Leases 65%Sales 35%

Renter-heavy building. Of 81 deals here in the last 24 months, 53 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Triomphe?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Triomphe

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Triomphe at 5 Northtown Way is the building I show buyers who want a full recreation centre downstairs and one predictable bill each month. It is a Tridel tower of 339 suites, registered in 2002, with a pool, a bowling alley and a tennis court, and its fee covers hydro as well as heat and parking. It is now over 20 years old, and that shapes everything I would check before buying. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Triomphe (also called Triomphe West Tower) is a 339-suite condominium at 5 Northtown Way, Toronto, in the Yonge-Doris area of Willowdale East, North York, east of Yonge Street between Sheppard and Finch. Listings name Tridel as the builder. Condos.ca gives 29 storeys and a 2002 build year; REW gives 28 storeys and 2001. The condominium corporation is TSCC-1448, registered on 24 July 2002, and Del Property Management manages it. Suites range from about 526 to 2,160 square feet. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

The first of the Triomphe towers

Northtown Way is a short street east of Yonge lined with a group of towers from the early 2000s. Triomphe at number 5 came first, with its corporation registered in July 2002. Triomphe East Tower followed at 15 Northtown Way, then Grande Triomphe at 10 Northtown Way and Grand Triomphe 2 at 500 Doris Avenue.

REW calls this building Triomphe West Tower, and a recent listing names Tridel as the builder. Tridel’s name still matters to buyers in this part of North York, and having several Tridel towers side by side gives you plenty of comparable sales.

The basic facts differ slightly between sources. Condos.ca gives 29 storeys and a 2002 build year, while REW says 28 storeys and 2001. Both agree on 339 suites. Use the corporation number, TSCC-1448, when you order the status certificate so there is no mix-up with the neighbouring towers, each of which has its own corporation and reserve fund.

A recreation centre in the building

The amenity list is the reason people choose this tower. Listings and REW describe an indoor pool with a hot tub and sauna, a fitness centre, an indoor golf simulator, a bowling alley, an outdoor tennis court, a library, a party room with a common kitchen and a rooftop garden, plus a concierge and 24-hour security.

A bowling alley and a tennis court are rare in any Toronto condo, and almost unheard of in towers built in the last ten years, which tend to offer a gym and a lounge and little else. If you would use the pool or the court every week, that is real value you would otherwise pay a club for.

The other side is that every owner pays to run and eventually replace all of it, whether they use it or not. Pools, spa equipment and an outdoor court are among the most expensive items in a reserve fund study, so read that part closely.

Hydro in the fee, and the Metro downstairs

Condos.ca lists the fee inclusions as air conditioning, common elements, heat, hydro, building insurance, parking and water. Hydro being included is the detail that matters. Most buildings meter it separately, so here you have one bill that barely changes between seasons.

One recent listing describes direct underground access to a Metro supermarket, which is a real daily convenience in winter. Listings also point to the subway, restaurants, cafés and parks within a short walk, and quick access to Highway 401. The data panel on this page shows the transit and walkability details.

Condos.ca also lists FibreStream internet in the building, which is worth knowing if you work from home. Ask what the bulk arrangement costs and whether it is included in the fee or billed separately.

Layouts and ceilings

Condos.ca puts suite sizes at about 526 to 2,160 square feet. Current listings include a one-bedroom-plus-den, a two-bedroom and a two-bedroom-plus-den, which is a reasonable mix, and the largest plans near the top of that range are genuine family-sized suites.

Ceiling heights vary by floor. One listing for a two-bedroom-plus-den said its 9-foot ceilings are found only on that level and the penthouse floor, which suggests most suites have lower ceilings. If height matters to you, check the floor before you book a showing.

Look closely at the den. In buildings of this era some dens are proper rooms and others are an alcove off the living area. The difference shows up in rent and resale, and it is easy to miss on a floor plan.

Exposure matters in a cluster like this. With other Triomphe towers close by on the same street, some suites look straight at a neighbouring building while others have open views. Ask which way the suite faces and stand at the window before you decide; that view is a large part of what you are paying for, and of what the next buyer will pay you.

What Triomphe costs

Condos.ca puts the building average at about $709 per square foot. That is well below the newer towers on Yonge between Sheppard and Finch, and it is low for a Tridel building with a pool and parking included.

When I checked, three suites were listed for sale, asking from $555,000 to $729,000, from a one-bedroom-plus-den to two-bedroom plans. Their monthly fees ran from about $560 to $965. Two suites were listed for rent.

The spread between those listings is wider than size alone explains. Floor, view, renovation and whether the suite has a den all move the price, so compare like with like inside this building and against Triomphe East Tower and Grande Triomphe next door before you set an offer.

Those fees look higher than a new building’s until you add back what this one covers. Here hydro, heat, cooling, water and a parking space are all in the fee. For the latest closed prices, use the sold data on this page or ask me for a building sold report.

This is one of the fullest amenity packages you will find in North York: a pool and spa, bowling, tennis and a golf simulator on top of the usual gym and party room. For residents who use it, it replaces a club membership; for those who do not, it is a cost shared through the fee and the reserve fund.

Jatin’s honest take on Triomphe

Who this building suits

Buyers who want a pool, a gym and something to do on a winter evening without leaving the building. It also suits owners who want hydro, heat and parking in one fee, and families who need the larger suites at the top of the size range near Yonge.

What I’d want you to check

This tower is over 20 years old, which is when windows, balcony doors, elevators, the garage membrane and the heating and cooling plant come due, and it carries a pool, spa and tennis court on top of that. Read the reserve fund study and board minutes and ask whether any big project is planned. Sources differ on pets: REW lists cats and dogs as allowed while condos.ca shows a pet restriction, so read the declaration and rules. Confirm the parking space, any locker and the ceiling height for the exact suite.

The value question

At about $709 per square foot with hydro and parking included, Triomphe is good value for a buyer who will use the amenities and plans to stay. You give up new finishes and gain more space for the money, a deep amenity package and a long sales history to compare against. If the reserve fund checks out, it stands up well against the smaller, newer suites nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
