Living here
Renters, Airbnb and elevators at 100 Charlton Settlement Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 100 Charlton Settlement Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 100 Charlton Settlement Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 100 to 120 Charlton Settlement Avenue and 21 to 71 Rivers Edge Drive are the kind of home I suggest to buyers who want a house-sized place in the west end without a detached price. There are 43 homes, registered in 2000, on a quiet pocket of streets near Jane Street and Weston Road. The neighbourhood around them has just changed more in one year than in the previous twenty. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
100 Charlton Settlement Avenue Townhouses is a condominium townhouse complex of 43 homes at 100 to 120 Charlton Settlement Avenue and 21 to 71 Rivers Edge Drive in the Mount Dennis neighbourhood of the former City of York, Toronto, near Jane Street and Weston Road. It was built in 2000, and the condominium corporation is MTCC-1326, registered on 24 July 2000. Condos.ca lists Cheval Property Management as the property manager. Condos.ca does not list the developer or what the fees include.
100 Charlton Settlement Avenue Townhouses at a glance
Two streets, one corporation, and a neighbour next door
This complex spans two short streets: the even run from 100 to 120 on Charlton Settlement Avenue and 21 to 71 on Rivers Edge Drive. Across the street, 105 to 139 Charlton Settlement Avenue and 66 to 88 Shining Star Crescent form a separate corporation, TSCC-1480, built two years later and managed by the same company.
That is easy to mix up when you search. The two complexes look similar and share a street name, but they have separate budgets, separate reserve funds and separate boards. Confirm that a listing is in MTCC-1326 before you compare its fee or its price with anything nearby.
There are also freehold homes and other small condominium groupings on the surrounding streets. A townhouse on Shining Star Crescent, for example, may belong to a different corporation entirely, or to none. The corporation number on the listing is what tells you.
What a 2000 townhouse complex needs now
At 26 years old, this complex is in the stretch where the big exterior items come due. In a townhouse condo that usually means roofs, windows and exterior doors, paving and site drainage, and often within a few years of each other. How the corporation has planned for that matters more than any finish inside the unit.
With 43 homes sharing those costs, each major project is a real amount per owner. A well-funded reserve absorbs it. A thin one shows up as fee increases or a special assessment. Read the reserve fund study and the latest status certificate before you firm up, and look for when the roofs and windows were last done.
Walk the site as well as the home. Look at the roofs from the street, the condition of the shared paving and parking, and how water runs off after rain. An older townhouse complex tells you a lot about how its board spends money, and the grounds are free to inspect.

Condo townhouse or freehold: what you actually own
In a condominium townhouse you own your unit and a share of the common elements, and you pay a monthly fee to the corporation. In exchange, the corporation handles the shared parts of the property and saves for their replacement. A freehold house next door carries no fee, but its owner pays for every roof and window alone.
The line between what you maintain and what the corporation maintains is set by the declaration, and it differs from one complex to the next. In some, the corporation replaces windows and doors. In others, that falls to the owner. The answer changes your real cost of ownership, so get it in writing before you buy.
Condos.ca records the complex as one storey, which is how its database often treats townhouse complexes. In practice these are multi-level homes, so measure the one you are considering and ask whether the listed area includes the lower level.
Mount Dennis after the new station
For years, the case against this pocket was transit. That has changed. Mount Dennis station opened in November 2025 for GO Kitchener line trains and the UP Express to Pearson, and Line 5 Eglinton began service there on 8 February 2026, with Mount Dennis as its western terminus. The data panel on this page shows how far it is from these homes.
The station is built on the former Kodak Heights site, where Kodak made film and cameras from 1918 until 2006, and it uses the restored Kodak Building 9 as an entrance. It is the biggest change in this part of the city in a generation, and it puts a direct rail link to the airport and to midtown within reach.
Weston, just to the north, is an older village with its own main street on Weston Road, its own GO and UP Express stop at Lawrence, and apartment towers along Weston Road overlooking the Humber River valley. The street names here, Rivers Edge among them, point to that valley, which is one of the best green corridors in the west end.
Pricing in a 43-home complex
At the time of writing there were no homes listed for sale or lease here, and condos.ca did not publish a building price per square foot. With 43 homes and slow turnover, there may be only a handful of sales in a year, and each one moves the figures a lot.
Start with the recorded sales and leases in the data panel on this page. Then compare with the twin complex across the street at 105 to 139 Charlton Settlement, which is similar in age and format, and with other condominium townhouses between Jane and Weston Road. Adjust for the size of the home, whether the basement is finished and what each fee includes.
Also compare with small freehold houses in Mount Dennis and Weston. If the gap is narrow, a freehold house may be the better long-term buy, because there is no monthly fee. If it is wide, the townhouse is the cheaper way into house-style living near the new station. I can pull both sets of comparables through my building sold report.

Jatin’s honest take on 100 Charlton Settlement Avenue Townhouses
Who this building suits
Families who want a townhouse with bedrooms on their own floor and a private front door, and buyers who work at the airport, in midtown or downtown and now have a direct rail option. It also suits people with roots in Weston and Mount Dennis who want to stay without paying detached prices.
What I’d want you to check
Confirm the corporation number first, because the complex across the street is a different corporation. Then read the reserve fund study with roofs, windows and paving in mind, since a 2000 complex is entering its heaviest repair years. Ask the manager, which condos.ca lists as Cheval Property Management, exactly what the corporation maintains under this declaration, including windows, doors, decks and driveways. Read recent board minutes for planned exterior work, and confirm what the fee includes, since condos.ca does not list it.
The value question
The value case here is a house-style home near a brand-new rapid transit hub at a townhouse price. Rail access to the airport, midtown and downtown is the strongest reason I can see for this pocket to gain ground over time against parts of the west end without it. If the reserve fund is healthy, I think this is a sensible long-term hold for an owner-occupier.
