Scarborough Golf Club Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Scarborough Golf Club Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most townhouse complexes in Scarborough give you visitor parking and a patch of lawn. This one, at 91 Muir Drive and 46 to 80 Scarborough Golf Club Road, gives you an indoor pool, a gym and a rec room, inside a 181-home complex from 1978 at the corner of Kingston Road and Eglinton Avenue East. That package is the reason to look here, and it is also the first thing I’d want you to cost out before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Scarborough Golf Club Road Townhouses is a 181-home, two-storey condominium townhouse complex at 91 Muir Drive and 46 to 80 Scarborough Golf Club Road in Scarborough Village, Toronto, close to the Kingston Road and Eglinton Avenue East intersection. It was completed in 1978. The condominium corporation is YCC-397, registered on 27 June 1978, and Wilson Blanchard is listed as the property manager. Amenities include an indoor pool, a gym, a rec room and visitor parking. A published list of what the monthly fee includes was not available.

A townhouse complex with a recreation centre

The defining feature here is the shared recreation space: an indoor pool, a gym and a rec room. In a townhouse corporation that is unusual. Most complexes of this era in east Scarborough were built with roads, parking and grounds and nothing else, so owners pay for roofs and paving and that is the end of it.

Buying a condo townhouse is also different from buying a freehold. You get a board, a reserve fund and a status certificate, which protects you from a surprise roof bill, but you accept rules on exterior changes, parking and the use of common areas. If you want full control of the outside of your home, a freehold is the better fit.

With 181 homes sharing the cost, the pool is more supportable than it would be in a small complex. Still, an indoor pool means a heated hall, filtration, dehumidification and regular inspections. Those are real operating costs, and they show up in the monthly fee. Ask management for the pool’s hours, any guest rules and when its equipment was last replaced.

If you swim, or you have kids who will use the pool all winter, that trade is worth it. If you never would, you are paying for something your neighbours enjoy, and you should compare this complex against a plainer one nearby before deciding.

Two storeys, family-sized, and nearly 50 years old

Condos.ca records the homes as two storeys, and every current listing is a three-bedroom plan, which tells you who the complex was built for. Some homes are marketed with additional rooms below grade, so confirm whether the home you are looking at has a finished basement and whether that work was permitted.

The corporation, YCC-397, was registered in June 1978. The YCC prefix is the old York Condominium Corporation numbering used across Metro Toronto before amalgamation, and it is a quick signal that you are looking at one of the city’s older condominium communities.

At this age, most homes have been renovated at least once, and quality varies from unit to unit. Original electrical panels, older windows and dated kitchens are common in townhomes from the late 1970s. Budget for the home you are actually buying, not the best one on the street.

What the fees are carrying

Across the five homes listed when I checked, monthly fees ran from about $757 to $1,118. That is a wide spread for one complex, and it usually reflects differences in unit entitlement, which is the share of common costs each home carries under the declaration.

I couldn’t find a published list of what those fees include, so I won’t guess. Ask the listing agent and the manager, Wilson Blanchard, whether water, cable or any utilities are bundled, and get the actual utility bills for the specific home.

In a complex this age, the fee is also funding the reserve. Roofs, windows, doors, private roads, underground services and the pool itself all have replacement cycles. The status certificate, the latest reserve fund study and recent board minutes will tell you whether those costs are planned for or still ahead.

Kingston Road and Eglinton: daily life and what may change

The complex sits right at the point where Eglinton Avenue East meets Kingston Road, at the edge of Scarborough Village and a short drive from Guildwood. A RioCan plaza with a Metro is a few minutes’ walk away, and Guildwood Village Shopping Centre is roughly a kilometre east. Kingston Road is busy, so homes facing the internal roads will be quieter.

Head south and you reach the Scarborough Bluffs shoreline, which is one of the reasons people stay in this part of the city for decades. The Guildwood and Eglinton GO stations are both nearby; the panel on this page shows the exact stops and routes.

The bigger long-term item is transit. The City’s planned Eglinton East LRT, now being branded as Scarborough East Rapid Transit, would run from Kennedy Station east on Eglinton to a stop at Eglinton and Kingston, then northeast along Kingston Road. That would put rapid transit at the corner of this complex. The line is still at the planning stage with no funding or opening date, so treat it as possible upside, not a reason to pay more today.

What homes here are asking

Five homes were listed for sale when I checked, with asking prices ranging from $399,000 to $619,900. For a three-bedroom townhouse within reach of the lake and two GO stations, that is well below what a freehold semi in the same area costs.

The width of that range matters. A gap of more than $200,000 inside one complex usually comes down to condition, basement finish and which side of the complex the home sits on. Asking prices are not sale prices, so lean on actual sold comparables before making an offer.

My building sold report shows aggregate sales for this address, and I can pull recent townhouse sales across Scarborough Village and Guildwood if you want a wider comparison.

An indoor pool, gym and rec room turn this from a set of townhouses into something closer to a small community club, which is rare for Scarborough townhomes. You get year-round swimming without a membership, but you are also sharing the cost of keeping a heated pool hall running.

Jatin’s honest take on Scarborough Golf Club Road Townhouses

Who this building suits

Families who want three bedrooms, a front door and a pool their kids can use all winter, without paying freehold prices. It also suits long-time east-end residents who want to stay near the Bluffs and Guildwood but stop worrying about roofs and driveways on their own.

What I’d want you to check

This is a 1978 complex, so read the reserve fund study for the roofs, windows, private roads and especially the pool, which is the most expensive single amenity to repair or replace. Ask why fees vary so much between homes, confirm what the fee includes, and check whether any basement work was done with permits. Review the status certificate and board minutes for any planned projects.

The value question

With current asking prices from $399,000 to $619,900, this is one of the more affordable ways to get a three-bedroom home near the lake in Scarborough. The pool is the deciding factor: if you will use it, the higher fee buys something no nearby townhouse complex offers. If you won’t, you may get better value from a plainer complex. Long term, the proposed rapid transit on Kingston Road could add appeal, but I would not pay for it until it is funded.
