Living here
Renters, Airbnb and elevators at Pearl Place Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 309 deals here in the last 24 months, 297 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Pearl Place Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Pearl Place Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pearl Place is one of the newest towers on the Yonge strip in North York, and that is both its appeal and its risk. The Conservatory Group built and owns the process here, from development through general contracting, and the result is a 34-storey glass tower with an indoor pool just north of Sheppard. With this many one-bedrooms hitting the market at once, though, the buyer has the leverage right now. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Pearl Place Condos is a 34-storey, 478-suite high-rise condominium at 4955 Yonge Street, also listed as 19 Hollywood Avenue, in the Yonge-Doris neighbourhood of North York, just north of Yonge Street and Sheppard Avenue. It was developed by The Conservatory Group, which was also the general contractor, and designed by Richmond Architects, with Zeidler Architecture also credited on the project. Construction started in late 2019 and the building was completed around 2024. Condos.ca lists Andrejs Management as the property manager and fees covering common elements, building insurance and water. I could not confirm the condominium corporation number. Suites run roughly 482 to 1,049 sq ft, and there are five levels of underground parking.
Pearl Place Condos at a glance
A builder that also swung the hammers
What makes Pearl Place different from most new towers on Yonge is who built it. The Conservatory Group was both the owner and the general contractor, rather than hiring out construction to a third party. The practical benefit is one party accountable for the build, instead of a developer and a contractor who can point at each other when something goes wrong.
It also means the Tarion warranty process and any early deficiency work run through the same organisation. With a building this new, that is a practical question, not a theoretical one. Ask the seller what deficiencies were reported on their unit and on the common elements, and whether they have been closed.
The Conservatory Group has been building towers along the Yonge corridor in North York for decades, so this is not a first project from an unknown name. That does not replace your own due diligence, but it does mean there are older buildings by the same builder you can walk through to see how their finishes and common areas have aged.
The tower itself
Richmond Architects designed a 34-storey tower, about 121 metres tall, with Zeidler Architecture also credited. The facade alternates columns of window wall with stacked balconies, and most of the glass is set back behind the balcony slabs, which gives the tower more depth and some shade on the suites.
The podium is three storeys with large expanses of glass facing Yonge, and on the north side a narrow overhang on concrete columns creates a covered passage at street level. Near the top the tower steps back to the south.
Under the building are five levels of parking. Five levels in a 478-suite tower suggests parking was planned for a large share of owners, but whether a specific unit includes a spot or a locker varies, so confirm it on the listing and in the status certificate.

Mostly one-bedrooms, and what that means
Suites run from about 482 to 1,049 sq ft. The current listings are almost all one-bedrooms and one-plus-dens in the 500 to 700 sq ft range, which tells you the building’s suite mix leans heavily toward investors and first-time buyers.
When a new building delivers hundreds of similar units within a year or two, many investor owners list at the same time, and buyers get choice. At the time I reviewed it there were 18 suites for sale and only four for rent, which is a lot of supply competing for the same buyer.
If you are buying to live in, that is good news: you can be selective about floor, exposure and layout. If you are buying to hold as a rental, run your numbers against the rents in the data panel, not against what the original buyer paid.
There is a second effect worth knowing. Many owners in a new tower are original pre-construction buyers who signed years before closing, and some list soon after to exit. That can push resale asking prices toward the low end of the range and can make the building look softer than it is. It is a timing effect of a new building, not a sign that something is wrong with it.
Living at Yonge and Sheppard
The location is the core of the case. You are on Yonge in North York City Centre, just north of the Yonge and Sheppard intersection, where Line 1 and Line 4 meet. The panel on this page has the transit, school and Walk Score details.
Daily life here is dense and convenient: groceries, restaurants, banks and the services along Yonge are steps away, with Mel Lastman Square and the Empress Walk area a short walk north. The trade-off is that Yonge Street itself is busy, with traffic noise and constant construction nearby as the strip keeps densifying. Suites facing away from Yonge are worth seeing first if you are noise-sensitive.
For a buyer coming from downtown, the appeal is that you keep the subway and the services at a lower price per square foot than the core. For a buyer coming from the suburbs, it is the first step into true high-rise living, and the amenity floor does a lot to make a smaller suite feel bigger.
What Pearl Place is asking, and the fee picture
Across eight current listings I reviewed, asking prices ran from $439,000 to $599,000, almost all for one-bedroom and one-plus-den suites between roughly 450 and 700 sq ft. That is a narrow band, and it reflects how similar much of the inventory is.
Monthly fees on those listings ranged from about $343 to $540, working out to roughly $0.79 per square foot on average. For a new tower with an indoor pool and a pool and spa, that is reasonable, but it is also a first-years figure. New buildings often see fee increases once the corporation has a few years of actual operating costs.
The fee covers common elements, building insurance and water. Heat, hydro and parking appear to be your own costs, so add them back before you compare Pearl Place with an older Yonge-corridor building whose fee bundles utilities.

Amenities at Pearl Place Condos
An indoor pool, sauna and spa put Pearl Place a step above many new Yonge towers that settled for a gym and a party room. The guest suites and dining room are the practical extras that make a one-bedroom work when family visits.
Jatin’s honest take on Pearl Place Condos
Who this building suits
Pearl Place suits first-time buyers and young professionals who want a new building on the Yonge subway line, and investors who want a newer suite in a strong rental location. It also suits anyone who wants an indoor pool without paying for a luxury tower.
What I’d want you to check
Because the building is so new, ask for the status certificate, the first reserve fund study and the budget, and look at how the budget compares with actual first-year costs. Ask about Tarion deficiency claims on the common elements, confirm the corporation is fully registered and turned over to the owners, and check whether the unit includes parking and a locker. Confirm the property manager, which condos.ca lists as Andrejs Management.
The value question
With 18 suites listed at once and a tight asking range, this is a building where I would negotiate. You get new finishes and a good amenity package at a fee that is fair for now. The value is strongest for an owner-occupier who picks the best exposure in the stack; for an investor, the rent has to carry it, so do that maths first.
