By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — How to pick a King City agent in 2027: King Township prices, Moraine and rural due diligence, questions to ask and red flags.

Short answer

The best realtor in King City for 2027 prices village, estate and rural homes from real King Township sales, understands Oak Ridges Moraine and well and septic checks, and can market patiently to GTA buyers. The detached median was $1,850,000 from January to October 2026, down 9.1%, with 47 days on market. Commission is negotiable.

This guide is for owners selling in King City or elsewhere in King Township, and for buyers looking at estate, village or rural homes there in 2027. It covers what makes King unusual, the latest township-wide price numbers, how commission and listing agreements work in Ontario, and the questions and red flags that separate a good agent from the rest.

What makes King City and King Township different?

King is a township in York Region with about 27,300 people (2021 census), up 11.5% from 2016. The Township says it is the largest municipality in York Region by area but has the smallest population. Most residents live in three communities: King City, Nobleton and Schomberg. The rest live in the countryside, which is known for horse and cattle farms and includes part of the Holland Marsh.

The land itself sets the rules. According to the Township, about two-thirds of King is on the Oak Ridges Moraine and about one-third is in the Greenbelt, and King City sits on the Moraine. The province’s Oak Ridges Moraine Conservation Plan, in place since 2002, guides land use there, and planning decisions in the area must conform to it.

The result is a market with very different products: village homes in King City, larger lots and estate homes, working farms and horse properties, and a small number of condos and townhouses. Each needs a different pricing approach.

How is King City growing?

King City is where the Township expects most of its growth. The Township’s Official Plan forecasts King City going from about 6,900 people in 2016 to about 15,500 by 2031, while Nobleton and Schomberg grow much more slowly and the countryside stays about the same.

Transit is part of that story. King City GO Station, at 7 Station Road off Keele Street, is on the GO Barrie line. Metrolinx lists planned work there including a new west platform, a pedestrian bridge and more parking, to prepare for more two-way, all-day service on the Barrie line. The Township notes that all-day rail service from King City is planned but not yet in place. Highway 400 also runs through the Township, giving drivers a direct route south.

For sellers near the village and station, that growth and access are selling points worth explaining. For buyers, ask how much new supply is coming and what it may mean for resale.

What are home prices in King Township right now?

REALM reports these numbers for the whole Township of King. King City-only prices are not broken out, and estate and farm sales can differ hugely from village homes, so treat these as the broad picture.

Home type (King Township) Median Jan–Oct 2026 Median Jan–Oct 2025 Change Avg days on market 2026 Sales 2026
Detached $1,850,000 $2,035,000 -9.1% 47 150
Freehold townhouse $1,200,000 $1,335,000 -10.1% 30 13
Condo apartment $550,000 $645,500 -14.8% 77 19

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025 (median sold price, average days on market, Township of King). Semi-detached (3 sales) and condo townhouse (0 sales) omitted.

Three things stand out:

  • Detached homes dominate. They made up 150 of the 185 sales in the table.
  • It is a slower, more patient market. Detached homes averaged 47 days on market, up from 33 in 2024. REALM’s data also showed 194 active detached listings, more than the 150 detached homes sold in those ten months.
  • Small samples swing. With 13 townhouse and 19 condo sales, a few unusual units can shift the median a lot.

How do mortgage rules affect King Township buyers?

With the detached median at $1,850,000, many King buyers are above the $1.5 million line. In Canada, homes priced at $1.5 million or more cannot be bought with an insured mortgage, so the buyer needs at least 20% down. On a $1,850,000 home, that is $370,000. Buyers at this level are often selling another home first, which affects closing dates and conditions.

Rates also rose this fall. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and the big banks lifted prime to 4.70%. A careful listing agent will check each buyer’s financing and any sale-of-home condition before you accept.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What should you look for in a King City real estate agent?

Pricing that fits the property type

A village home in King City, a large-lot estate and a horse farm do not share comparable sales. Ask the agent to show you the comparables they used and how they adjusted for land, buildings, outbuildings and location. Ask how they handle the fact that there may be only a few true comparables.

Rural and Moraine know-how

Many rural homes rely on private wells and septic systems. Public Health Ontario tests private drinking water for total coliforms and E. coli, with results in about two to four business days. A good agent will ask for well results, septic records, surveys and any land-use limits before listing, and will know when to send a buyer to Township planning staff.

A patient, well-run marketing plan

With detached homes averaging 47 days, the plan has to hold up beyond the first weekend. Ask how the agent will market the home over several weeks, how showings will be handled on a rural property, and when they would suggest a price review.

Reach across the GTA

In my experience, King buyers often come from Vaughan, Richmond Hill, Toronto and other parts of the GTA. An agent active across the region knows what those buyers are comparing your home with.

What questions should you ask a King City realtor before hiring?

  1. Are you registered with RECO, and who is your broker of record?
  2. Which King Township sales did you use for my price, and how did you adjust for land and buildings?
  3. What well, septic, survey and land-use paperwork should I have ready?
  4. How will you market my home if it takes longer than the 47-day average?
  5. What is your full fee, what does it include, and how is it shared with a buyer’s brokerage?
  6. How long is the listing agreement, and how long is the holdover period?
  7. How do you handle a buyer who needs to sell their own home first?

A longer checklist is in my 21 questions to ask a realtor before you hire them.

How do commission and listing agreements work in Ontario?

The Real Estate Council of Ontario (RECO) regulates agents. Its consumer guidance says:

  • Commission is negotiable. It can be a flat fee, a percentage or both, and percentages can step down as the price rises. No regulator or board sets it.
  • A fee based on the difference between list price and sale price is not allowed.
  • The expiry date must be shown clearly on page one and initialled by you.
  • There is no standard length for the agreement or for the holdover period. You negotiate both.
  • Services not listed in the agreement may not be provided.
  • You do not have to agree to multiple representation, and the agreement should say what happens if you decline.

For typical costs, read how much real estate commission costs in Ontario.

What are the red flags when choosing an agent in King Township?

  • A price based on 2024 or early 2025 sales. The detached median has fallen since then.
  • No questions about wells, septic, outbuildings or Moraine rules on a rural property.
  • A very long agreement and long holdover with no reason given.
  • A marketing plan that is really just “list it and wait”.
  • A registration you cannot find on RECO’s public register.
Watch out

If you are buying in King with plans to build, add a second home, or split off a lot, do not assume it is allowed. Much of the Township is on the Oak Ridges Moraine or in the Greenbelt, where provincial plans limit what can be done. Make your offer conditional on checking with Township planning staff and getting legal advice.

Why do local and GTA-wide experience both matter in King City?

Local experience helps with the village, the station, the rural roads and the land-use rules. GTA-wide experience helps with the buyer, who is often moving up from somewhere else and comparing King with Vaughan, Richmond Hill or north Toronto. An agent who knows both can price against the choices buyers actually have, and can plan closing dates around their other sale.

My take

King is a market where patience and preparation pay. With 47-day averages and more detached listings than recent sales, I would have the full file ready on day one: survey, well and septic records, permits and a clear explanation of any land-use limits. Buyers at this level ask detailed questions, and fast, complete answers help hold your price. That is my view, not a guarantee.

What to do next

  1. Get a value range for your home with the estimator above, then test it against agents’ comparable sales.
  2. Gather your paperwork: survey, permits, renovation records, and for rural homes, well tests and septic records.
  3. Check two or three agents on RECO’s public register and interview each one.
  4. Compare written marketing plans and agreements, including term, fee and holdover length.
  5. Agree on a launch date, a price and a review point before you list.

Frequently asked questions

Who is the best realtor in King City?

The best realtor in King City for 2027 is the one who can price village, estate and rural homes from real King Township sales, knows Oak Ridges Moraine and rural due diligence, and reaches buyers across the GTA. Check any agent on RECO’s public register, then compare written plans and listing agreements before you sign.

What is the average house price in King City in 2026?

The median detached price in King Township, which includes King City, was $1,850,000 from January to October 2026, down 9.1% from the same period of 2025, per TRREB MLS data via REALM. King City-only figures are not broken out, and estate and farm sales vary widely, so get a property-specific estimate.

How long does it take to sell a house in King Township?

Detached homes in King Township averaged 47 days on market from January to October 2026, up from 44 days in 2025 and 33 in 2024, per TRREB MLS data via REALM. Condo apartments averaged 77 days. Accurate pricing and a complete document file help shorten the time a King City home sits.

How much do real estate agents charge in King City?

There is no set commission in King City or anywhere in Ontario in 2027; you negotiate it with the brokerage. RECO says the fee can be a flat amount, a percentage or both, and no regulator or board approves it. The agreement must say how the fee is calculated and when it can change.

Is King City on the Oak Ridges Moraine?

Yes, King City sits on the Oak Ridges Moraine, and the Township says about two-thirds of King is on the Moraine and about one-third is in the Greenbelt. Ontario’s Oak Ridges Moraine Conservation Plan guides land use there. Buyers planning to build, add on or sever land should check with Township planning staff first.

Does King City have a GO train station?

Yes, King City GO Station is on the GO Barrie line at 7 Station Road, off Keele Street. Metrolinx plans a new west platform, a pedestrian bridge and more parking to support more two-way, all-day service. As of November 2026, the Township says all-day rail service from King City is planned but not yet in place.

Do I need 20% down to buy a house in King City?

Yes, if the price is $1.5 million or more, because insured mortgages are not available at that level in Canada. With King Township’s detached median at $1,850,000 from January to October 2026, many King City buyers need at least 20% down, or $370,000 on a median-priced home. Homes under $1.5 million can use smaller down payments.

What is a holdover period in an Ontario listing agreement?

A holdover period is a set time after your listing ends during which you may still owe the brokerage its fee if a buyer introduced during the listing buys your home. RECO says there is no standard length, so King City sellers should agree on it before signing in 2027. Relisting at an equal or higher fee usually removes it.

How many people live in King Township?

King Township had 27,333 residents in the 2021 census, up 11.5% from 2016. Most live in King City, Nobleton and Schomberg. The Township’s Official Plan forecasts King City growing from about 6,900 people in 2016 to about 15,500 by 2031, making it the main growth area in King.
