Renters, Airbnb and elevators at 443 Manse Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 443 Manse Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 443 Manse Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

443 Manse Road is a 38-home townhouse complex with something most complexes three times its size do not have: an outdoor pool. That is a real summer perk for families, and it is also the single biggest thing I would investigate before you buy, because 38 owners split every dollar it costs. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
443 Manse Road Townhouses is a 38-home condominium townhouse complex at 443 to 447 Manse Road in West Hill, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Morningside Avenue. It was built in 1979, and the condominium corporation is YCC-483, registered on 4 July 1979. Condos.ca lists Newton-Trelawney Property Management as the manager and does not record a builder or fee inclusions. Listed amenities are an outdoor pool, BBQs permitted, garage parking and visitor parking.
443 Manse Road Townhouses at a glance
A pool, shared by 38 households
The outdoor pool is what separates this complex from its West Hill neighbours. West Hill Heights on Collinsgrove Road has 81 homes and no pool on record; 152 Homestead Road has 39 homes and no pool either. Here, a complex of almost exactly the same size as Homestead chose to build and keep one.
For a family with young children, a pool steps from the front door is a genuine quality-of-life feature from June to September. It also tends to create a little community: neighbours who actually know each other, which helps when the board needs volunteers.
The cost side is straightforward arithmetic. Every pool needs opening and closing each season, chemicals, insurance, fencing and safety rules, and, every couple of decades, major work such as resurfacing, new filtration or a new deck. To use a purely illustrative number, a $60,000 pool project in a 38-home complex works out to roughly $1,600 per home before anything else. That is why the reserve fund study matters more here than at most townhouses.
It is also worth asking how the pool is run. Who opens and closes it, whether there is a lifeguard or posted rules only, what the hours are, and whether guests are allowed. Those answers tell you both what it costs and how much you will actually use it.
Manse Road and the 1979 townhouse cluster
Manse Road is the line that splits West Hill in two; the eastern side is often called Manse Valley. The complex sits toward the Kingston Road end, in an area that filled in during the 1960s and 1970s once new bridges over Highland Creek opened better access to Highway 401.
YCC-483 was registered in July 1979, part of a run of townhouse corporations registered in this part of West Hill within about a year. 152 Homestead Road (YCC-447) came in December 1978 and West Hill Heights (YCC-498) in November 1979. Same era, similar construction, very different amenity choices.
Condos.ca does not record who built the complex, and I could not find another source. At 47 years old, the builder matters much less than how the corporation has maintained what was built.

What to check in a 1979 townhouse
By now the complex has almost certainly been through at least one round of roofs and likely windows, doors and paving. Find out when each was last done, how it was paid for, and when the reserve fund study expects the next round. If any of it was paid by special levy, ask why the fund was short.
Condos.ca lists a parking garage. Ask whether each home has its own built-in garage or whether there is a shared structure, and read the declaration for who repairs garage doors, driveways and the slab. A shared structure is a corporation cost; a private garage door is often yours.
Inside the home, have an inspector look at the electrical panel and wiring type, since homes of this era can include aluminum branch wiring, and check the lowest level for any sign of water. Note the age of the furnace, air conditioner and hot water tank, and whether the tank is rented.
The neighbourhood around it
Day to day, West Hill shops on Kingston Road, a wide four-lane corridor of plazas rather than a walkable main street. The old Morningside Mall closed and was replaced by a plaza by 2007, and many former commercial sites in the area are being rebuilt as townhouses, which keeps adding newer competition for resale homes like these.
The green space is the real draw. Morningside Park, roughly 241 hectares of the Highland Creek valley between Lawrence Avenue East and Ellesmere Road, is the largest municipal park in Toronto, and East Point Park sits on the lake to the south. The University of Toronto Scarborough is close by, with athletics facilities and a forested creek corridor.
The City’s proposed Eglinton East LRT would run along Kingston Road and north on Morningside Avenue. As of April 2026 it had no opening date, and the province said it was not a current priority. Treat it as a possibility, not a reason to pay more. The panel on this page shows today’s TTC and GO options.
Pricing and fees: what we can and can’t see
There were no homes listed for sale at the time of writing, and condos.ca does not publish a size range or average price per square foot for this complex. With only 38 homes, resales are infrequent, so the sold data in the panel above may rest on only a handful of trades.
That makes this a building where I would build the price from comparables: recent sales here if there are any, then townhouse sales at West Hill Heights, 152 Homestead Road and other late-1970s complexes nearby, adjusted for the pool and for the size and condition of the specific home.
On fees, expect this complex to run higher than a comparable complex with no pool, because the pool has to be funded. A higher fee is not a bad sign on its own. A fee that looks the same as the no-pool complexes nearby would make me look harder at the reserve fund.

Amenities at 443 Manse Road Townhouses
An outdoor pool in a 38-home complex is unusual and, for families, a strong reason to choose it. It also means part of every owner’s fee goes to a facility that only opens a few months a year, so it should be weighed honestly if you will not use it.
Jatin’s honest take on 443 Manse Road Townhouses
Who this building suits
Families who want a townhouse with a garage and a pool their children can walk to, in a small complex where neighbours tend to know each other. It suits buyers who value the Highland Creek trails and Kingston Road convenience more than being close to a subway.
What I’d want you to check
Ask for the reserve fund study and the last two years of financial statements, and look line by line at the pool: annual operating cost, the last major repair, and what is planned. Confirm what the fee includes and whether any special levy has been charged in the past ten years. Then cover the usual 1979 items: roofs, windows, paving, garages, wiring and the lowest level of the home.
The value question
Small complexes with amenities either run very well or struggle, because there is little room in the budget. If the reserve fund here is healthy, a 38-home complex with a pool is a rare find in West Hill and worth a modest premium over its no-pool neighbours. If it is thin, I would rather buy at West Hill Heights or Homestead Road and spend the difference on a pool membership.
