Living here
Renters, Airbnb and elevators at 11 Yellow Birchway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 11 Yellow Birchway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 11 Yellow Birchway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Yellow Birchway is one of those North York townhouse complexes that most people only find when a listing pops up on their search. It is a two-storey condo townhouse community from the early 1970s near Don Mills and Steeles, and the questions that decide whether it is a good buy here are about the corporation, not the kitchen. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
11 Yellow Birchway Townhouses is a two-storey condominium townhouse complex on Yellow Birchway in the Hillcrest Village neighbourhood of North York, Toronto (M2H), near Don Mills Road and Steeles Avenue East. condos.ca dates it to 1973 and lists TSE Management as the property manager. Listed features are a parking garage, visitor parking and permission for barbecues. The developer, the exact suite count, the condominium corporation number and what the monthly fee covers are not published in the sources I could check, so confirm them on the status certificate.
11 Yellow Birchway Townhouses at a glance
One street name, more than one address range
The first thing to sort out is what you are actually buying into. condos.ca files this complex under 11 Yellow Birchway, while strata.ca titles its Yellow Birchway Townhomes page with an address range of 4 to 83 Yellow Birchway. Homes along the street also show up under their own house numbers on listing sites.
None of that is unusual for a complex of this age, where every townhouse carries its own street number but they all belong to one corporation. It does mean you should confirm, on the status certificate, that the unit you want sits inside the corporation whose budget and reserve fund you are reading.
Spire Hillway Townhouses, a separate 1973 complex a little over 100 metres away, is the comparison buyers usually make. They are similar in age and form, but they are different corporations with their own finances, so one complex’s reserve fund tells you nothing about the other’s.
The parking garage is the real question
condos.ca lists a parking garage for this complex, along with visitor parking. In North York townhouse communities of this era, that often means a shared underground or structured garage rather than a garage at each front door. Ask which arrangement applies to the unit you are looking at before you assume anything.
If it is a shared garage, it is the single most important thing to read about. A garage roof slab, its waterproofing membrane and the drainage around it are among the most expensive items a townhouse corporation ever has to fund, and in a complex this age they may already have been repaired once or be due for it.
So look for three things in the paperwork: when the garage was last repaired, what the reserve fund study projects for it next, and whether the board minutes mention leaks, ramp work or engineering reviews. Also confirm how many spaces come with your unit and whether they are owned, assigned or exclusive-use common elements, because that is set out in the declaration, not the listing.

Living in a 50-year-old townhouse
A two-storey townhouse gives you something no condo apartment does: your own front door, bedrooms on a separate floor and no shared hallway or elevator. For families, that daily difference is the reason to look here at all.
The trade-off is age. After five decades, no two units are the same. Some will have been renovated with new kitchens, baths, flooring and windows; others will be close to original. Price the condition of the specific unit, not the bedroom count, and have a home inspector look closely at the basement, if there is one, for any sign of moisture.
Ask which components are the owner’s responsibility and which belong to the corporation. In many townhouse corporations, windows, doors, furnaces and water heaters fall to the owner, while roofs and the exterior fall to the corporation. The declaration sets the line, and it changes what you should budget for.
Talk to your insurance broker about a unit-owner policy as well. The corporation carries the master policy on the buildings, but upgrades made by you or a previous owner, and the corporation’s deductible when a claim starts in your unit, can land on you. Ask what that deductible is when you review the status certificate.
Don Mills and Steeles, day to day
Yellow Birchway sits in the north end of Hillcrest Village, close to where Don Mills Road meets Steeles Avenue East. Steeles is the city limit here, so Markham is directly across the road and you have the shopping and services of two cities within a short drive.
Hillcrest Village runs south toward Finch Avenue, where Seneca Polytechnic’s Newnham Campus is the neighbourhood’s biggest institution, and the Don River valley brings green space along its edges. It is a residential pocket of townhouse complexes, low-rise condos and houses rather than a high-rise district.
The condo apartment buildings at 4001 and 4005 Don Mills Road are the nearest alternative for buyers who would rather have one level and shared amenities. Transit, schools and parks for this exact address are in the data panel on this page.
Pricing and fees
There were no units listed for sale here when I checked, so I have no current asking range to give you, and a single active rental is not a basis for anything. The sold-data panel on this page shows what has actually traded and is the place to start.
condos.ca also does not list what the monthly fee includes. That matters more than the fee itself. In older townhouse corporations, the fee may or may not cover water, parking or cable, and owners usually pay their own heat and hydro. Get the fee schedule and the inclusions from the status certificate before you compare it with a condo apartment or another complex.
The comparison I find most useful is against freehold. With a freehold townhouse or semi in this part of North York, you own the roof, the driveway and the repair bills outright. Here those costs are shared, and the fee is what you pay for that. Whether it is good value depends on what the reserve fund says is coming next, especially for the garage.

Amenities at 11 Yellow Birchway Townhouses
There is no gym, pool or party room listed, which is normal for a townhouse corporation. What you get is parking, visitor spaces and the freedom to barbecue, and that keeps more of your fee going to the roofs, garage and grounds.
Jatin’s honest take on 11 Yellow Birchway Townhouses
Who this building suits
Families and first-time buyers who want a townhouse layout with their own front door in North York, at a price below detached homes. It also suits people who drive, work along Steeles or in Markham, and want quick access to both cities.
What I’d want you to check
Confirm the corporation number, the address range it covers and that your unit is inside it. Then go straight to the garage: how parking works for your unit, when the structure was last repaired and what the reserve fund study expects next. Read two years of board minutes for planned work and any discussion of special assessments, confirm who handles windows, furnaces and water heaters, and have the unit itself inspected. TSE Management is the manager on condos.ca, but check the status certificate for the current one.
The value question
Without current listings, I cannot give you an asking range, so the value case rests on the sold data and on the corporation’s finances. A two-storey family home in Hillcrest Village for less than a freehold house is a strong proposition, as long as the reserve fund is healthy and you price renovation work honestly. If you want me to run the recent sales here against Spire Hillway and the Don Mills Road condos, book a call.
