Living here
Renters, Airbnb and elevators at 7 On The Park Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 69 deals here in the last 24 months, 51 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 7 On The Park Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 7 On The Park Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most new towers in this price band are built around one-bedrooms. 7 On The Park went the other way: when iKORE revised the design in 2017, it cut the one-bedroom count roughly in half and added three-bedroom suites, which is why you can buy a genuine three-bedroom here for less than a one-bedroom costs downtown. The trade-off is that the suites are compact for their bedroom count, and you need to know exactly what you are getting. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
7 On The Park Condos is a 21-storey, 216-suite high-rise condominium at 1461 Lawrence Ave W, Toronto, in the Brookhaven-Amesbury neighbourhood of the former City of North York, just west of Keele Street and next to Amesbury Park. It was developed by iKORE Developments, designed by Richmond Architects, and completed in 2022. The condominium corporation is TSCC-2940, registered on 29 September 2022, and it is managed by Crossbridge Condominium Services. Maintenance fees include common elements, building insurance and water.
7 On The Park Condos at a glance
A tower-in-the-park infill, and what the name means
The name is literal. The tower sits on an infill site beside Amesbury Park, in a pocket of Lawrence Avenue West that already had two older 20-storey rental towers to the south, mid-rise buildings at the Keele and Lawrence corner and low-rise houses on three sides. UrbanToronto described it as a tower-in-the-park project, and that is a fair way to think about it: a slim building added to an established residential block rather than a new neighbourhood.
The site had a long approval history. A rental proposal was filed for it in 2011, a 19-storey condo was approved through zoning, and the version that was built went to site plan approval in 2017 at 21 storeys, about 67 metres tall. That history is now behind the building, and it matters to an owner only in one way: the tower you see is the final, larger version, with more suites than the original zoning allowed.
Richmond Architects worked a stylized number 7 into the facade. The tower is clad in vision glass and back-painted spandrel glass, with emerald green glass balcony guards, white precast accent strips and a woodgrain pattern rising from the entrance. It is more expressive than most buildings on this stretch of Lawrence, and you will recognise it from a distance.
Three-bedroom suites in a 2022 tower
The 2017 design called for 56 one-bedrooms, 121 two-bedrooms and 39 suites with three or more bedrooms, against an earlier approved plan with no three-bedrooms at all. That mix is unusual for a new tower. More than half the building is two-bedroom, and nearly one suite in five has three bedrooms.
The catch is size. The same plans put suites at roughly 516 to 893 square feet, so a three-bedroom here is around 800 to 900 square feet. That is a lot of bedrooms in not much space. Expect smaller secondary bedrooms, and check whether a third bedroom has a window and a closet, or whether it is closer to a den with a door.
For a family that values separate rooms over a large living area, these layouts can work very well. For a couple who wants space to entertain, a large two-bedroom in an older building nearby may give you more usable room for similar money. Always ask for the exact floor plan and measure the furniture you plan to bring.
Resale supply reflects the mix. At the time of writing, most suites listed for sale were two- and three-bedroom plans, which gives buyers real comparables to judge one stack against another on floor, view and exposure.

Parking, amenities and no retail
The 2017 plans provided 256 underground parking spaces, 211 for residents and 45 for visitors, plus 219 bicycle spaces. With 216 suites, that is close to one resident space per suite, though not every suite was sold with one. Whether a specific unit comes with parking or a locker is something to confirm on the listing and in the status certificate.
There is no retail in the building. The ground floor was planned for residents only, with a gym, lounge, entertaining kitchen and dining room, TV room and games room. Day-to-day shopping means the plazas around Keele and Lawrence rather than anything inside the tower.
That suits people who prefer a quieter lobby. It also means you are buying into a residential street, not a mixed-use hub, and the panel on this page shows what is actually within walking distance.
A young corporation: what to look at
TSCC-2940 was registered in late 2022, so the corporation is only a few years into its life. New buildings tend to have low-ish fees at first, a reserve fund that is still being built up, and a list of construction deficiencies being worked through with the builder and Tarion.
None of that is a red flag on its own. It does mean the status certificate, the first reserve fund study and recent board minutes matter more here than they would in an older building with a long track record. Look for how deficiency claims are progressing, and whether the reserve fund plan expects fee increases in the next few years.
What it costs, and how the fee compares
Across recent data the building averages about $727 per square foot. Seven suites were listed for sale at the time of writing, asking between $398,000 and $715,000. Because the suites are compact, price per square foot reads high next to older towers on Lawrence, while the price per bedroom is among the lowest you will find in a building this new.
Fees across active listings run about $0.89 per square foot, ranging from roughly $380 to $820 a month. That is high for a 2022 building, and it covers less than you might hope: common elements, building insurance and water. Heat, hydro and parking are not on the published inclusion list, so add those to your monthly budget when you compare it against an older all-inclusive building nearby.
My view: compare on total monthly cost, not on the fee alone. If you want three bedrooms in a new building at this price point, the options in northwest Toronto are thin, and that scarcity supports value here.

Amenities at 7 On The Park Condos
The amenity package is practical rather than resort-style: a gym, party and dining space and a couple of lounges on the ground floor, with concierge. There is no pool, which keeps long-term operating costs lower, and Beanfield Fibre is available for anyone working from home.
Jatin’s honest take on 7 On The Park Condos
Who this building suits
Families who need three bedrooms and cannot stretch to a townhouse, and buyers who want a new building with a park next door. It also suits roommates and owner-occupiers who would rather have separate rooms than a large open-plan living space.
What I’d want you to check
Get the exact floor plan and confirm the true size of every bedroom, because the suites are compact for their bedroom count. Confirm parking and locker ownership in writing. Because this is a 2022 corporation, read the status certificate, the reserve fund study and the last year of board minutes for deficiency claims and planned fee increases, and budget separately for hydro and heat.
The value question
At around $727 per square foot, you are paying new-building pricing per square foot but getting one of the lowest costs per bedroom in the area. If bedroom count is what you need, I think the value is real. If you mostly want living space, an older, larger suite on Lawrence or Keele will usually give you more room for the money.
