Living here
Renters, Airbnb and elevators at Maison 77 Clarendon
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Maison 77 Clarendon?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Maison 77 Clarendon
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Maison 77 Clarendon is not a condo in the way most Toronto buyers use the word. It is a five-storey, limestone-faced building of very large suites on a quiet South Hill corner, with a 24-hour doorman, valet parking and the Sir Winston Churchill Park ravine off the south side. The people it is built for are selling a house in Forest Hill, Rosedale or Lawrence Park, and the real question is whether it replaces that house well. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Maison 77 Clarendon is a five-storey luxury condominium at 77 Clarendon Avenue, at the southeast corner of Russell Hill Road, one block south of St. Clair Avenue West, in the City of Toronto’s Casa Loma neighbourhood (locally called South Hill). It was developed by Menkes Developments with Pinedale Properties, designed by Richard Wengle Architect, with interiors by Powell & Bonnell. Construction ran from 2023 to 2025, and condos.ca lists 2025 as its year. UrbanToronto reports 20 suites; Menkes’ own marketing says 15 residences. Services include a 24-hour concierge, doorman and valet parking. A condominium corporation number and a fee-inclusion list were not available in the sources I used.
Maison 77 Clarendon at a glance
A house-sized floor plan with a doorman
Most of the city’s boutique buildings still sell one- and two-bedroom suites. This one does not. Menkes markets residences from about 3,000 to more than 6,000 square feet, including a roughly 5,900-square-foot penthouse with two private balconies and a rooftop terrace of about 4,000 square feet.
The size data does not line up across sources, and I would rather tell you that than pick one. Menkes says 15 residences; UrbanToronto’s construction coverage and condos.ca both say 20 suites, and condos.ca lists sizes of roughly 1,700 to 3,300 square feet. The likeliest explanation is that the suite mix changed between launch and registration, or that some suites were combined, but you should confirm the final count and your suite’s registered area from the declaration and the survey plan.
Either way, the layouts are planned like houses. Menkes specifies 10-foot ceilings in the principal rooms, 8-foot solid-core interior doors, floor-to-ceiling thermally insulated windows and smooth white ceilings throughout. Every suite is marketed with a private balcony or terrace that has a gas barbecue connection.
Pre-war New York, built in 2025
Richard Wengle Architect designed this as a traditional building, not a glass box. The design borrows from Art Moderne and pre-war New York apartment buildings: a limestone and marble façade, an arched entrance, a mansard roof and bronze-tinted metal around the large windows.
UrbanToronto’s 2024 coverage described the details that make it work at street level. A concrete band at the fourth floor doubles as a balcony guard and carries a decorative frieze, setbacks and curved corner balconies break up the bulk, and the building tops out at about 22 metres, which is house-scale for this street.
The south elevation is different on purpose. It faces the trees of the ravine, so that side is mostly floor-to-ceiling glass between projecting corner balconies. If you are choosing between suites, the orientation matters more here than in most buildings: south means ravine and park, north means Clarendon Avenue.

Living at Clarendon and Russell Hill
The building sits on the southeast corner of Clarendon Avenue and Russell Hill Road, one block south of St. Clair Avenue West, with Sir Winston Churchill Park and its ravine immediately beside it. For most buyers, the nearest major intersection to name is St. Clair West and Spadina Road.
This is a residential pocket of older apartment buildings and large houses, and that is the appeal. You are a short walk from the shops and restaurants on St. Clair West, while Clarendon itself stays quiet. Casa Loma and Spadina House are close by to the south.
What you do not get is a lively street at the front door. If you want cafés downstairs and constant activity, this corner will feel too quiet. For someone downsizing from a house, that quiet is usually the point.
The ravine also sets the building’s long-term outlook. Sir Winston Churchill Park and the slope below it are public green space, so the south view is about as protected as a view gets in central Toronto. That is a big part of what you are paying for, and it is the main reason I would steer a buyer toward a south-facing suite here if the budget allows.
Staff and services are the real product
In a building this small, the services are what you are paying for. Menkes markets a 24-hour executive concierge and doorman or porter service, plus valet parking rather than self-park, which is closer to a New York co-op than to a typical Toronto condo.
The trade-off is cost. Staffing a 24-hour desk and a valet in a building of roughly 20 suites spreads a large payroll across very few owners, and that shows up in the monthly fee. Read the first-year budget closely: in a newly registered building it is often an estimate, and fees can be adjusted once the board has real operating numbers.
What it costs, in aggregate
Condos.ca shows an average of about $2,697 per square foot here. That is far above most of Toronto’s resale condo market and places this building in the same conversation as the city’s top boutique addresses in Yorkville, Forest Hill and Rosedale.
When I last checked, two suites were listed for sale, with asking prices ranging from about $3.75 million to $6.35 million and monthly fees from roughly $3,200 to $4,050. With only two listings and no settled resale history yet, there is no reliable building median to point to, so I would treat any per-square-foot figure as a starting point, not a verdict.
Condos.ca did not list what the fee includes. Before you compare it with another building, get the budget and find out whether heat, hydro, water, parking and valet service are covered.

Amenities at Maison 77 Clarendon
Menkes describes more than 7,600 square feet of ground-floor amenity space plus a south-facing outdoor area, which is a lot of club space for so few owners. For daily life, that means a private pool, spa and dining room you are unlikely to share with crowds, but confirm everything was delivered as marketed, because the brochure list is not the same as the as-built list.
Jatin’s honest take on Maison 77 Clarendon
Who this building suits
Downsizers leaving a large house in central Toronto who want to keep the square footage, the outdoor space and a gas barbecue, and who are happy to pay for a doorman and valet so they can lock the door and travel. It also suits buyers who care about architecture and want a traditional stone building rather than another glass tower.
What I’d want you to check
This is a newly registered building, so the usual new-build checks apply with extra weight: the Tarion warranty timelines, the deficiency list for your suite and the common elements, the first-year budget and the reserve fund study, and who the property manager is. Confirm the final suite count and your suite’s registered size, given how far the published numbers differ. With only about 20 owners, every board decision and every big repair is shared among very few people, so read the declaration and rules carefully.
The value question
At roughly $2,700 per square foot before fees, you are paying a premium for a quiet ravine corner, very large layouts and full-time staff. Against a detached house nearby, the comparison is closer than the number suggests once you add up house maintenance, snow, security and staff. Against other boutique buildings, it comes down to whether the Wengle architecture and the ravine are worth it to you, and I would want to see a few resales settle before calling the pricing proven.
