Living here

Renters, Airbnb and elevators at 17 Brookwell Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 17 Brookwell Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 17 Brookwell Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 17 Brookwell Drive Townhouses are one of the oldest townhouse condominiums in this part of North York, and one of the larger ones, with 113 homes spread over five little streets off Sentinel Road. You buy here for space and a front door at a townhouse price, and you only buy once you have read the corporation’s paperwork closely. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The 17 Brookwell Drive Townhouses are a 113-home townhouse condominium near Sheppard Avenue West and Sentinel Road in York University Heights, in the former City of North York. Homes carry addresses on Enclave Mews (12–32), Streamdale Court (2–28), Sentinel Road (5–33), Inlet Mews (1–55) and Brookwell Drive (2–17). The corporation, York Condominium Corporation 108 (YCC-108), was registered on 14 June 1973, and condos.ca lists Northcan Property Management as the manager.

Five streets, one corporation

The first thing to understand about this complex is the address. It is known by the 17 Brookwell Drive name, but the 113 homes are spread across Enclave Mews, Streamdale Court, Sentinel Road, Inlet Mews and Brookwell Drive. That is a lot of addresses for one corporation, and it is easy to confuse with neighbouring townhouse complexes on the same streets.

When you look at a listing or a sale, confirm two things: that the address falls inside the ranges this corporation covers, and that the status certificate says YCC-108. A Sentinel Road or Brookwell Drive address outside those ranges can belong to a different corporation with its own fees, rules and reserve fund.

The mews-and-court layout is typical of townhouse planning from the early 1970s. Homes face inward onto private lanes rather than straight onto a busy road, which keeps through traffic out and gives children somewhere calmer to play. The trade-off is that the corporation owns and maintains those lanes, so paving, drainage and snow clearing all come out of the common budget.

What a 1973 townhouse corporation means

Registered in June 1973, this is one of the older condominium corporations in North York, and that age drives everything. A complex of this vintage has been through more than one cycle of roofs, windows, doors and exterior repairs. Whether the owners funded those projects through the monthly fee or through special assessments tells you how well the corporation has planned.

Inside each home, condition will vary from close to original to fully renovated. Check the electrical panel and wiring, the plumbing, the furnace and air conditioning, and the basement for any sign of moisture. Then ask which of those items belong to you and which belong to the corporation, because the declaration decides, and older corporations sometimes have unusual splits.

With 113 owners, the corporation is big enough to spread the cost of major work but small enough that the board is a handful of volunteers. Two years of board minutes will tell you whether meetings reach quorum, whether owners turn up, and whether problems get dealt with or deferred.

Management and what the fee covers

Condos.ca lists Northcan Property Management as the manager. I could not find a public record of when that arrangement started, so ask the listing agent or the manager directly. A change of management is not a warning sign by itself, but you want to know why it happened and what changed afterwards.

Condos.ca does not list what the monthly fee includes, and I could not verify it from another source. In many townhouse corporations of this age, owners pay their own heat and hydro and the fee covers the common elements, building insurance and the reserve fund. Do not assume that here. The status certificate and the budget will show you exactly what you are paying for.

No amenities are listed for this complex either: no pool, gym or party room. For a townhouse corporation that is normal, and it can be an advantage. The fee goes into roofs, roads, grounds and the reserve fund rather than into equipment a lot of owners never use.

York University Heights, and what is changing nearby

York University Heights is one of the city’s northernmost neighbourhoods, running between Sheppard Avenue and Steeles Avenue east of the Black Creek valley, and it takes its name from the York University campus to the north. The housing is a mix of bungalows, semis, townhouses and some apartments, and this complex is part of that older layer.

Line 1 serves the wider area through Finch West, York University and Pioneer Village stations. The panel on this page shows how far each is from these homes. Since December 2025, Finch West station has also been the eastern end of Line 6 Finch West, the light rail line that runs west to Humber College. Sentinel Road itself is residential and quiet, but Sheppard Avenue West carries buses and traffic, and that is the road you will use most days.

The bigger change is to the east. The Downsview lands north of Highway 401, including the former Downsview Airport and the Bombardier site, are being planned as roughly 520 acres of new neighbourhoods, parks and employment space, led by Northcrest Developments and Canada Lands. That build-out is expected to take more than two decades, so it is a long-term story rather than something that changes your daily life soon, but it is the kind of investment that tends to support established housing nearby.

Pricing and fees

Nothing was listed for sale or for lease when I prepared this review, so I have no current asking range to report. In a 113-home complex that is not unusual. Townhouses here change hands a few times a year, and a good one in decent condition tends not to sit for long.

Use the panel on this page for recent sold prices and price per square foot, and expect the figures to be thin. One renovated end unit or one dated interior can move a median noticeably, so compare like with like: size, condition, basement finish and parking. My building sold report gives you the aggregate numbers.

When a home does come up, ask for the current fee, what it includes and how it has moved over the last five years. If the fee has barely changed in a decade on a building this old, I would want to know how the corporation has paid for its major work.

Jatin’s honest take on 17 Brookwell Drive Townhouses

Who this building suits

Families and first-time buyers who want a townhouse with its own front door in North York for well under the price of a detached house, and people connected to York University or the employers around Downsview. It also suits buyers who are comfortable with an older home and want to put their own work into it.

What I’d want you to check

Get the status certificate, the most recent reserve fund study and two years of minutes before you firm up. On a 1973 corporation, I want to see when the roofs, windows and exterior doors were last replaced, what is planned for the private lanes and drainage, and whether any special assessment has been discussed. Confirm the address belongs to YCC-108, who manages the complex today, and what the fee actually includes.

The value question

Older townhouse condominiums are one of the last ways to get family space in Toronto at this price, and that is the real value here. The unit matters less than the corporation. If the reserve fund is healthy and the big projects are behind it, I am comfortable buying here. If the documents show deferred work and a thin reserve, I would keep looking, however nicely the home is renovated.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
