Renter-heavy building. Of 28 deals here in the last 24 months, 21 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Danforth Village Estates?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Danforth Village Estates

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Danforth Village Estates is a building I show first-time buyers who want something under ten years old in Scarborough at a price that still works on one income. Options for Homes built it in 2018 on a former parking lot beside Knob Hill Park, and it carries one of the lower fees per square foot I see for a building of its age. There are things to check, and I will tell you what they are. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Danforth Village Estates is a condominium of about 250 suites at 1346 Danforth Road in the Eglinton East area of Scarborough, Toronto, a couple of blocks north of Eglinton Avenue. It was developed by Options for Homes and completed in 2018. Condos.ca lists 16 storeys and 249 suites, while the planning firm on the project describes an 18-storey, 250-unit building. The condominium corporation is TSCC-2696, registered on 30 November 2018, and Del Property Management is listed as the property manager. Suites run about 436 to 1,030 sq ft, and the fee covers common elements, building insurance and water.

Built to make ownership affordable

Options for Homes is a non-profit developer whose whole purpose is affordable home ownership, and this project was designed around that goal from the start. The planning consultant, Urban Strategies, describes it as a 250-unit affordable ownership condominium, and the City of Toronto’s Home Ownership Assistance Program invested $4 million in it.

That history matters to you as a buyer. Affordable ownership programs usually work by helping qualifying buyers with the down payment, and that help is typically repaid when the home is sold. If you are buying a resale, ask the listing agent and your lawyer whether any assistance loan or second charge is registered on the suite. It is the seller’s to discharge, not yours, but you want it handled cleanly before closing.

The sources do not agree on the building’s height. Condos.ca shows 16 storeys and 249 suites, while Urban Strategies and the UrbanToronto project listing describe an 18-storey building of about 250 units. Treat the condominium plan in the status certificate as the final word.

An infill tower next to a ravine park

The building went up on an underused surface parking lot next to three existing rental apartment towers, set back from Danforth Road behind them. Its neighbour to the east is Knob Hill Park, which has a tributary of Highland Creek running through a ravine. The planners pitched the tower as putting more eyes on that park.

For daily life, that means many suites look over trees rather than a busy arterial road, which is unusual at this price point. It also means you enter through an older apartment-tower setting, so walk the approach at night and on a weekday morning before you commit.

The architect credit is also inconsistent. Urban Strategies credits its project image to Burka Architects, while the UrbanToronto forum, citing City planning documents, lists Icke Brochu Architects. I have not been able to confirm which firm took the design through to construction.

The bigger change nearby is transit. The City’s planned Eglinton East LRT is intended to run east from Kennedy Station along Eglinton Avenue and on toward the University of Toronto Scarborough and Malvern. It is years away, so buy for the bus service you have today, which the panel on this page shows, and treat the LRT as long-term upside rather than a reason to pay more now.

Suites that are compact but usable

Suites run from about 436 square feet to about 1,030 square feet. The current listings span one-bedroom suites in the 500 to 700 square foot range and two-bedroom suites from roughly 600 to 800 square feet, which is a practical mix for singles, couples and small families.

At the small end, a one-bedroom under 500 square feet is tight for two people working from home. At the large end, the plans around 1,000 square feet are the ones to watch for if you need a real second bedroom, and they do not come up often.

A building designed around affordability puts its money into price rather than showpiece finishes, so judge each suite on its own condition. Check flooring, appliances and window coverings, and budget for updates if the original finishes have had heavy use.

The fee and what it leaves out

The fee covers common elements, building insurance and water. Heat, cooling and hydro are not listed, so they are likely on your own account, and parking does not appear in the inclusions either. Across the current listings, fees ran from about $359 to $501 a month, which condos.ca puts at roughly $0.68 per square foot.

That is low for a building with a concierge and a gym. The reason is partly that you pay your own heating and cooling, which shifts cost from the fee to your utility bills. When you compare this building with an older Scarborough tower with an all-inclusive fee, add a year of hydro and heating back in before deciding which is cheaper.

A lower fee also deserves a look at the reserve fund. Ask whether the fee has risen in line with the reserve fund study since registration in 2018, and whether any increase is planned. A fee kept artificially low in the early years is a common pattern in newer buildings.

Where the price sits

Condos.ca puts the building average at about $635 per square foot. Four suites were for sale when I checked, asking from $389,900 to $499,900. Two more were listed for rent.

That positions Danforth Village Estates as one of the more affordable ways into a building under ten years old in this part of Scarborough. Older towers nearby often ask less per square foot but carry higher fees and older systems; newer projects closer to Kennedy and the Golden Mile tend to ask more.

With four listings at once, buyers have some choice and some leverage. Compare the suites on total monthly cost, not price alone, and check how long recent sales took in my building sold report before you set your offer.

For an investor, the numbers are simpler than in many towers: a low fee keeps carrying costs down, and the one-bedroom plans are the easiest to rent. Just remember that a tenant here pays their own heat and hydro, which narrows the rent you can ask compared with an all-inclusive building.

Jatin’s honest take on Danforth Village Estates

Who this building suits

First-time buyers on one income, young couples and small families who want a building under ten years old in Scarborough and value a green outlook over a busy streetscape. It also suits buyers who prefer a building with a strong owner-occupier base.

What I’d want you to check

Confirm the storey count, suite count and parking arrangement from the condominium documents, since the public sources disagree. Ask whether any down-payment assistance loan is registered on the suite you are buying. Read the reserve fund study and the fee history since 2018, and walk the approach through the neighbouring rental towers at different times of day.

The value question

At about $635 a square foot and a fee near $0.68 per square foot, this is strong value for an owner-occupier, provided you budget for your own heating, cooling and hydro. It will not move like a building on a subway line, but planned transit along Eglinton East gives the area some long-term upside, and the monthly cost of ownership is genuinely low.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
