Living here
Renters, Airbnb and elevators at Maple Creek Condominiums
Do mostly owners or renters live here?
Mostly owner-occupied. Of 20 deals here in the last 24 months, 4 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Maple Creek Condominiums?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Maple Creek Condominiums
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Maple Creek Condominiums was sold in the late 1970s on its recreation, and it still has more amenities than almost anything else in its price range. This 23-storey, 318-suite tower at 10 Martha Eaton Way has a pool, tennis, a sauna and a security guard, and the fee covers heat, air conditioning and cable. The question is what a building that age costs to keep that way. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Maple Creek Condominiums is a 23-storey, 318-suite high-rise condominium at 10 Martha Eaton Way in the Brookhaven-Amesbury neighbourhood of the former City of North York, Toronto. It was built in 1978; the developer is not recorded in the data I have. The condominium corporation is YCC-446, registered on 28 December 1978, and it is managed by Comfort Property Management. Maintenance fees include cable TV, air conditioning, common elements, heat, building insurance, parking and water.
Maple Creek Condominiums at a glance
A 1970s amenity building, and it still shows
A Toronto Star archive photograph from October 1977 shows a project called Maple Creek condominium apartments, captioned around its recreation facilities: swimming pools, tennis and squash courts and gyms. The archive record does not give an address, but the name and the timing line up with this building, which registered in December 1978.
Today the building lists an outdoor pool, a tennis court, a sauna, BBQs, a security guard and a security system. Some listings also describe an indoor pool and a gym, so confirm the current facilities and which are open. Whatever the exact list, few buildings in northwest Toronto offer this much at this price.
A security guard is worth noticing. Staffed security is a real cost in the budget, and it is part of why buyers who want a managed, secure building look here.
Amenities on this scale are an asset and a liability at once. Pools need mechanical systems, tiling and regular inspection, and tennis courts need resurfacing. In a 318-suite building those costs are spread widely, which helps, but the reserve fund study should show a plan and a timeline for each one. When a board is under budget pressure, amenities are often what gets closed first.
A fee that covers almost everything but hydro
The published inclusions are cable TV, air conditioning, common elements, heat, building insurance, parking and water. That is a broader list than most buildings, and it means your monthly cost outside the fee is mostly hydro for lights and appliances, internet and contents insurance.
Fees on current listings run from about $740 to $980 a month. On the reported suite sizes, that is very roughly 60 cents to a dollar per square foot, which is reasonable for a building that includes heat, cooling, cable and staffed security.
Bundled cable is worth a second look. Bulk cable contracts can be good value, but they can also lock owners into services they do not use. Ask when the current contract expires and whether internet is part of it.

Suites sized like houses
Reported suite sizes run from about 895 to 1,218 square feet, and the units for sale now include two-, three- and four-bedroom plans. Four-bedroom condo suites are rare anywhere in Toronto, and in new construction they barely exist.
That makes Maple Creek a natural fit for larger families who want an apartment rather than a house, or for multigenerational households. In buildings from this era, those big plans usually come with separate dining rooms, large storage rooms and full-width balconies.
As always with older data, measure or get the floor plan for the specific suite, and check whether it comes with more than one parking space if that matters to you.
Large suites also mean a different kind of community. A building full of three- and four-bedroom homes tends to have more long-term owners and more families than a tower of small one-bedrooms. That usually shows up in how the common areas are used and in how stable the ownership is, and it is worth asking the corporation what share of units are leased.
Black Creek Drive and the Crosstown
Martha Eaton Way is a short street near Black Creek Drive in the Brookhaven-Amesbury area of the old North York, a part of the city of postwar houses and 1970s towers. Black Creek Drive runs south toward Eglinton and north to Highway 401 and Highway 400, so drivers have fast access across the city.
The biggest recent change is the Eglinton Crosstown LRT, which opened on 8 February 2026 with its western terminus at Mount Dennis. For owners here, that adds an east-west rapid-transit line across midtown that did not exist when most of them bought. The panel on this page shows the nearest stops and actual walking distances.
Weston’s historic main street along Weston Road is also within reach for errands. This is a practical location for families with a car who want room, not a walk-everywhere neighbourhood. Buyers who do not drive should look closely at the transit panel before deciding.
Pricing: family-sized space at a low entry point
No building average per square foot is reported for Maple Creek in the data I have, so I will not quote one. What I can say is that older high-rises in this part of northwest Toronto generally trade in the low-to-mid $400s per square foot, and that is the range I would test this building against.
Six units are for sale at the time of writing, asking from about $389,000 to $579,000. That is real choice in a 318-suite building, and it includes plans that are hard to find anywhere else at that price. With six suites to compare, you can see how much renovation and floor height are worth in this building rather than guessing.
When you compare Maple Creek with a building that has a lower fee, add back heat, air conditioning and cable before you decide which is cheaper. For a proper price opinion on a specific suite, start with my building sold report.

Amenities at Maple Creek Condominiums
Few buildings at this price combine a pool, tennis, a sauna and staffed security. For a family, that means summer at the pool and a tennis court downstairs without a club membership, paid for through the fee.
Jatin’s honest take on Maple Creek Condominiums
Who this building suits
Larger families and multigenerational households who need three or four bedrooms, buyers who will use the pool and tennis court, and anyone who wants a staffed, secure building with heat, cooling and cable in one payment. It also suits drivers who want quick access to Highways 400 and 401.
What I’d want you to check
This is a 1978 tower with a large amenity package, so read the reserve fund study for the pools, the tennis court, the heating and cooling plant, elevators, windows, balconies and the garage. Ask when the bulk cable contract ends, confirm which amenities are actually open, and check the pet rules in the declaration even though pets are listed as allowed. If the reserve fund is thin against that list, expect fee increases or an assessment.
The value question
For the price of a small new one-bedroom, you can buy a three- or four-bedroom here with a pool and a security guard, and with most utilities in the fee. You accept an older building and the costs that come with maintaining it. I think it is one of the better-value family buildings in northwest Toronto if the reserve fund checks out.
