Do mostly owners or renters live here?

Leases 85%Sales 15%

Renter-heavy building. Of 13 deals here in the last 24 months, 11 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Terrasse at the Hunt Club?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Terrasse at the Hunt Club

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Terrasse at the Hunt Club is one of the smallest new condos on Kingston Road, with 32 suites, a porte cochère entrance off a private side street and a mechanical lift that parks your car for you. It is new, quiet and unusual, and the unusual parts are exactly what you need to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Terrasse at the Hunt Club is a 32-suite boutique mid-rise condominium at 1316 Kingston Road in Birch Cliff, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed and built by Sunrise Gate Homes and registered on 11 March 2024 as TSCC-3042. Condos.ca lists it at seven storeys; the developer listing says eight. Condos.ca lists Duka Property Management as manager. Maintenance fees include common elements, building insurance and water. Suites run from about 563 to 2,461 sq ft.

The parking lift is the feature you must understand

Instead of a conventional ramped garage, Terrasse uses a mechanical parking lift system that stores cars indoors. On a small, tight lot this lets the builder provide parking without digging several levels, and it is the single biggest difference between this building and its neighbours.

Living with a lift is different from living with a ramp. Ask how long it takes to retrieve a car at a busy time, what happens during a power cut or breakdown, and whether there is a service contract with response times. Ask too about vehicle size limits, because some systems cannot take taller SUVs.

Most important, ask how the lift is treated in the reserve fund study. A mechanical system has a service life and a replacement cost, and in a 32-suite building that cost is shared by very few owners. A well-funded plan for the lift is the difference between a clever feature and a future special assessment.

A porte cochère, a private street and future retail

The developer describes the entry as a porte cochère reached from a quiet private street rather than straight off Kingston Road. In practice that means pick-ups, deliveries and guests can stop under cover without pulling into traffic, which is rare in a building this size.

Ground-floor retail is planned. Until it is leased, ask what is allowed in those units and how the retail and residential costs are split, because a commercial component affects both the budget and the noise at street level.

Condos.ca and the developer listing disagree on height, seven storeys against eight. That kind of gap often comes down to how a mechanical or mezzanine level is counted, but confirm against the registered plan if the floor matters to you.

Suite sizes run from compact to very large

The developer listing describes one- to three-bedroom suites, and condos.ca puts them between about 563 and 2,461 square feet. That top end is unusual on Kingston Road and points to a small number of large upper-floor suites, which fits the terraced form the name suggests.

With only 32 suites and a recent registration, resale supply is very thin. At the time of writing only one suite was listed for sale. That makes pricing harder to pin down, because there are few comparables inside the building.

For a buyer, the practical answer is to look at the building next to its neighbours. Upper Beach Club at 1400, Residences at the Hunt Club at 1350 and Hunt Club Terrace at 1340 are all newer boutique mid-rises on the same stretch, and their resale data is the best guide to what a suite here should be worth.

Ask for the floor plan of the specific suite rather than relying on a marketing plan. In small buildings with stepped upper floors, many suites are one-offs, and the terrace size, ceiling height and window line can differ from the suite directly below.

Daily life on this stretch of Kingston Road

This part of Birch Cliff has changed quickly. A run of small condo buildings has replaced older car dealerships and low commercial buildings along Kingston Road, while the side streets stay detached houses. The Toronto Hunt golf club lies along the south side of the road nearby, and neighbouring buildings are marketed on views over it toward the lake.

Whether a particular suite here has that outlook depends on its floor and which way it faces, so visit before you assume it. North-facing suites look over the residential streets of Birch Cliff.

Kingston Road is a busy bus corridor, so street-facing suites on the lower floors will hear traffic. For transit, schools and walkability, the data panel on this page has the details.

Pricing a building with almost no resale history

Condos.ca does not yet show a stable average price per square foot for Terrasse, and with a single active listing I will not quote one suite’s asking price or fee. In a building this small, any one sale can move the average a long way.

As a reference point, Upper Beach Club down the road averages about $768 per square foot on condos.ca. A new boutique building on this stretch with a covered entrance and large upper suites should sit in that general territory, but use real comparables, not the average.

The fee includes common elements, building insurance and water. Heat and hydro are separate. Ask how the parking lift’s operating and service costs are charged, whether to all owners or only to those with spaces, because that changes the real monthly cost.

When you compare Terrasse with an older, larger Scarborough condo, the fee per square foot may look higher, and that is normal for a small new building with few owners. Compare the full monthly cost instead: fee, property tax, hydro, and any separate charge for the parking space. Then compare the age of the building, because a 2024 building should not need major repairs for years if the reserve plan is sound.

Amenities at Terrasse at the Hunt Club

GymParty roomRooftop deckBBQ permittedBike storage

For 32 suites the list is reasonable: a gym, a party room, a rooftop deck with barbecues permitted and bike storage. It is enough for daily use without the operating cost of a pool or concierge, which helps keep a small building’s fee under control. Ask for the booking rules for the rooftop deck and party room, because in a 32-suite building a few regular users can end up treating them as their own.

Jatin’s honest take on Terrasse at the Hunt Club

Who this building suits

Buyers who want a new, quiet, small building in Birch Cliff and do not want a tower. The larger suites suit downsizers moving out of a house nearby who want space, a terrace and a covered entrance. It also suits people who drive less, because the lift is fine for daily use but less convenient than walking to a parked car.

What I’d want you to check

Read everything about the parking lift: the service contract, the reserve fund line for replacement, and how breakdowns are handled. Ask for the reserve fund study, the first-year budget against actual costs, and the status certificate for any special assessment. Because the building is so new, check Tarion warranty dates and whether any common-element deficiencies are still open with the builder.

The value question

Value here rests on the suite you choose and how you feel about the lift. A large upper suite with a good outlook in a 32-suite building is hard to find in this price range of the city. If the reserve fund handles the lift properly and the fee is stable, I think it is a sound long-term owner-occupier buy. If you need two cars or a tall vehicle, look elsewhere.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
