Renter-heavy building. Of 22 deals here in the last 24 months, 17 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Guildwood Condominiums?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Guildwood Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Guildwood at 3655 Kingston Road is the kind of building I like for downsizers who want a small, newer mid-rise near the Bluffs instead of a big tower. It has an eighth-floor amenity club with a lake-facing terrace and 9 to 10 foot ceilings. It also has one of the higher fees per square foot I see in Scarborough, and that is the first thing I would want you to understand. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Guildwood Condominiums is an 8-storey mid-rise of about 100 suites at 3655 Kingston Road, at Muir Drive just west of Eglinton Avenue, in the Scarborough Village neighbourhood of Toronto. Condos.ca lists 104 suites and Hazelton Developments as developer, and it was completed in 2021. Gabriel Bodor Architect designed it. The condominium corporation is TSCC-2838, registered on 26 March 2021, and FirstService Residential is listed as the property manager. Suites run about 412 to 1,559 sq ft. The fee covers common elements, building insurance and water.

A car-wash site turned eight-storey mid-rise

The building sits on a 0.7-acre lot that once held a car wash, with frontage on both Kingston Road and Muir Drive. When UrbanToronto reported the proposal in 2016, it was one of several mid-rise projects reshaping this stretch of Kingston Road.

The planning application named Scollard Development Corporation as the applicant, while the building was later marketed by Hazelton Developments, which condos.ca lists as developer and builder. I have not found a public explanation of the relationship between the two, so treat the developer named in the disclosure documents as the one that matters.

Suite counts also vary by source and date. The 2016 application proposed 96 units, Hazelton’s final-release marketing referred to 99 suites, and condos.ca records 104. Plans often change between approval and registration; the condominium plan in the status certificate is the reliable figure.

Ceilings and finishes that suit owner-occupiers

Hazelton’s marketing promised 9- and 10-foot ceilings, open-concept plans, low-E double-pane windows, laminate floors, granite or Caesarstone counters and stainless-steel appliances. Those are solid specifications for a mid-rise, and the higher ceilings make even the smaller suites feel more generous.

The size range is wide, from about 412 square feet to about 1,559 square feet, and the large plans at the top are unusual for an eight-storey building. The 2016 application was weighted to one-bedrooms, with 56 one-bedroom and 38 two-bedroom plans, and the current listings are mostly one-bedroom-plus-den suites, with a two-bedroom near 1,000 square feet.

In the approved design, suites fill the first seven floors and the amenity club takes the eighth. That means the best views from the building belong to everyone through the terrace, and suites on upper floors facing south will have the most light.

The fee question

The fee covers common elements, building insurance and water. Heat, cooling and hydro are not listed, so expect to pay those yourself, and parking is not shown in the inclusions. Across the current listings, fees ran from about $584 to $1,053 a month, which condos.ca puts at roughly $1.11 per square foot.

That is high for a building of this age that does not include utilities. Small mid-rises often run higher fees per foot than towers, because the cost of a concierge, an elevator system, a garage and a rooftop amenity is shared among about 100 owners rather than several hundred. That is a structural reason, not necessarily a warning sign, but it changes the value equation.

Ask for the current budget, the fee history since 2021 and the reserve fund study. If fees have risen sharply in the first five years, find out why. If they have not risen at all, check whether the reserve fund is keeping pace with the study.

Kingston Road near the Bluffs

Scarborough Village grew from a 19th-century crossroads settlement on Markham Road between Kingston Road and Eglinton Avenue, and the neighbourhood runs along the Scarborough Bluffs escarpment. Today it is a mix of houses, apartment buildings, a few condominiums and strip plazas.

Daily errands happen along Kingston Road and at the plazas around Markham Road. The lake and the Bluffs are the reason to live here; the eighth-floor terrace was designed around views of Lake Ontario.

The City’s planned Eglinton East LRT is intended to run along this part of Kingston Road on its way from Kennedy Station to the University of Toronto Scarborough and Malvern. It is a long-term project, so judge the building on today’s bus and GO service, which the panel on this page shows.

Suites on the Kingston Road side will hear more traffic than those facing Muir Drive or the rear of the site. If noise matters to you, visit at rush hour and stand on the balcony before you decide; it is the simplest test there is.

Price per foot against the fee

Condos.ca puts the building average at about $674 per square foot. Five suites were for sale when I checked, asking from $349,888 to $599,900, and two were listed for rent.

That price per foot is reasonable for a 2021 mid-rise in this area. The catch is the fee. At around $1.11 per square foot before utilities, a suite here costs noticeably more each month than a comparable suite in a larger tower, and that shows up in what buyers are willing to pay.

Five listings in a building of about 100 suites is a meaningful share. It gives buyers leverage, particularly on the one-bedroom-plus-den plans, which are competing with each other. Compare total monthly cost, including the fee, utilities and parking, and check recent sale times in my building sold report before you offer.

Nearby, the Village at Guildwood at 3650 Kingston Road is a useful comparison. Separate corporations make separate decisions on fees and reserves, and comparing the two status certificates shows quickly which offers more for the monthly cost.

Amenities at The Guildwood Condominiums

ConciergeFitness centreParty room with kitchenLoungeGames roomMeeting roomRooftop terrace with BBQVisitor parking

The amenities are concentrated in the eighth-floor Guildwood Club: a fitness centre, a lounge, a games room and a party room with a full kitchen, opening onto a terrace with barbecues and lake views. For a building of this size, a concierge plus a real rooftop is a strong package, and it is part of why the fee is what it is.

Jatin’s honest take on The Guildwood Condominiums

Who this building suits

Downsizers and couples who want a small, newer building near the Bluffs with good ceiling heights and a rooftop they will actually use. The large plans at the top of the range suit buyers moving out of a house who want room for their furniture.

What I’d want you to check

Start with the fee: get the budget, the fee history since 2021 and the reserve fund study, and understand why it sits above $1 a square foot. Confirm the parking and locker arrangement for the suite, the pet rules, since condos.ca lists a pet restriction, and the final suite count on the condominium plan. As a building from 2021, ask whether the corporation has completed and acted on its performance audit for construction deficiencies.

The value question

The price per foot is fair, but the fee makes this a building for owner-occupiers who value the setting and the amenities, not for investors chasing yield. I would pay for a larger suite with a south or lake-facing exposure here, and I would be cautious about paying full price for a smaller one-bedroom when the fee takes such a large bite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
