Living here
Renters, Airbnb and elevators at The Monet
Do mostly owners or renters live here?
Renter-heavy building. Of 110 deals here in the last 24 months, 88 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Monet?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Monet
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Monet at 60 Byng Avenue is one of the bigger towers on the quiet streets east of Yonge and south of Finch: 28 storeys, 311 suites and a range of layouts that runs from compact one-bedrooms to two-plus-dens over 1,200 square feet. The fee covers hydro, heat and parking, and it is not cheap. Whether that is good value depends on which suite you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Monet is a 28-storey, 311-suite condominium at 60 Byng Avenue, Toronto M2N 7K3, in the Yonge-Doris (Willowdale East) area of North York near Yonge Street and Finch Avenue. It was developed by Great Lands Corporation and built in 2004. The condominium corporation is TSCC-1642, registered on 24 November 2004, and condos.ca lists Manor Crest Management as property manager. Maintenance fees include heat, hydro, air conditioning, water, building insurance, parking and common elements. Suites run from about 455 to 1,245 sq ft.
The Monet at a glance
A large tower on a small street
Byng Avenue is a short residential street east of Yonge, and The Monet is the tallest thing on it. Great Lands Corporation built the 28-storey tower in 2004, and its corporation, TSCC-1642, was registered on 24 November 2004.
The Monet name also covers a set of townhomes on Kenneth Avenue and Byng Avenue, which condos.ca lists separately as Monet Townhomes. If you see the name on a listing, check the address: a suite in the tower and a townhome nearby are different products with different costs.
With 311 suites, the tower spreads its fixed costs across a lot of owners. That helps when big projects come up, but it also means more turnover, more move-ins and more traffic through the lobby and elevators than in a smaller building.
Height is the other thing size buys you. At 28 storeys, The Monet rises above most of the low-rise houses east of Yonge, so upper suites can have long, open views that the lower towers nearby cannot match. Ask which direction a suite faces and what has been approved on nearby lots before you pay a premium for the view, because the Finch area is still adding towers.
Layouts from studio-sized to family-sized
Condos.ca lists suites from about 455 to 1,245 sq ft, which is a wider range than the Princess Place towers a block away, where the largest suites top out near 1,000 sq ft. The current listings show the spread: a one-bedroom in the 500s, a one-plus-den in the 700s and a two-plus-den in the 900s.
That range is the building’s real strength. You can buy a first one-bedroom here and, if your life changes, move to a two-bedroom-plus-den without changing buildings. The larger plans also attract owner-occupiers, which tends to steady a building.
Because the building is about 20 years old, finishes vary. Expect original kitchens and bathrooms in some suites and full renovations in others. Price the work you would do into your offer rather than paying a renovated price for an original suite.

The fee is high per foot, but it covers a lot
According to condos.ca, the fee at The Monet includes heat, hydro, air conditioning, water, building insurance, parking and common elements. The active listings I reviewed averaged about $1.14 a square foot, which is higher than the roughly $0.90 to $1.00 I saw at the Princess Place towers on Olive Avenue.
Some of that gap comes from the amenity package. A REW rental listing describes indoor swimming pools and an exercise room along with a 24-hour concierge, and condos.ca lists guest suites. Pools and guest suites cost money to run and, eventually, to rebuild.
Before you buy, confirm which amenities are actually operating, read how pool and mechanical replacement is planned in the reserve fund study, and compare the fee with a newer building only after you add back hydro, heating and parking. On that basis, the gap may be smaller than it first looks.
East of Yonge, south of Finch, and changing
The REW listing places The Monet in the Yonge and Finch area, close to the subway and TTC bus terminals, with banks, restaurants, supermarkets and community centres nearby. The data panel on this page has the specific transit, school and walkability details.
Change is coming to the Finch node. Metrolinx’s Yonge North Subway Extension will extend Line 1 nearly 8 km north of Finch Station into Markham and Richmond Hill, with five new stations. Early upgrades at Finch Station were completed in December 2023, the tunnelling contract was awarded in July 2025, and service is planned after the Ontario Line opens.
Private development is moving too, including Capital Developments’ 29-storey Olive Residences, topped off in 2025. Expect more people and more construction around Yonge for years. For a long-hold owner on a side street like Byng, I think that mostly works in your favour.
What The Monet costs
Condos.ca puts the building average at about $720 per square foot. That is a little above the Princess Place towers on Olive Avenue, which average roughly $676 to $732 for the three with more frequent sales, and in line with what I would expect for a larger building with more amenities.
When I checked, three suites were for sale, asking from about $375,000 to about $579,000. Fees on those listings ran from about $625 to $1,105 a month, roughly $1.14 a square foot on average, with hydro, heat and parking included.
The larger suites are where your money goes furthest per square foot, but they also carry the biggest fees. Work out the full monthly cost, including tax, before you decide which size suits your budget. A suite that looks cheap on price can cost more each month than a slightly pricier one with a lower fee. For aggregate sold figures, see my building sold report.

Amenities at The Monet
A 24-hour concierge, an exercise room, party and meeting rooms and guest suites are the core of daily life here, and a rental listing also describes indoor pools. Guest suites are a real convenience in a building full of one-bedrooms; confirm the pool on a tour, because only one source I found mentions it.
Jatin’s honest take on The Monet
Who this building suits
Buyers who want a range of sizes in one building, from a first one-bedroom to a two-plus-den large enough for a small family. It suits owner-occupiers who value a concierge, guest suites and a single all-in monthly cost, and investors looking for a rental near Finch with utilities included.
What I’d want you to check
This is a 2004 building, so read the reserve fund study for the big items now on the horizon: windows, balcony membranes, the garage, elevators, the heating and cooling plant and any pool equipment. Look at how fees have changed over recent years, since an all-in fee at about $1.14 a square foot leaves less room for surprises. Confirm parking and locker ownership for your suite, and read the pet rules; a listing notes pets are allowed with restrictions.
The value question
At about $720 per square foot with hydro, heat and parking included, The Monet is fairly priced for the Finch area. The fee is the number to watch. For the larger suites, where the price per foot is lowest, I think the value is good if the reserve fund is healthy. For the smallest one-bedrooms, compare the full monthly cost carefully with the Princess Place towers nearby.
