Living here
Renters, Airbnb and elevators at Reunion Crossing Condos & Urban Towns
Do mostly owners or renters live here?
Renter-heavy building. Of 77 deals here in the last 24 months, 67 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Reunion Crossing Condos & Urban Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Reunion Crossing Condos & Urban Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Reunion Crossing is what happens when a serious design team builds on the edge of the old Stockyards. The architecture is a cut above most mid-rises at this price, the lobby is meant to be used, and the location sits between the Junction and Corso Italia. The fee is the number I want you to look at twice. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Reunion Crossing Condos & Urban Towns is an 11-storey, 229-suite condominium at 1808 St Clair Avenue West, with urban townhomes behind it at 10 to 40 Ed Clark Gardens, in the Weston-Pelham Park area of Toronto. It was developed by Diamond Kilmer Developments, designed by Giannone Petricone Associates and completed in 2023. The condominium corporation is TSCC-3001, registered on 4 October 2023, and FirstService Residential manages the building. Suites range from about 435 to 1,313 square feet.
Reunion Crossing Condos & Urban Towns at a glance
A better-than-usual design team
The project was developed by Diamond Kilmer, a partnership of Diamond Corp and the Kilmer Group, and built by Tucker HiRise Construction. Giannone Petricone Associates designed it, Janet Rosenberg & Studio did the landscape and Patton Design Studio did the interiors. That is a stronger line-up than you usually find on a mid-rise at this price, and it is worth seeing the common areas and the landscaped grounds in person.
The plan, as UrbanToronto describes it, is a mid-rise condominium fronting St Clair Avenue West with five blocks of townhomes to the north, plus retail at grade. The address on the project record is 383 Old Weston Road, which tells you where the site sits: on the corner, at the western edge of the Stockyards district.
The lobby was planned as a working space, with work areas and lounge seating rather than a formal waiting room. For anyone who works from home a few days a week, that is a practical feature, and it matters more than another unused party room.
Condo or town: two products on one site
The site mixes two kinds of homes. UrbanToronto counts 345 homes in total, split 249 and 96 between the condominium and the townhome blocks, while condos.ca lists 229 suites under TSCC-3001. The difference may come down to how the townhomes are registered, so confirm which corporation a home belongs to, and what it pays for, before you compare fees.
The condo suites run from about 435 to 1,313 square feet. Current listings are mostly two-bedroom plans from about 600 to 999 square feet, plus a one-bedroom and a three-bedroom. A two-bedroom under 700 square feet will be tight, often with a small second bedroom, so walk the plan before you fall for the price.
The urban towns suit buyers who want their own front door and more space without leaving the city. Ask about stairs, the parking arrangement and which costs the townhome owners share with the main building, because that split drives what you pay each month.

Old Weston Road and the Stockyards
The Stockyards district grew up around the livestock yards at Keele and St Clair, with Old Weston Road as one of its edges. The province closed the yards in 1994, and the land has since been rebuilt mostly as big-box retail, with grocery, hardware and other large stores close by. That makes errands easy, even if the immediate streetscape is not the prettiest in the west end.
The neighbourhood around it is changing quickly. Other newer mid-rises share this stretch of St Clair, including Scoop and Scout across the street, and the brick-and-beam Stockyard Lofts conversion is nearby. The Junction’s restaurants and shops are a short trip to the south-west, and Corso Italia’s stretch of St Clair is to the east.
The St Clair streetcar is the main transit link, and the panel on this page shows the walking times to transit. Drivers should note that St Clair West and Old Weston Road are busy streets, so a suite facing the rear or the townhome courtyard will be quieter than one facing the corner.
The first years of a new corporation
A corporation registered in late 2023 is still in its settling-in period. Control should by now have passed from the developer to a board elected by owners, the first budgets are being tested against real costs, and the building’s warranty period under Tarion is still running for some items. That is when fees can move, in either direction, as estimates meet reality.
Two documents matter most at this stage. The performance audit, which Ontario requires a new corporation to commission, lists construction issues the board should pursue before warranty deadlines pass. The first reserve fund study sets the long-term saving plan. Ask for both, and read the board minutes to see how actively the owners are following up.
New buildings also tend to have a high share of investor-owned suites in the early years, because many pre-construction buyers rent their units out. That is not a problem in itself, but it affects how busy the elevators and amenities feel and how owners vote. The panel on this page shows the owner and renter mix.
Pricing: below the Junction, with a firm fee
Condos.ca reports a building average of about $755 per square foot, which is lower than many new buildings in the Junction and well below the downtown core. For a 2023 building by this design team, that is reasonable value.
Eight suites were for sale when I prepared this review, asking from about $380,000 to $849,000, with monthly fees from about $509 to $989. Across those listings the fee averages roughly $0.96 per square foot. That is high for a new building, and condos.ca does not list what it includes. Ask whether heat, cooling, water or parking is in the fee, and how the townhome costs are separated from the condominium’s.
In a new building with several listings at once, asking prices can sit above where suites actually trade. Use the sold data in the panel on this page as your benchmark, and check whether the developer still holds unsold inventory that could compete with resales.

Amenities at Reunion Crossing Condos & Urban Towns
The amenity package is lean: a gym, a party room and a lobby designed for working and lounging. That keeps operating costs down, which makes the fee level worth questioning even more closely.
Jatin’s honest take on Reunion Crossing Condos & Urban Towns
Who this building suits
Young professionals and couples who want a newer, well-designed building in the west end at a price below the Junction, and people who work from home and will use the lobby workspaces. The townhomes suit small families who want more space and their own entrance without moving to the suburbs.
What I’d want you to check
Confirm which corporation the home belongs to and what the fee covers, because the public sources disagree on the suite count and do not list inclusions. In a building registered in 2023, ask whether the performance audit has been completed, what warranty items remain open with Tarion, and how the first reserve fund study looks. Check parking and locker arrangements, and look at the specific plan rather than the brochure.
The value question
At about $755 per square foot, the price is fair for a building of this quality, and the area’s direction is clearly upward. The fee is the weak point. If the inclusions explain it, I think this is one of the better new-building buys on St Clair West for an owner-occupier; if they do not, compare closely with the newer mid-rises across the street before you commit.
