Living here
Renters, Airbnb and elevators at Stockyard Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 7 deals here in the last 24 months, 5 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Stockyard Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Stockyard Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most buildings that call themselves lofts in this city are concrete towers with high ceilings. Stockyard Lofts is the other kind: an early-1900s industrial building on a quiet side street near St. Clair and Keele, cut into 27 suites in the late 1990s, with brick walls and old timber beams you can actually touch. It is small, it has no elevator, and almost nothing ever comes up for sale. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Stockyard Lofts is a three-storey, 27-suite hard loft condominium at 121 Prescott Avenue, Toronto M6N 3G8, in Weston-Pellam Park near St. Clair Avenue West and Keele Street, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It is a conversion of an early 20th-century industrial building, developed by Antonio/Gottdenker according to condos.ca, with the condominium corporation MTCC-1199 registered on 19 June 1998. Suites run from about 565 to 1,226 square feet. Maintenance fees include common elements, heat, hydro, water, building insurance and parking.
Stockyard Lofts at a glance
A real conversion, and the history depends on who you ask
This is a genuine hard loft. The building went up as an industrial property in the early 1900s and was converted to condominiums in the 1990s. Toronto Life describes it as a former tannery built in 1910, converted in 1996, with residents moving in from 1999. Condos.ca records the build year as 1998, which matches the corporation’s registration date.
The origin story is not consistent everywhere. One recent listing description calls the building a former mattress factory in one paragraph and an 1890s leather factory in another. A tannery and a leather factory are close cousins, so I lean towards the tannery account, but if the history matters to you, ask the corporation whether it holds any records from the conversion.
What is not in dispute is the character. Owners describe original Douglas fir beams, exposed brick and big industrial windows. That is the reason to buy here, and it is the one thing a newer building down the street cannot copy.
Three storeys, 27 suites, no elevator
At three storeys and 27 suites, this is about as small as a Toronto condominium gets. There is no concierge and, according to a recent listing, no elevator, so upper-floor owners carry groceries and furniture up the stairs. If anyone in your household has mobility concerns, that is a dealbreaker, not a detail.
Suites run from roughly 565 to 1,226 square feet, which is a wide spread for so few homes. Conversions rarely repeat a floor plan, because each suite is carved around existing columns, windows and beams. Expect open plans with sleeping areas set behind partial walls rather than conventional closed bedrooms; at least one recent listing reported ceilings of about 11 feet.
Some suites have parking and an exclusive-use locker, but I would not assume every suite does. Confirm exactly what is assigned to the unit you are looking at in the status certificate and the declaration, not just in the listing.

A fee that covers almost everything, including hydro
The fee structure is the quiet strength here. Condos.ca lists heat, hydro, water, building insurance, parking and common elements as included. Hydro is the unusual one: most Toronto condominiums meter it separately, and in an older building with big windows that bill can be real.
The flip side is that a fee covering every utility moves with energy prices and with how your neighbours use power. In a 27-suite corporation there is no one to spread a cost spike across. Ask for the last two years of budgets and look at the utilities line, not only the reserve fund contribution.
Condos.ca lists Nadlan-Harris Property Management as the manager. A building this small depends heavily on a few engaged owners, and Toronto Life noted that many original buyers still live here, which is usually a good sign for upkeep and continuity.
Daily life on Prescott Avenue
Prescott Avenue is a residential street of houses, so you get the loft without living on a main road. The building sits in the pocket people call the Stockyards, with the Junction to the west, Corso Italia and St. Clair West to the south, and the big-box retail of the Stockyards district close by.
The name is not marketing. The Union Stockyards opened at Keele and St. Clair in 1903, the packing houses spread along St. Clair through the 1920s, and the province closed the Ontario Stockyards in 1994. This conversion was planned within a couple of years of that closure, as the old meat-and-leather economy gave way to the big-box stores, Stock Yards Village and the breweries and restaurants that fill the district today.
The St. Clair streetcar is the main transit link, and the full transit and walkability figures sit in the panel on this page. For most owners the appeal is the mix: a brick-and-beam home, a short walk from St. Clair’s cafés and grocers, at a price per square foot well below the Junction’s newer lofts.
Pricing a building that rarely sells
Condos.ca puts the building’s average at about $646 per square foot. With 27 suites and very little turnover, that figure rests on a small number of sales, so treat it as a rough guide rather than a benchmark. There were no suites for sale at the time of writing and one for rent.
Because every suite is different, price per square foot can mislead in both directions. A suite with original windows, a full timber ceiling and parking will trade well above one with less character and no spot. Parking and hydro in the fee also matter when you compare it with a newer Junction building where both are extra. Size alone tells you little in a conversion.
The recorded sales on this page are the best starting point. If you want to know when something comes up, ask me for the building sold report; in buildings this small the best suites often go to people who were already waiting.

Amenities at Stockyard Lofts
There is no gym, pool or party room, and no concierge. You are paying for the building itself, the brick, the beams and the small-community feel, plus a fee that covers your utilities, not for shared facilities. For many owners that trade is the point: fewer shared facilities means fewer things for the corporation to repair.
Jatin’s honest take on Stockyard Lofts
Who this building suits
Buyers who want an authentic brick-and-beam loft and would rather live on a quiet residential street than above a retail strip. It also suits people who like knowing their neighbours, and those who want predictable monthly costs with hydro and heat in one payment.
What I’d want you to check
This is a building more than a century old, converted almost 30 years ago, so read the reserve fund study closely for the roof, masonry, windows and the original conversion’s mechanical and electrical systems. Confirm parking and locker assignment for the specific suite, check how sound travels through wood-and-beam floors, and ask how the fee’s utilities line has moved. If you need an elevator, walk away. Finally, get a home inspector who knows older masonry buildings, not just new condos.
The value question
At roughly $646 per square foot with hydro, heat and parking included, this is cheaper than most newer lofts in the Junction once you add back those costs. You give up amenities and an elevator, and you accept slow resale in a building where little trades. For a buyer who wants character and plans to stay, I think it is one of the more honest loft buys in the west end.
