Living here
Renters, Airbnb and elevators at 1 San Carmeloway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1 San Carmeloway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1 San Carmeloway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1 San Carmeloway Townhouses is a complex most Toronto buyers have never heard of: 16 condominium townhouses on San Carmelo Way, near Jane Street and Sheppard Avenue, registered in 1974. Small, old and rarely listed, it can be a quiet way into ownership in northwest Toronto. It can also hide the kind of costs that only show up in the documents. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1 San Carmeloway Townhouses is a low-rise condominium townhouse complex of 16 homes at 1 to 16 San Carmelo Way in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Sheppard Avenue West. It was built in 1974. The condominium corporation is YCC-177, registered on 13 November 1974. Condos.ca does not list a property manager or what the maintenance fee includes.
1 San Carmeloway Townhouses at a glance
A 16-home corporation from 1974
YCC-177 was registered in November 1974, which puts it in the early years of condominium ownership in Ontario, when townhouse complexes were a new way for families in North York to own without buying a house. At 16 homes, it is also very small.
Small corporations behave differently from towers. Every owner carries one-sixteenth of the budget, the board is drawn from a handful of households, and one large repair can move the fee noticeably. When neighbours cooperate, that closeness keeps costs down. When they do not, decisions stall.
Ask who is on the board, how often it meets and whether seats are filled. In a complex this size, the people next door are effectively the board of directors for your biggest asset, and you may well be asked to join it.
Who runs it? Confirm the management
Condos.ca does not list a property management company for this complex. That may simply be a gap in its data, or the corporation may be self-managed by its board, which is not unusual for very small complexes.
Either arrangement can work, but they are very different. A professional manager handles collections, contracts, insurance renewals and the paperwork for status certificates. A self-managed board does all of that with volunteers. Find out which applies before you write an offer, and ask who will issue the status certificate and how long it takes.
If the corporation is self-managed, look closely at its records. Ask for recent financial statements, the reserve fund study and the minutes of the last few meetings, and check that they are complete and current.
Insurance deserves its own question. The corporation’s building policy is split among only 16 owners, and small corporations have little bargaining power at renewal. Ask what the current premium and deductible are, how they have changed in recent years, and what your own unit policy needs to cover to match the deductible.

The homes, the parking and what 50 years means
Condos.ca lists the complex as one storey, which is how its database records townhouse complexes, and does not publish a size range. These are multi-level homes, so measure the one you are viewing and ask whether the basement is included in the stated area.
Condos.ca lists a parking garage, visitor parking and barbecues permitted. Confirm whether the home has its own garage or a space in a shared garage, and how many spaces it comes with.
At more than 50 years old, the complex has been through at least one full cycle of roofs, windows and paving, and possibly two. Inside, homes will vary depending on what owners have updated. Have a home inspector check windows, wiring, plumbing and insulation, and ask whether the furnace, air conditioner or water heater is rented, because those contracts usually transfer to you.
The area around Jane and Sheppard
Condos.ca places the complex in Glenfield-Jane Heights, which runs from Finch Avenue south to Sheppard Avenue and forms the southern half of the wider Jane and Finch area. The area grew quickly in the 1960s and 1970s, with detached and semi-detached houses, townhouse complexes and apartment towers, and residents have built a dense network of community groups since then.
Black Creek and its ravine parks run along the east side of the wider area, and the York Woods branch of Toronto Public Library serves the neighbourhood. Highway 400 runs along the west side, which makes this an easy base for anyone who commutes by car to Vaughan, Brampton or the airport area.
To the north, Line 6 Finch West opened on 7 December 2025 along Finch Avenue, linking the area to Line 1 at Keele Street and west to Humber Polytechnic. The data panel on this page shows the nearest transit options and walking times from this address.
Pricing a 16-home complex
At the time of writing there were no homes here for sale or lease, and condos.ca did not publish a building price per square foot. In a complex of 16 homes, sales may be years apart, so there is no meaningful building average.
Pricing therefore comes from comparables outside the complex: other 1970s condominium townhouses around Jane and Sheppard and Jane and Finch, and freehold semis on nearby streets. Adjust for size, parking, basement finish, the fee and what it covers. Start with the recorded sales and leases in the data panel on this page.
Price the corporation, not only the home. A healthy reserve fund and clear management are worth real money in a complex this small, and a weak fund or missing records should lower what you are willing to pay. My building sold report pulls the nearby comparables for you.
Talk to your lender early as well. Some lenders review very small or self-managed corporations more carefully, and you want the financing settled before you waive conditions.

Amenities at 1 San Carmeloway Townhouses
There is no gym, pool or party room listed, which is normal for a 16-home townhouse complex. The fee goes to the shared structure, grounds and insurance, and the practical amenities are your own entrance, your parking and a barbecue on your own patio.
Jatin’s honest take on 1 San Carmeloway Townhouses
Who this building suits
First-time buyers and families who want a multi-level home in northwest Toronto at a lower price than a freehold semi, and who are comfortable with a small, close-knit corporation. It also suits drivers who want quick access to Highway 400, and people who want a quieter side street rather than a home facing Jane Street itself.
What I’d want you to check
Confirm who manages the corporation, since condos.ca lists no manager, and who issues the status certificate. Read the reserve fund study, financial statements and board minutes with roofs, windows, paving and any shared garage in mind. Ask what the fee includes and which parts of the home the corporation maintains under this declaration.
The value question
The value case is a townhouse at an entry-level price in an established part of North York, with light rail now running on Finch to the north. The risk is concentration: 16 owners share every major cost. If the records are in order and the fund is healthy, I think it is a reasonable owner-occupier buy. If the records are thin, I would walk away or price that risk in firmly. There are larger townhouse corporations in this part of North York, and comparing one of them with this complex side by side is the quickest way to see what you are paying for.
