The best realtor in Erin Mills for 2027 can price a 1970s or 1980s home by its updates, prove recent local sales and reach buyers from across the GTA. Mississauga detached medians fell 5.8% to $1,225,000 (Jan–Oct 2026) and took 31 days to sell, so ask for written pricing evidence and negotiate commission.
This guide is for Erin Mills homeowners planning a 2027 sale and for buyers trying to find a family home in one of Mississauga’s biggest districts. You will get verified market numbers, what makes Erin Mills housing different, the questions to ask any agent, the red flags to avoid, and how commission and agreements work in Ontario.
What is distinctive about Erin Mills housing?
Erin Mills was built as a planned “new town,” not a string of separate subdivisions. Tourism Mississauga’s history notes that the Erin Mills Development Corporation bought about 7,200 acres of farmland in the Credit River watershed in 1955, with E.P. Taylor as the main backer and Macklin Hancock, who had planned Don Mills, shaping the vision of curved streets and roomy modern homes. Construction began in the early 1970s and continued in phases through the 1980s.
Today Erin Mills runs roughly from Dundas Street north to around Britannia Road, between the Credit River and Winston Churchill Boulevard, reaching west to Ninth Line south of Highway 403. It had about 123,000 residents in the 2021 Census, making it Mississauga’s most populous area. Key landmarks include:
- Erin Mills Town Centre, opened in 1989 at Erin Mills Parkway and Eglinton Avenue West.
- Credit Valley Hospital, run by Trillium Health Partners, at 2200 Eglinton Avenue West.
What this means for buyers and sellers: much of the housing dates from the 1970s and 1980s build-out. Many homes are now 40 to 50 years old. Two houses on the same crescent can be worlds apart depending on what has been updated, from roofs and windows to kitchens, basements and mechanical systems. Pricing them correctly takes more than a quick look at the street average.
What are home prices doing in Erin Mills heading into 2027?
There is no reliable public median for Erin Mills alone, and I will not make one up. Here are verified numbers for Mississauga as a whole. Erin Mills has every one of these housing types, so the city figures are a useful backdrop.

A few takeaways for 2027:
- Every property type fell in price year over year, with condo apartments down the most (9.3%) and detached homes down the least (5.8%).
- Homes took longer to sell. Detached homes averaged 31 days on market, up from 22 days in the same period of 2024.
- Detached sales actually rose 3.3%. Buyers are active, but they are comparing carefully and negotiating.
- Rates moved up. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and big-bank prime is now 4.70%. Forecasts for 2027 vary, so plan for more than one scenario.

What should an Erin Mills realtor know?
How updates change value
In an area of 1970s and 1980s homes, the age of the roof, windows, furnace and air conditioner, and the state of the kitchen and bathrooms, often explain most of the price gap between similar houses. A good agent asks for this list before giving you a number, and shows comparable sales that match your level of updating.
Different buyers for different home types
Erin Mills has detached homes, semis, townhouses and condos. First-time buyers stretching for a semi, move-up families looking for a detached home, and downsizers moving to a condo all behave differently. Your agent should know which group is most likely to buy your home and how to reach them.
Condo townhouses and fees
Many Erin Mills townhouses are in condominium complexes with monthly fees. Buyers need the corporation’s documents reviewed by their lawyer before they firm up. Sellers should gather them early so a buyer is not left waiting.
Schools and commuting, verified
Families often choose Erin Mills for schools. Boundaries and programs change, so a careful agent tells buyers to confirm the schools for a specific address with the Peel District School Board or the Dufferin-Peel Catholic board. For commuting, Erin Mills has no GO station of its own. The nearest Milton line stations are Erindale and Streetsville. The Milton line mainly runs in the peak direction, so commuters should check schedules before relying on it.

What questions should you ask before hiring a realtor in Erin Mills?
- How many homes have you sold, or helped buyers buy, in Erin Mills in the last two years? Can I see them on MLS?
- Which three recent sales are closest to my home, and how were they updated compared with mine?
- Who is the most likely buyer for my home, and where are they coming from?
- Which repairs or updates are worth doing before listing, and which are not?
- What will you do in week one, and what is the plan if there are no offers by week three?
- Will you be my designated representative, or will the whole brokerage represent me?
- What is your fee, what does it cover, and how long is the holdover period?
Then look each agent up on RECO’s public register. It shows registration status and lists enforcement activity, including discipline decisions, from the past five years. My list of 21 questions to ask a realtor in Ontario goes further.
In Erin Mills, the biggest pricing mistakes I see come from comparing an original-condition house with a fully renovated one down the street. Before you accept any list price, ask the agent to show you how they adjusted for updates. If they cannot explain the adjustment, the price is a guess.
How do commission and listing agreements work in Ontario?
Commission is negotiable. RECO says the fee is agreed between you and the brokerage and is not fixed or approved by RECO, the government or any real estate board. It can be a flat amount, a percentage of the sale price, or both, but it cannot be based on the difference between the list price and the sale price.
All representation agreements must be in writing. Read these parts closely:
- Expiry date, shown clearly on the first page. There is no standard term.
- Holdover clause, which can make a fee payable after the agreement ends. There is no standard length, so agree on it first. See my holdover clause guide.
- Services you expect, written into the agreement or a schedule.
- Representation type: brokerage or designated representation, available since 1 December 2023.
- Cancellation terms and any costs of ending early.
Buyers should know a seller may not pay their agent’s fee, and the buyer could owe it. Read more in my guide to real estate commission in Ontario.
Multiple representation happens when one agent or brokerage acts for both sides, or for two competing buyers. It needs written disclosure and written consent from everyone, and you can say no. If you agree, the agent cannot advise you on the price to offer or accept. Ask about this before you sign anything.
What are the red flags when choosing an Erin Mills agent?
- The highest number wins. A list price far above recent comparable sales, with no explanation, often leads to price cuts later.
- No questions about your home’s updates. An agent who prices without asking what has been done is guessing.
- Pressure to sign quickly for a long term with a long holdover.
- Promises about schools or transit instead of telling you to confirm with the school board or GO Transit.
- No written marketing plan showing photos, floor plans, online exposure and open house approach.
- Not registered, or a recent discipline record on the RECO register.
Do you need an Erin Mills local or an agent who works across the GTA?
You get the best result from someone with both. Local experience matters because Erin Mills is huge and varied, and prices can change from one pocket to the next. GTA-wide experience matters because your buyer may be renting downtown, moving from Brampton or Oakville, or relocating for work, including at the hospital. An agent who knows those other markets can explain to that buyer why your home is good value compared with what they are seeing elsewhere.
For buyers, a broad view helps you compare Erin Mills with nearby options like Churchill Meadows, Streetsville or Meadowvale before you commit. My Meadowvale neighbourhood guide is a useful comparison.
What to do next
- Make a list of every major update to your home with the year it was done.
- Get a value range based on comparable sales that match your home’s condition.
- Interview two or three agents with the same questions, and check each on RECO’s public register.
- Ask each agent for a written pricing plan, marketing plan and spring 2027 timeline.
- Before signing, confirm the expiry date, holdover period, services, fee and representation type in writing.

Frequently asked questions
How do I choose the best realtor in Erin Mills?
Interview two or three agents and ask each for recent Erin Mills sales, comparable homes matched to your level of updates, and a written pricing and marketing plan. Then check each agent on RECO’s public register for registration and discipline history. In 2027, choose the one with the clearest evidence, not the highest promised price.
What is the average home price in Erin Mills, Mississauga?
No reliable public median exists for Erin Mills alone. For Mississauga overall, TRREB MLS data via REALM shows a median detached price of $1,225,000 and a median semi-detached price of $885,000 from January to October 2026. Erin Mills prices vary by home type and condition, so ask for comparable sales before setting a 2027 price.
Are home prices dropping in Erin Mills?
City-wide, yes. From January to October 2026, Mississauga medians fell 5.8% for detached homes, 7.3% for semis and 9.3% for condo apartments compared with the same period of 2025, per TRREB MLS data via REALM. Detached sales still rose 3.3%, so buyers in Erin Mills remain active but price-sensitive heading into 2027.
When was Erin Mills built?
Erin Mills was built as a planned community starting in the early 1970s, with construction continuing in phases through the 1980s. The land was assembled in the 1950s by a company backed by E.P. Taylor. Because many homes date from that build-out, condition and updates strongly affect Erin Mills prices in 2027.
What realtor commission is normal in Erin Mills?
There is no standard or legal rate in Erin Mills or anywhere in Ontario. RECO says commission is agreed between you and the brokerage and can be a flat fee, a percentage or both. It cannot be based on the difference between list price and sale price. Compare what each agent’s fee includes in 2027.
Is there a GO station in Erin Mills?
No, Erin Mills does not have its own GO train station. The nearest stations are Erindale and Streetsville on the Milton line, which runs mainly in the peak direction toward Union Station in the morning and back in the evening. Erin Mills buyers who commute by train in 2027 should check current GO schedules first.
What should be in my listing agreement for an Erin Mills home?
Your Erin Mills listing agreement must be in writing and should clearly show the expiry date on the first page, the fee and how it can change, the services promised, the holdover period, the type of representation and how the agreement can be cancelled. Review all of it before signing in 2027.
Can one agent represent both the buyer and seller in Erin Mills?
Yes, but only with written disclosure and the written consent of every client, and you can refuse. Ontario calls this multiple representation. If you agree, the agent cannot advise you on the price to offer or accept and cannot put your interests ahead of the other side’s on an Erin Mills deal.
Do I need an Erin Mills specialist or a GTA-wide realtor?
Ideally both. Erin Mills is large and varied, so local knowledge helps price homes pocket by pocket. GTA-wide experience helps reach buyers moving from Toronto, Brampton or Oakville and helps buyers compare Erin Mills with Churchill Meadows, Streetsville or Meadowvale before committing in 2027.
