Renter-heavy building. Of 31 deals here in the last 24 months, 20 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Rainbow Village I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Rainbow Village I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rainbow Village I is the east Scarborough building I bring up when a family needs three or four bedrooms and still wants condo fees under $800. It is a gated 1990 complex on Eglinton Avenue East with an 18-storey tower, townhomes, a pool and squash courts, near where the subway and the Eglinton Crosstown meet. The age is the question; the location and the fee are the answer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Rainbow Village I is a 334-suite condominium at 2460 and 2472 Eglinton Avenue East in the Eglinton East area of Scarborough, Toronto, combining an 18-storey tower with townhome-style units. It was built in 1990 by Hanson Construction, and the condominium corporation is MTCC-929, registered on 16 November 1990. Crossbridge Condominium Services is listed as the manager. The maintenance fee covers common elements, heat, hydro, water, air conditioning, building insurance and parking.

A gated complex, not just a tower

Rainbow Village I has two addresses for a reason. The 18-storey tower is at 2460 Eglinton Avenue East, and 2472 carries townhome-style units within the same corporation. That mix is unusual: most Toronto condo corporations are either a tower or a townhouse block, not both.

The complex is gated, with a staffed gatehouse at the entrance, and listing descriptions mention a daycare and a children’s playground on the property. Those details tell you who the place was designed for. It was built as a family community, and it still functions that way.

The Roman numeral matters too. The name implies a sister phase, so when you look at listings in the area, confirm the corporation number, MTCC-929, so you know which building’s fees, reserve fund and rules you are buying into.

From compact one-bedrooms to four-bedroom townhomes

Suite sizes run from about 530 to 1,708 square feet, one of the widest ranges you will find in a single Scarborough condo. The smaller tower suites suit first-time buyers, while the larger tower plans and the townhomes offer three and four bedrooms, which is very hard to find in a condo at this price anywhere in Toronto.

Listings describe pass-through ensuite laundry in some suites, and renovated examples have updated kitchens and laminate floors. Plenty of suites are still closer to original, so condition varies more than in a newer building and should drive what you offer.

Parking is underground and included in the fee, and some suites come with a storage locker. Confirm both on the status certificate for the specific unit, especially for the townhomes, where parking arrangements can differ from the tower.

The townhomes deserve their own look. They give you a front door and a house-like layout with the condo corporation handling exterior maintenance, but they belong to the same corporation and draw on the same reserve fund as the tower. Ask how the corporation divides costs between the two, and whether roofs and exterior work on the townhomes are budgeted separately.

Fees that look like a typo

Current listings show monthly fees from about $513 to $789. That includes common elements, heat, hydro, water, air conditioning, building insurance and parking. For suites that range up to four bedrooms, those numbers are low; plenty of new one-bedroom condos downtown charge similar fees and leave hydro and heat to the owner.

Low fees are only good news if they are low for the right reason. In a 334-suite corporation, costs are spread across many owners, which helps. But a 1990 complex with a pool, squash courts and a gatehouse has real capital needs, and I want to see a reserve fund that is keeping up rather than fees held down artificially.

The single most useful document here is the reserve fund study. Read what it says about the tower’s windows and balconies, the garage, the elevators and the pool, and see whether the contribution schedule rises sharply in the next few years.

Next to the Kennedy transit hub

The location is the long-term story. The complex sits just east of Kennedy Road on Eglinton, near Kennedy station, where Line 2 Bloor-Danforth meets Line 5 Eglinton. Kennedy GO on the Stouffville line is part of the same hub.

More is planned from here. The Scarborough Subway Extension will carry Line 2 nearly eight kilometres beyond Kennedy to Sheppard and McCowan, and the City’s proposed Eglinton East LRT would start at Kennedy and run east along Eglinton. Few east-end condos sit this close to so many lines; the walking times are in the data panel.

Day to day, this is an Eglinton Avenue address with plazas, grocery stores and services nearby, rather than a quiet residential street. The surrounding area is mostly older apartment towers and post-war houses, so expect a practical, lived-in neighbourhood rather than a polished one. Taylor-Massey Creek and the Eglinton Ravine are a short distance west, which gives you some green space for a walk without getting in the car.

Where Rainbow Village I prices sit

The building average is around $479 per square foot, higher than several other early-1990s complexes in east Scarborough. The transit hub, the gated setting and the low fee all support that premium.

When I checked, four suites were for sale with asking prices from $579,900 to $679,900, and two were for rent. Those listings were all larger family-size suites, so they sit at the top of what the building trades for; smaller tower suites would normally ask less, so do not read the range as a floor.

Look at the monthly cost alongside the price. A family-size suite here with fees well under $800 and hydro included can cost less each month than a smaller unit in a new building with a lower purchase price. That is the core of the value argument.

Squash courts, a pool and a playground behind a gatehouse make this one of the more complete family packages in a Scarborough condo. The daycare described in listings is a separate operation, so confirm spaces and terms directly if you are counting on it.

Jatin’s honest take on Rainbow Village I

Who this building suits

Families who need three or four bedrooms and cannot stretch to a house, and who want a gated property with a playground and pool. It also suits commuters who want to be near Kennedy station, and first-time buyers looking at the smaller tower suites as a step onto the ladder.

What I’d want you to check

With fees this low, the reserve fund study is the most important thing you will read. Check the timing of window, balcony, garage, elevator and pool work, and look at board minutes for planned projects. Confirm whether the suite is in the tower or a townhome, what parking and locker come with it, and which corporation it belongs to. Condo sites list a pet restriction, so ask about the rules before you bring an animal.

The value question

At around $479 per square foot, with fees that include hydro and heat, Rainbow Village I offers more space per monthly dollar than almost anything new on the subway map. The Kennedy hub and the planned extensions give it a location story most early-1990s complexes do not have. If the reserve fund is sound, I think it is one of the better family buys in east Scarborough. If it is not, the low fee is a warning rather than a bargain, and I would tell you to walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
