Living here

Renters, Airbnb and elevators at 55 Treeland Way Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 55 Treeland Way Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 55 Treeland Way Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 55 Treeland Way Townhouses are newer than most of the condominium stock in this part of North York, and that alone puts them on my shortlist for Downsview buyers. Sixty homes, built in 2001, on two quiet streets: small enough to feel like a neighbourhood, old enough that the documents now tell a real story. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The 55 Treeland Way Townhouses are a 60-home townhouse condominium at 1–51 Bella Vista Way and 1–67 Treeland Way in Downsview, North York. The corporation was registered on 29 May 2001 as Metropolitan Toronto Condominium Corporation 1375 (MTCC-1375). Orion Management is listed as the property manager.

A 2001 townhouse community on its own streets

This complex is a 60-home townhouse condominium registered in May 2001, laid out along Treeland Way and Bella Vista Way. The addresses sit on these two residential streets rather than on a main road, which is a large part of the appeal for families.

The age sets it apart locally. Much of the condominium housing around Sentinel Road and the York University area dates from the 1970s. A 2001 complex has more modern construction, and it is still a generation younger than its older neighbours, such as the 6 Sentinel Road Townhouses close by.

Condos.ca does not list a developer and I could not confirm one from a reliable source. If the builder matters to you, ask the listing agent or check the original disclosure documents, which owners often keep.

What owning here actually involves

No shared amenities are listed for this corporation. There is no gym, pool or party room to fund, so the fee goes into the things a townhouse complex must look after: the roofs, exterior walls, windows, internal roads, landscaping, snow clearing and insurance.

In a townhouse corporation of this type, you usually pay your own hydro, gas and often water, so the fee is only part of your monthly cost. Ask for a year of utility bills from the seller and confirm exactly what the fee covers in the status certificate.

With 60 owners, the board is drawn from a small group of neighbours. That can make a corporation responsive and well run, or it can mean decisions stall. The minutes will show you which, and they are worth reading before you commit.

Rules matter more in a townhouse corporation than many buyers expect. Front doors, fences, decks, satellite dishes, planters and even paint colours often touch the common elements, so changes usually need board approval. If you plan to renovate the outside of your home, read the declaration and rules first and ask the manager how approvals work in practice.

At 25 years, the first big cycle is due

A complex registered in 2001 is now entering the stage where original components reach the end of their life. Roofs, windows, sealants, asphalt and any garage waterproofing from the early 2000s are all candidates for replacement in the next few years.

This is exactly the point where you learn whether a corporation has been saving properly. A healthy reserve fund lets owners pay for these projects through the regular fee. An under-funded one means sharp fee increases or a special assessment. The reserve fund study shows the planned projects and the money behind them.

Inside each home, look at the age of the furnace, air conditioner and water heater, which are often the owner’s responsibility in townhouse condominiums and are reaching replacement age. Check the declaration to see who pays for windows, doors and decks.

Downsview: an area the City is replanning

The biggest change around this complex is still ahead. The City of Toronto’s Update Downsview study produced a 30-year planning framework for the Downsview area, which City Council adopted in 2024. The Downsview Secondary Plan took effect on 9 August 2024, and the next stage covers district plans, development applications, new streets and parks.

For owners nearby, that means decades of gradual change, with new housing, jobs, parks and community facilities planned on the Downsview lands. It can support long-term demand for established homes close by, but it also brings construction and traffic over many years.

Transit is already better than it was when these homes were built, with the Line 1 subway running through Downsview Park and north to York University, and Line 6 Finch West opening along Finch Avenue in December 2025. The panel on this page shows the walking times from this address.

Day to day, this is a residential pocket with a strong commuter pull, close to the Keele Street corridor and the Highway 401 and 400 network for anyone who drives. Check the panel for the Walk Score and the nearest groceries and parks, and decide honestly how much of your week you would spend in the car.

Pricing and fees

Nothing was listed for sale or for lease here when I prepared this review, so I have no current asking range or fee to report. In a 60-home complex, homes come up only a few times a year.

Use the panel on this page for recent sold prices and per-square-foot figures. With a thin market, one sale can move the median, so compare condition, size and finishes rather than relying on a single number. My building sold report gives you the aggregate picture.

When a home does come up, judge it against both older condo townhouses nearby and freehold homes in Downsview. Townhouses here appeal to the same buyers who look at semi-detached houses nearby, and the condominium structure trades some control for shared upkeep. A 2001 condominium townhouse with a well-funded reserve can be a strong middle ground between the two.

Jatin’s honest take on 55 Treeland Way Townhouses

Who this building suits

Families and couples who want a townhouse with a front door and a newer build in North York, without paying freehold prices. It also suits buyers who work at York University, in the Downsview employment area or downtown via Line 1 and want a quieter street setting. Downsizers leaving a detached house nearby may like it too, provided they are comfortable with stairs, since townhouse layouts typically spread across several levels.

What I’d want you to check

Read the reserve fund study with the 25-year mark in mind: roofs, windows and paving are the big items now. Get two years of board minutes and the status certificate, confirm what the fee includes and how utilities are billed, and ask whether a special assessment or a large fee increase has been discussed. Check the age of the furnace and water heater in the home you are buying.

The value question

Newer townhouse condominiums are scarce in this pocket, and that scarcity supports value. If the reserve is in good shape, I think this is one of the more sensible ways to own a family home in Downsview. If the corporation has under-saved for its first major cycle, factor that cost into your offer or walk away. Either way, the documents, not the curb appeal, should make the decision.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
