Renters, Airbnb and elevators at 1723 Finch Avenue West Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1723 Finch Avenue West Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1723 Finch Avenue West Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1723 Finch Avenue West is the kind of complex most buyers drive past without noticing: 24 condominium townhouses on a busy arterial in northwest Toronto. What gets my attention is the floor plan size, around 1,870 square feet, at a price per square foot well below what that much space costs in most of the city. The trade-offs are real, and they are specific to this site. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1723 Finch Avenue West Townhomes is a condominium townhouse complex at 1723 Finch Avenue West in Glenfield-Jane Heights, North York, Toronto. Condos.ca lists 24 units, built in 2002 by a numbered company, 1431266 Ontario. The condominium corporation is TSCC-1428, registered on 12 March 2002, and the complex is managed by Revive Condominium Management Services. Homes are listed at about 1,873 square feet. The maintenance fee covers common elements, building insurance, parking and water.

A 24-home corporation with big floor plans

Condos.ca records every home here at roughly 1,873 square feet. That is family-house space, more than many freehold semis in this part of North York, and it is the main reason to look at this complex at all.

The database lists the complex as one floor, which is a default it uses for many townhouse complexes and not a description of the homes. A plan of that size is almost certainly spread over several levels. Confirm the number of storeys, whether there is a basement, and how the garage connects to the house before you book a showing, because those details change who the home suits.

Twenty-four homes is a small corporation. Small complexes can run well, with owners who know each other and a board that answers quickly. They also have fewer people to share each bill, which I come back to below.

Parking is part of the common fee here, so ask exactly what each home gets: a garage, a driveway space, a surface spot, or some mix. Ask too whether the space is exclusive-use common element or simply assigned by the board. For a family with two cars, the answer can decide the purchase, and visitor parking is not listed among the amenities.

A numbered-company builder means the record is the building itself

The developer on file is 1431266 Ontario, a numbered company. That is common for small infill projects, but it means there is no builder brand to research and no track record of other complexes to compare against.

So the corporation’s own paperwork carries all the weight. Ask for the status certificate, the most recent reserve fund study, the last two years of board minutes and the budget. Those four documents tell you more about this complex than any marketing material from 2002 ever could.

Revive Condominium Management Services is the manager on record. Ask how long they have managed the corporation, because a recent change of manager is worth understanding before you buy.

Living on Finch Avenue West now that Line 6 runs

Line 6 Finch West opened on 7 December 2025. It runs 18 stops along Finch Avenue West between Finch West station on Line 1 and Humber Polytechnic’s North Campus, with stops including Jane and Finch and Driftwood. For a complex with a Finch Avenue address, that is the biggest change to daily life in decades.

The upside is a rapid transit connection to Line 1 without a bus transfer. The downside is that Finch is a wide, busy road, and homes facing it hear it. Walk the site at rush hour and check which homes face Finch and which sit deeper in the complex. Inside the site, the location of a home matters more than its finishes.

This is northwest Toronto in the York University Heights and Jane-Finch area. The automatic panel on this page shows the transit stops, shops and parks near the address, so I will not repeat them here.

What a 2002 complex needs now

At 24 years old, this complex is in the window where the first big replacement items come due. In a townhouse corporation those are usually roofs, windows and doors, the private driveway and parking surfaces, and site drainage. Which of those the corporation pays for, and which the owner pays for, is set out in the declaration.

Read the reserve fund study for each of those items and the year it is planned. Then read the minutes to see whether the board has done the work on schedule or pushed it back. Deferred work in a small complex tends to arrive as a sharp fee increase or a special assessment, so it is worth knowing which way this corporation leans.

Inside the home, the furnace, air conditioner and water heater are likely original or on their second replacement. Ask the seller for ages and receipts, and ask whether the water heater is owned or rented.

Finally, ask about any alterations. Over 24 years, owners finish basements, move walls and replace windows or patio doors, and some of those changes need board approval under the declaration. Ask the seller for permits and any written approvals, because an unapproved change can become your problem after closing.

Price per square foot and what the fee covers

Condos.ca puts the average here at about $431 per square foot. On a 1,873 square foot home, that average works out to roughly $800,000, which is the arithmetic, not a valuation of any home. For that much space in Toronto, it is a low number per square foot, and it reflects the arterial location, the age of the complex and the condition of individual homes.

The fee includes common elements, building insurance, parking and water. Including parking and water is helpful, because those are costs you would otherwise budget separately. Heat and hydro are not listed, so expect to pay those yourself, and confirm with the property manager.

There were no active listings when I checked. In a complex this small, months can pass between sales, so comparable sales are thin. Use my building sold report for recent aggregates, and compare against nearby freehold townhouses so you know what the condominium structure is saving or costing you.

Amenities at 1723 Finch Avenue West Townhomes

BBQ permitted

There is no amenity package here beyond being allowed to barbecue, and that is how it should be in a 24-home complex. Your fee goes to the roofs, the driveway, insurance and water rather than a gym or party room you would pay to keep running.

Jatin’s honest take on 1723 Finch Avenue West Townhomes

Who this building suits

This complex suits a family that needs around 1,800 square feet or more and cannot stretch to a freehold house, and that values Line 6 for getting to Line 1 or to Humber Polytechnic. It also suits a buyer who wants a simple fee with parking and water included and no shared amenities to fund.

What I’d want you to check

Check the reserve fund study and the board minutes closely, because 24 homes share every major repair. Confirm the levels, basement and garage layout of the specific home, and stand outside at rush hour to judge noise from Finch. Ask for the ages of the furnace, air conditioner and water heater, and whether the water heater is rented.

The value question

On price per square foot, this is one of the cheaper ways to get this much indoor space in Toronto. The value holds if the reserve fund is healthy and the home sits away from the road; it weakens if big projects are overdue. Book a call with me and I will go through the status certificate with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
