Living here
Renters, Airbnb and elevators at Scarborough Wood
Do mostly owners or renters live here?
Mostly owner-occupied. Of 32 deals here in the last 24 months, 11 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Scarborough Wood?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Scarborough Wood
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Scarborough Wood is the bigger of the two 1979 towers on Ling Road in West Hill, and on paper it has the lower fee. That lower fee comes with a detail most buyers miss: heat is not on its inclusion list. Get that answered, along with the usual questions about a building this age, and it can be a sound way to buy a large suite for a modest price. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Scarborough Wood is an 18-storey, 279-suite high-rise condominium at 121 Ling Road in the West Hill neighbourhood of Scarborough, Toronto. It was built in 1979 by Bomin Construction, and one building directory credits the design to E.I. Richmond Architects. The condominium corporation is YCC-457, registered on 12 February 1979, and condos.ca lists Del Property Management as the manager. The maintenance fee covers common elements, cable TV, building insurance, parking and water.
Scarborough Wood at a glance
The fee is lower, so ask what it leaves out
Current listings show fees of about $694 to $710 a month. Across the recorded suite sizes, that is roughly $0.60 to $0.75 a square foot, noticeably lower than many older Scarborough towers. It is also lower than Morningside Estates across the road.
The reason may be the inclusion list. Condos.ca shows common elements, cable TV, building insurance, parking and water, but not heat or hydro. I could not confirm how suites are heated, and the inclusion list on a listing site is not the final word. Ask the seller and the manager directly how heat is supplied and billed, and get recent utility bills.
If heat turns out to be on suite hydro, add a realistic winter electricity bill to the fee before you compare buildings. If it turns out to be included after all, the fee here is very competitive. Either way, the answer changes your monthly budget, so get it in writing before you firm up.
The fee also covers cable TV through what is likely a bulk contract. Ask whether internet is part of it, when the contract renews and whether owners can opt out. Small items like this add up when you are comparing two buildings with fees only a couple of hundred dollars apart.
A larger corporation with the same 1979 bones
With 279 suites over 18 storeys, Scarborough Wood is the larger of the two Ling Road towers, and at about 53 metres it is listed as the second-tallest tracked building in West Hill, after Morningside Estates. Bomin Construction is credited as developer and builder.
A larger corporation spreads major repairs across more owners, which can soften the per-suite cost of a roof, a garage repair or an elevator modernization. It also means more suites change hands over time, which gives you more comparable sales to judge a price against.
After more than 45 years, the original builder’s reputation matters much less than the corporation’s record. Board minutes, the engineer’s reports and the reserve fund study will tell you far more than the name on the cornerstone.
Large older towers usually house a mix of owners and tenants. The automatic panel shows the split here; whatever it is, the real test is how well common areas are kept. Walk the hallways, the garage and the garbage rooms on a viewing. They tell you a lot about how the building is run day to day.

Suites and layouts
Condos.ca records suites from about 934 to 1,221 square feet, and the plans run from one-bedroom-plus-den to two-bedroom layouts. Even the smaller plans here are larger than a typical new one-bedroom-plus-den.
Expect the layouts of the period: defined dining areas, separate kitchens and generous closets. Condition varies from suite to suite, and the current listings span a wide price range, which mostly reflects renovation and finish rather than size.
Ask for the floor plan of the specific suite, the renovation history, and the rules for flooring, plumbing and electrical work if you plan to update. In a building this size, the manager should have a clear renovation approval process; ask to see it.
Ling Road and West Hill
The building sits near Kingston Road in West Hill, an established part of Scarborough with older houses, apartment towers and plazas. Daily errands are mostly along Kingston Road, and the Scarborough Bluffs parks and the Guildwood waterfront are a short drive south.
The City’s planned Eglinton East LRT would run from Kennedy station to the University of Toronto Scarborough and Malvern, and the plan includes road changes in West Hill, such as extending Beath Street and Rodda Boulevard. It is still a planning-stage project, so treat it as possible upside and do not pay extra for it now.
Visitor parking and barbecues are on the amenity list, which suits a part of the city where most people drive and where summer entertaining happens outdoors. The data panel on this page shows the current transit, schools and Walk Score.
Check the City’s development applications map before you buy. Older tower sites and Kingston Road plazas are increasingly the target of infill proposals in Scarborough, and a project next door can bring years of construction.
Price per square foot and current asking range
Condos.ca puts the building average at about $367 per square foot, slightly above Morningside Estates at about $345. That small premium may reflect the lower fee, which buyers and lenders both notice. It is still far below what new Scarborough condominiums ask.
Two suites were for sale when I checked, asking from $349,900 to $487,000, and none were listed for lease. That is a wide spread, which points to size and condition rather than the building. Check what has actually closed through my building sold report before deciding where a fair offer sits.
When you compare this building with Morningside Estates, line up the full monthly cost: mortgage, fee, hydro and, if it applies, heating. Only then do the two price-per-foot figures mean anything.

Amenities at Scarborough Wood
An outdoor pool, a tennis court and permitted barbecues make this a summer-friendly building, and a security guard adds a layer most buildings this age have dropped. One directory also lists a gym and sauna, which condos.ca’s summary does not show, so confirm on a tour.
Jatin’s honest take on Scarborough Wood
Who this building suits
Buyers who want a large suite for a modest price and a fee that looks easy to carry, first-time buyers moving up from renting, and families who will use the pool and tennis court. It also suits buyers who drive, since parking is included.
What I’d want you to check
First, settle the heat question: how it is supplied and who pays. Then read the reserve fund study for windows and balcony doors, balcony slabs, the garage, elevators, the roof and the pool. Ask how the fee has changed over five years and whether a special assessment has been levied or discussed. Condos.ca notes a pet restriction, so read the rules in the status certificate.
The value question
At about $367 a square foot with a fee near $700, this can be one of the better-value older towers in West Hill. The value holds only if the low fee reflects good management rather than an underfunded reserve. Compare its reserve fund with Morningside Estates across the road; the stronger of the two is usually the better buy, even if its price per foot is a little higher.
