Do mostly owners or renters live here?

Leases 10%Sales 90%

Mostly owner-occupied. Of 21 deals here in the last 24 months, 2 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Henley Gardens?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Henley Gardens

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Henley Gardens is the building I show buyers who want real square footage near the Bluffs and a monthly cost that doesn’t swing with the seasons. It is a 1992 condominium on Kingston Road in Birch Cliff where the smallest suite is close to 700 square feet and the fee covers hydro, heat, air conditioning and parking. The trade-off is age, and the fee that comes with it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Henley Gardens is a 12-storey, 243-suite condominium at 1091 and 1093 Kingston Road in the Birchcliffe-Cliffside neighbourhood of Scarborough, Toronto, in the Scarborough Bluffs area. It was developed and built by Intraurban Enterprises, and the condominium corporation is MTCC-1010, registered on 13 January 1992. Condos.ca lists Crossbridge Condominium Services as the property manager. The maintenance fee includes common elements, heat, hydro, air conditioning, building insurance, parking and water.

Two addresses, one corporation

Henley Gardens carries two street numbers, 1091 and 1093 Kingston Road, but it is a single condominium corporation, MTCC-1010, with 243 suites over 12 storeys. When you search listings, look under both addresses; buyers who only search one number miss half the building.

It was registered in January 1992, which puts it in the last wave of large Scarborough condos built before the early-1990s slowdown. Intraurban Enterprises is listed as both developer and builder. I could not find an architect credited in any source I trust, so I have left that out rather than guess.

One corporation across two addresses means one board, one reserve fund and one set of rules. That is simpler to assess than a multi-phase complex with shared facilities, but ask the property manager how elevators, garage areas and amenities are split between the two sides, because that affects daily convenience more than the address does.

No shoebox suites

The suite range on record is roughly 689 to 1,620 square feet. There is nothing in the 400s or 500s here, which is unusual on a strip where most new projects are built around small one-bedrooms. A typical suite in this building is closer in size to a modest apartment-sized home than to a downtown investor unit.

That size profile tells you who the building was designed for in 1992: owner-occupiers, empty nesters and families stepping down from a house in the east end. It still attracts that buyer. Expect separate dining areas, more closet space and room for a real sofa, along with finishes that may be original unless a previous owner renovated.

Because layouts from this era vary a lot, I ask buyers to compare at least two or three suites before deciding. Check which way the suite faces. Kingston Road frontage brings traffic noise, while suites on the quieter side usually trade on light and outlook.

A fee that covers almost everything

The fee inclusion list is the headline. Common elements, heat, hydro, air conditioning, building insurance, parking and water are all covered. In most newer buildings you pay hydro on your own meter and often rent parking separately, so the fee here buys more than it first appears to.

The other side of that coin is that the corporation pays the building’s energy bills, and those rise over time. When you read the budget in the status certificate, look at the utilities line and how it has moved over the last few years. If the board has been raising fees steadily, that is often the reason, and it is better to know before you buy than after.

With no suites for sale when I checked, I can’t quote a current fee range from active listings. Ask for the fee on any suite you are considering and divide it by the square footage, then compare it with a newer building after you add hydro, heat and parking back to that building’s number.

Birch Cliff on Kingston Road

Birch Cliff runs along the western end of the Scarborough Bluffs, from Victoria Park Avenue to Warden Avenue. It grew in the 1920s as a streetcar suburb on Kingston Road, and the road has long been the neighbourhood’s main street, with a mix of older shops, services and low-rise frontage.

That street is changing. Kingston Road in Birch Cliff was rezoned for mixed residential and retail use in 2010, and a series of mid-rise condo projects has followed. For an older building like Henley Gardens, that new supply matters two ways: more shops and foot traffic over time, and more competition from new suites when you eventually sell.

The neighbourhood’s green space is a real draw. Rosetta McClain Gardens, Birchmount Park and access to the Waterfront Trail are all part of the area’s appeal, and the bluffs are the reason many buyers look on this side of Victoria Park at all.

What Henley Gardens costs per square foot

The building average sits around $702 per square foot on condos.ca. That is a solid number for a 1992 building in Scarborough, and it reflects the location near the lake and the Beach as much as the building itself. You are paying for Birch Cliff, not for new finishes.

There were no suites listed for sale when I checked, so I can’t give a current asking range. That is common here: owners in large suites with an all-inclusive fee tend to stay, and supply comes in small bursts. If you want this building, set up an alert and be ready to move when the right layout appears.

When you compare it with a new mid-rise down the road, line up the full monthly cost, not the fee alone. Add hydro, heat and any parking charge to the newer building, then compare. For many buyers the gap is smaller than the headline fees suggest. For a deeper look at recent trades, my building sold report covers it.

Amenities at Henley Gardens

Party roomMeeting roomGuest suitesSaunaSecurity guardParking garageVisitor parking

The amenity list is modest and practical: a party room, a meeting room, guest suites, a sauna, security staff and an underground garage with visitor parking. Guest suites are the sleeper feature for owners in a family-sized building, since they let relatives stay without crowding your unit.

Jatin’s honest take on Henley Gardens

Who this building suits

Downsizers from east-end houses who want space and a predictable monthly cost, couples who work from home and need a second room that is actually a room, and buyers who want the Bluffs and the Beach nearby without paying new-build prices per foot. It suits investors less, because large older suites rent for less per square foot than new compact ones.

What I’d want you to check

This building is over 30 years old, so read the reserve fund study for windows, balcony repairs, the garage membrane, elevators and the mechanical plant. Because the corporation pays for heat and hydro, look at the utility budget and recent fee increases. Condos.ca lists a pet restriction, so get the exact rules from the status certificate if you have a pet, and confirm the parking space and any locker are deeded or assigned to the suite you’re buying.

The value question

At around $700 per square foot with hydro, heat and parking in the fee, the value case rests on size and location. You give up new-build finishes and amenities and gain room, a long history you can examine and a neighbourhood that is improving around you. For an owner planning to stay several years, I think it is worth a serious look, provided the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
