Silverbrook Homes at 581 Scarlett Road has seven units of about 2,290 square feet each. The Classics at 177 and 199 La Rose Avenue has 44 units of about 2,310 square feet. Scarlett Gables at 546A–548E Scarlett Road has ten.

These are house-sized homes in condominium corporations small enough that you will know every other owner by name. That is the appeal, and it is also the risk — and the risk is pure arithmetic, which I set out below.

Note that The Classics carries an MTCC number rather than TSCC — a Metro Toronto Condominium Corporation, consistent with a pre-1998 registration, before the Toronto Standard sequence began.

The near-identical suite sizes at Silverbrook (2,290–2,292) and The Classics (2,309–2,310) tell you these are essentially uniform executive townhomes rather than a mix of plans. What you see in one unit is very close to what you get in another.

The seven-unit problem, stated plainly

This is the whole risk, and it is arithmetic

Silverbrook Homes has seven owners. Every shared cost is divided seven ways.

A $210,000 capital project — a roof and a garage membrane on a small complex is easily that — is $30,000 per owner. In a 300-unit building the same project is $700 each.

Scarlett Gables, at ten units, is barely better. The Classics at 44 is materially more comfortable but still small.

I am not saying avoid them. I am saying that in a corporation this size the reserve fund study is not a document to skim — it is the transaction. Specifically:

  1. Read the full study, not the summary, and read the funding plan: does the current contribution actually reach the required balance on the study’s own timeline?
  2. Ask, in writing, whether there has ever been a special assessment, and if so what for and how much.
  3. Ask when the roof, the windows and any garage membrane were last done, and what the study says about the next cycle.
  4. Ask whether the corporation is self-managed. At seven units it very plausibly is, in practice if not on paper.
  5. Check the corporation’s insurance deductible. In small corporations a high deductible can shift a surprising amount of risk onto individual owners — and your own unit-owner policy needs to be written to match it.

None of these questions is difficult. They are just questions almost nobody asks, and in a seven-unit corporation they matter more than anything else about the property.

Two address traps

Scarlett Gables is not the only townhouse corporation on that stretch. A separate corporation, 540 Scarlett Road Townhouses at 540A–544C, is immediately adjacent and is indexed separately. Two more — 665 Scarlett Road Townhouses at 665A–667F — sit further along. Do not assume that what you learned about one applies to another.

The Classics may or may not include 195 La Rose Avenue. A separate listing exists for 195 La Rose, and I could not determine whether MTCC 1181 covers it. If you are buying on La Rose Avenue, confirm which street numbers your corporation actually comprises.

What is unverified

  • Developers. None for Scarlett Gables. “Silverbrook Homes” is listed as the developer of Silverbrook Homes, which may simply be a database echoing the building name. “Royal Rose Building” is named for The Classics by a single aggregator.
  • Architects. None named for any of the three.
  • Storey counts. Reported as “1,” which is the usual townhouse-corporation data artifact, not a measurement.
  • Suite sizes at Scarlett Gables.
  • Property managers. Maple Ridge, Atrens Management Group and Canlight Management are named for the three respectively, each from one source. Contracts change.
  • Corporation numbers. All from a single listings database. The Condominium Authority of Ontario registry search is free — use it.

Location

The Scarlett Road corporations sit near Scarlett Road and Chapman Road, with bus service on Scarlett Road and driving access to Highway 400 and Jane Street. The Classics is near Eglinton Avenue West and Royal York Road, with the Royal York bus and access to Highway 401 and Weston Road. Neither is a subway-walkable location; both are straightforward drives.

The takeaway

Very large homes in very small corporations. For a downsizer who wants house square footage without house maintenance, and who likes knowing their neighbours, these are a genuinely good product that hardly anyone knows exists. Just understand what seven or ten owners means: read the full reserve fund study, ask about special assessments and the insurance deductible in writing, and confirm exactly which addresses your corporation comprises — there are several separate corporations on the same stretch of Scarlett Road.
