Renters, Airbnb and elevators at 85 Rameau Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 85 Rameau Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 85 Rameau Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

85 Rameau Drive is the kind of listing buyers scroll past because it has no gym, no concierge and no photo-friendly lobby. What it does have is a ground-oriented townhouse, a parking garage and a monthly fee that is low by Toronto standards, in a 1974 complex that has had five decades to show its strengths and weaknesses. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

85 Rameau Drive Townhouses is a two-storey condominium townhouse complex at 83-85 Rameau Drive in the Hillcrest Village neighbourhood of North York, Toronto (M2H 1G6), just west of Don Mills Road and Finch Avenue East. It was built in 1974 and condos.ca lists it at about 100 suites. Property management is listed as St George Property Management. The developer and the condominium corporation number are not published on condos.ca, and I could not confirm them independently, so ask for the corporation number on the status certificate. The only amenity listed is a parking garage.

A townhouse, not an apartment: what that changes

The first thing to understand about Rameau Drive is the format. These are two-storey townhouses inside a condominium, so you get your own front door, stairs inside your unit and no shared hallway, but the corporation still owns and maintains the common elements and charges a monthly fee for it.

For a lot of my buyers that is the sweet spot. A family stepping up from a one-bedroom condo gets more vertical space and a sense of a house, without the full cost of a freehold detached or semi in this part of North York. A downsizer gets out from under a lawn, a roof and a driveway without moving into a tower.

The trade is that a townhouse corporation usually offers almost nothing in the way of shared facilities. condos.ca lists a parking garage and nothing else here. If you want a pool, a gym or a party room, this is not your building, and you should not pay as if it were.

Which complex is this, exactly?

Rameau Drive has several townhouse and low-rise condo complexes on it, and the records do not line up neatly. condos.ca treats 83-85 Rameau Drive as one building, lists 77 and 81 Rameau Drive on their own pages, and has a separate page again for 87-91 Rameau Drive. strata.ca, on the other hand, groups 75-85 Rameau Drive together as one townhome complex.

I am not going to pick a side on that. Address ranges on these 1970s complexes often follow the street rather than the legal boundary, and the only document that settles it is the condominium declaration and description. Before you firm up an offer, confirm the corporation number on the status certificate and make sure the unit you are buying, its parking space and any exclusive-use yard all sit within that corporation.

This matters for more than paperwork. The reserve fund, the budget and the repair history you are reading need to belong to the same corporation that owns the roof and garage over your unit.

The garage and the 1974 question

The one listed amenity, the parking garage, is also the biggest item to look into. In a complex of this age, a shared garage means a concrete deck, a waterproofing membrane, drainage and lighting that all have to be repaired or replaced on a cycle. Those projects are some of the most expensive a townhouse corporation ever funds.

The building itself is now more than 50 years old. That puts roofs, windows, exterior doors, brick and siding, decks and fences on the list of things that have likely been replaced at least once, or are due. Neither is a reason to walk away. Both are reasons to read the reserve fund study line by line and see whether the big items are funded or simply scheduled.

Ask the seller’s agent, or the management company, for the most recent reserve fund study and the last two years of board minutes. If the garage or the roofs have already been redone, that is real value you are buying. If they are coming up and the fund is thin, the low fee today is borrowing from your future.

Daily life west of Don Mills and Finch

Rameau Drive sits in Hillcrest Village, a few hundred metres west of the Don Mills Road and Finch Avenue East intersection. It is a residential pocket of townhouse complexes, low-rise condos and houses on quiet internal roads, with Finch and Don Mills carrying the traffic around it.

Seneca Polytechnic’s Newnham Campus is on the east side of Don Mills at Finch, which gives the corner a steady daytime population. The neighbourhood is bounded by Steeles to the north and Leslie to the west, and the Don Valley and Duncan Creek bring green space into its eastern side. Transit, schools and nearby parks are shown in the data panel on this page, so I will not repeat them here.

Pricing and fees: why one listing is not a market

At the time I wrote this, there was a single resale listing in the complex and nothing for lease. One listing is not enough to describe the market, and I do not publish an individual listing’s price or fee. Use the sold-data panel on this page for medians, and ask me for the full sold report if you are serious.

What I can tell you is the shape of the fee. Monthly maintenance at this complex is low compared with a Toronto apartment condo, largely because there is no elevator, no concierge, no pool and no heated common hallways to pay for. condos.ca does not list what the fee includes, so do not assume water, cable or parking is covered. Get the inclusions in writing from the status certificate.

When you compare Rameau Drive with an apartment condo nearby, compare total monthly cost, not just the fee. A townhouse owner usually pays their own heat and hydro, and may carry utilities that a high-rise owner never sees. A fair comparison adds those back in.

Amenities at 85 Rameau Drive Townhouses

Parking garage

The only amenity on record is the parking garage. In practice that means covered parking instead of a driveway, and it also means a large shared structure the corporation has to maintain, so look at its repair history before you look at anything else.

Jatin’s honest take on 85 Rameau Drive Townhouses

Who this building suits

First-time buyers and young families who want a townhouse layout and their own entrance at a monthly cost below most apartment condos in North York. It also suits downsizers who want to stay near Don Mills and Finch without a house to maintain, and buyers who simply do not use building amenities and do not want to pay for them.

What I’d want you to check

Confirm the corporation number and the boundaries of the complex, since the records group the Rameau Drive addresses differently. Then go straight to the reserve fund study: the garage deck and membrane, roofs, windows and exterior cladding are the big-ticket items in a 1974 complex. Read two years of board minutes for planned projects, and check whether any special assessment has been discussed. Have a home inspector look at your unit’s own windows, furnace and electrical panel, because in many townhouse corporations those are the owner’s responsibility.

The value question

The value case here is simple. You are paying for space and a front door, not for facilities. If the status certificate shows the garage and roofs are already done or well funded, a low fee on a two-storey townhouse is a good deal in this part of the city. If the big work is still ahead, price that risk into your offer, or walk away and look at the next complex on the street. If you want help comparing them, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
