Leases 79%Sales 21%

Renter-heavy building. Of 71 deals here in the last 24 months, 56 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mapledale?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mapledale

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mapledale is a building I look at when a client’s budget is tight but they still want a staffed lobby, an indoor pool and room to breathe. It is a 1989 tower of 331 suites on Ellesmere Road, priced at some of the lowest per-square-foot figures in the city. The trade-off is a fee that looks high until you read what it includes, and a building old enough that the reserve fund matters more than the paint colour. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mapledale is a 16-storey, 331-suite high-rise condominium at 3050 Ellesmere Road in the Morningside neighbourhood of Scarborough, Toronto. It was built in 1989 by Shiu Pong Group, and the condominium corporation is MTCC-831, registered on 3 August 1989. Newton-Trelawney Property Management is listed as the manager. The maintenance fee includes common elements, heat, hydro, air conditioning, building insurance, parking and water.

A late-1980s tower with a full amenity package

Mapledale belongs to the generation of Scarborough condominiums built at the end of the 1980s boom, when developers still put indoor pools and tennis courts into suburban towers as standard. Condos.ca lists an indoor pool, sauna, tennis court, concierge and security guard. Very little being built today at this price point comes with that.

The builder is listed as Shiu Pong Group. I could not find much published about this particular project, so as with any building of this age, the history that matters is in the corporation’s records, not the developer’s marketing.

With 331 suites, it is a fairly large corporation. That is useful: big repairs are spread across more owners, and the budget can support staff at the front desk. It also means more turnover, more renters and more listings at any given time, which gives you real choice and real comparables.

Layouts from compact one-bedrooms to two-plus-dens

Condos.ca records suites from about 604 to 1,274 square feet. The smaller plans are one-bedrooms in the 600s, the middle of the building is two-bedrooms in the 800s, and the largest plans are two-plus-dens that approach or pass 1,200 square feet.

At this vintage, expect closed or galley kitchens, separate dining areas and generous storage. Many suites will have been updated once or twice since 1989 and some will not have been touched. Budget the renovation before you compare prices, because two suites of the same size can be very different purchases.

Penthouse-level suites come up from time to time. Ask about ceiling height and exposure on any upper-floor plan rather than assuming; I could not confirm ceiling heights for this building from published sources.

Parking is part of the fee and the building has an underground garage. I could not confirm whether every suite comes with a space or whether lockers are owned, assigned or exclusive-use common elements. Ask before you make an offer, and check the parking and locker details in the status certificate, because a suite without parking is a much harder resale here.

Why the fee is higher than it looks, and lower than it seems

The fee here includes heat, hydro, air conditioning, water and parking, on top of common elements and building insurance. In most newer buildings, hydro and parking alone would add a meaningful amount to your monthly costs.

That structure also carries risk. When the building pays every suite’s electricity and heating, energy prices flow straight into the budget, and owners feel it as fee increases. Look at how the fee has moved over the past three to five years, not just what it is today.

Staffing is the other big line. A concierge and security guard cost money every month, and a pool and tennis court need upkeep and eventually replacement. These are the services you are paying for, so decide if you will use them.

Living on Ellesmere at Morningside

Morningside sits between Highway 401 to the north and Lawrence Avenue to the south, with Morningside Avenue along its east side. Ellesmere Road is a busy east-west arterial, and the area is a mix of houses, townhomes and a handful of older towers like this one.

The University of Toronto Scarborough campus and the Toronto Pan Am Sports Centre are just to the east around Military Trail and Morningside Avenue. For owners, that means a large public pool and fitness complex nearby, and for investors it likely means a steady pool of student and staff tenants. Highland Creek’s ravine system, which forms part of the neighbourhood’s southern edge, is also close for walking.

Day to day, this is a car-friendly location. Highway 401 access is close, and groceries and services are mostly in plazas along the arterials rather than on a walkable main street.

Pricing: some of the lowest per-foot figures in Toronto

Condos.ca puts the building average at about $411 per square foot. That reflects the building’s age, its location and the fee level, and it is part of what makes Mapledale one of the more affordable ways into Toronto ownership.

When I checked, four suites were for sale, asking between $319,000 and $449,900, and five were for rent. Fees on those listings ran from about $674 to $1,382 a month, which averages around $1.06 per square foot.

That fee per foot is high, but compare like with like. Add hydro, heating, parking and air conditioning to a newer building’s fee and the gap narrows. The real question is whether the price discount fully reflects the fee and the age, and the only way to answer that is to read the reserve fund study. For past sales, my building sold report gives aggregate figures.

A concierge, an indoor pool, a sauna and a tennis court is a strong package for a building at this price. If you will swim or play tennis, it replaces a club membership; if you won’t, you are still paying for it in the fee.

Jatin’s honest take on Mapledale

Who this building suits

First-time buyers who want ownership at the lowest possible entry price, investors looking at rental demand from the University of Toronto Scarborough, and owners who value a staffed lobby and an indoor pool over modern finishes. It also suits people who drive and want quick access to Highway 401.

What I’d want you to check

This is a 1989 building, so the reserve fund study, the capital plan and any recent or planned special projects matter most. Look at fee increases over several years, because the fee carries the building’s energy costs. Condos.ca lists a pet restriction without details, so read the rules in the status certificate if you have an animal. Check the share of rented suites and any rental rules in the declaration, and inspect the suite’s windows, balcony door and electrical panel.

The value question

At around $411 per square foot with most utilities included, the price is hard to beat in Toronto. You are buying an older building with a high fee per foot, which limits how fast values rise. For an owner-occupier who wants space and amenities on a budget, or an investor who has priced in the fee, I think it can work, provided the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
